Ideally located, it is just 450 m from Pradon Beach, 800 m from the marina, and 1.2 km from the town centre and its shops. The villa is perfectly laid out to comfortably accommodate up to 8 people (including children). On the main level: A large, light-filled living room thanks to its three large sliding glass doors, opening directly onto the terrace. You will also find a master suite with its own bathroom and a separate toilet. Upstairs: 3 beautiful, welcoming bedrooms, a walk-in shower, and a separate toilet. The house is nestled in the heart of a magnificent 2,800 m² Mediterranean garden, a true haven of greenery where an incomparable sense of tranquility reigns. It is in this privileged setting that you will discover a beautiful 8m x 4m swimming pool, fully secured by a roller shutter. It is heated at no extra cost from the first Saturday in May to the first Saturday in October (outside this period, the heating option is available between €200 and €300 per week, payable upon arrival). To extend your pleasant evenings, a pétanque court and a ping-pong table are at your disposal, promising convivial moments with family or friends. The garden is enclosed and secured by an electric gate with remote control, allowing you to easily park 2 to 3 vehicles in complete peace and quiet within the property. Between relaxation, the Îles d'Or and Provence: A multitude of activities await you! The villa's location is the perfect starting point for discovering the treasures of the region within a 25 km radius: The beaches: The legendary beaches of Almanarre (a world kitesurfing spot), La Badine, Argentière, Estagnol or Brégançon are located between 6 and 16 km away. PGJyPg The Îles d'Or: Embark on a journey to the island of Porquerolles (La Tour Fondue, 12 km away) or to Port-Cros and Île du Levant (Port of Hyères, 7.5 km away). Security Deposit: A security deposit of €1,500 will be required a few days before your arrival (via a secure credit card authorisation, not a charge). Peace and Quiet: To respect the peace and quiet of the area, no festive gatherings are permitted (weddings, parties, events, etc.). Quiet hours are from 10:00 PM to 8:00 AM.
