A unique door code will be sent 24hours prior to check-in, no need to meet anyone for keys. Security Camera: There is a security camera on the front of the cabin in place, recording at all times, for your protection. Please do not touch or tamper with the camera or disconnect the Wifi, this is for your own protection. Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage. Outdoor Grill: A propane grill is provided for your use. Please clean out the grill after every use. Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway. Critters: We have a regular pest control company that maintains the grounds. As we are located in a rural area, please note that bugs may be present on the property. Native Plants and Animals: This cabin is located on the river. As such it is important for potential guests to understand before making a reservation that mother nature and her loving family of flora and fauna may make their presence known including snakes, lizards, deer, bears, raccoons, spiders, ladybugs, wasps, bees, rabbits, excessive pollen, poison ivy/oak, chiggers, beetles, field mice, ants, cockroaches, squirrels, opossums, flies, walking sticks, coyotes, moths, and butterflies, just to name a few. And, although, the cabin is on strict pest control and cleaning regimen our native flora and fauna may find a way to join you since you are visiting their habitat. Check-In/Out: Check-in at 4:00 PM. Check-out at 11:00 AM. We charge $50 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate requests for early check-ins/ late checkout. Please message us for more details. Pets: Well behaved & housetrained pets are welcome with prior approval at a flat fee amount of $125 per pet. Things to note: \* The yard is NOT fenced \* The guest's dog must have required shots, licenses, and tags, including name tags. \* Guest must provide dog bedding/crate and towels to wipe off wet paws and fur. Cabin towels are NOT to be used for pets. \* Dogs are not allowed on furniture or beds. \* Do NOT leave your dog at the cabin unattended. \* If guests' dog sheds, please brush the dog outside daily. \* As a courtesy to others, guests will walk their dogs to the road before allowing them to relieve themselves. \* Guests must pick up after their dogs and discard waste properly. \* Dogs are NOT allowed to be washed in the bathtub or showers. Guests may use the garden hose and spigot in the garage for such purposes on the driveway only. \* Guests are responsible for cleaning up any "accidents" their dog has caused inside. We can host a maximum of 13 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests. There are building additional cabins in the neighborhood. There will be no construction on the weekends during your stay though there may be building materials around the area. There is construction on weekdays. As we are located in a rural area, please note the Starlink WIFI Cell phone service will be limited. Don't forget to bring your favorite book to catch up on some reading! All amenities including outdoor grill, wifi, indoor fireplace, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If the hot tub is under repair, we will immediately notify you and offer alternative accommodation or cancellation options. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair and no VRBO refund will be made. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion. We do not offer rescheduled stays or refunds on cancellations outside of VRBO's extenuating circumstances policy. This was a great retreat! A little off the beaten path, but easy to get to the main part of broken bow if wanted. The river in front was a beautiful view from the porch, and our littles loved dipping their feet in the shallow part. The owners were very accommodating and quick to respond when needed. Location was ideal to Broken Bow activities. Improvements recommended Need wine glasses and cocktail glasses. Drinking wine out of of water glass or margarita glass not a pleasant experience Under cabinet lighting or stove to see what your are cooking. Poor lighting. Need lamp lighting in living area. Fly swatter needed. Shower curtain needed in one of bottom floor showers. The house was clean and decorated very tastefully. There is room for everyone, with 4 private suites and an open kitchen/ dining/ living room. Beds, linens, and pillows are so comfortable. We chose this house because of the proximity of the river for playing in and fishing. The house was great. Plenty of room to cook, lounge, and play. The beds were comfortable and great use for each of the different families. The house was well stocked with utensils and appliances so we didn’t really have to go to the store for extra supplies. The first day we spent in the river fishing, swimming, and playing around. The water level was perfect for our youngest at 4 years old to our oldest at 45 years old. That night, it rained all around us and the water rose a few feet the next day. We thought the water current was too rough to play in but the fishermen still happily fished. We went to the state park and played in their lake and rivers when the current was too high. Overall, the experience was great. We would rent it again. ##### Micah M. This was the first time we traveled with so many people. Normally when me and my wife go it’s only us two. The rooms where huge. Plenty of room for 12 including a dog. My family kept saying “omg, they have this or they offer this” and my response was like “5 star rating for a reason”. The river right behind the house was something you don’t get to wake up everyday. Amazing view not only during the day but the sounds at night of the water flowing. If we ever need a big house to stay this one would be our first choice for sure. ##### Abraham R. We have never been to this area and loved the state park. By far the best part was the outside back of the house with the view. The location was great, especially for spending time in the water. Directly in front of the house there are shallows that are perfect for the whole family including young kids. However, I attempted to contact the property manager via email, text message, and voicemail on the first day of our trip before and after check in and I never received a response at all. Upon arrival we were unable to check in on time because the cleaning service was still cleaning when we arrived 5-10 minutes after check in time (4pm). We were told the previous party checked out approximately 45 minutes late. It was after 5pm before we could check in to the property. As nice as the back porch is we couldn’t sit outside and enjoy it because the flies were terrible (hundreds)! We went to the store and got what we could to manage it but the property manager should consider effective ways to limit the flies for guests. Overall the property is very nice but property management is questionable. ##### Ryan P.
