BEDROOM:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has plenty of wardrobe space for your luggage.

BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a Smart TV, which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platforms subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer–dryer combo is available for your use. An iron and ironing board are also provided for your convenience.

PARKING:
The carport includes one designated parking space. Additionally, there are convenient 1-hour and 2-hour street parking options available near the shops, just about 100 meters from the apartment.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Set in Canberra’s leafy Inner North, Downer offers a peaceful village feel just minutes from the city. From your doorstep, it’s only a 2-minute walk to the Downer shopping village, home to a Coles supermarket, pharmacy, bottle shop, butcher, Thai restaurant, Red Rooster, and more local conveniences — everything you need within easy reach.

Start your day at the beloved Gang Gang Café, a favorite among locals for its coffee, brunch, and relaxed vibe. Just a few minutes away, Dickson brings a vibrant dining scene with highly rated spots like Dickson Asian Noodle House, Trevs @ Dickson, and Laneway Espresso, offering a range of global cuisines and cozy café atmospheres.

When it’s time to explore, the Canberra Centre is less than 10 minutes away for shopping, dining, and entertainment. You’ll also be close to some of the city’s top attractions — Mount Ainslie Lookout, the Australian War Memorial, and Lake Burley Griffin — all within a 10-15 minute drive.

Downer blends everyday convenience with a calm, community atmosphere — perfect for guests wanting an easy, relaxing stay with quick access to Canberra’s best cafes, shops, and landmarks.

Getting around from Downer is easy and convenient. Buses run frequently along Northbourne Avenue and Antill Street, just a short walk from the property, connecting you directly to the Canberra CBD, Braddon, ANU, and other key areas. The Dickson Interchange and light rail stop are also nearby, offering quick access to the city centre in around 10 minutes.

If you’re driving, major roads like Northbourne Avenue and Philip Avenue make it simple to reach Civic, Belconnen, or the airport within 15–20 minutes. Parking is generally easy around the suburb, and rideshare services like Uber and DiDi are readily available.

For a more scenic route, the area features plenty of bike paths and walking trails, making it enjoyable to explore nearby suburbs or ride down to Lake Burley Griffin. Downer’s flat and leafy streets make walking to the shops or nearby Dickson dining precinct both easy and pleasant.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
**Welcome — a few things to know before you arrive**

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
