Across from local favorite, Elm Grove Park, (awesome shade trees, playground & tennis courts) and blocks away from the quaint neighborhood business district Hyde Park. This townhome feels very spacious with an open floor plan with 2 story vaulted ceiling in the living room, bedroom with queen bed and bath on the main level, and two large bedrooms (king bed in loft and queen bed and bunk bed in the 2nd bedroom), bathroom and laundry room on the second level. Kitchen is fully equipped for making meals at home or use the gas grill on the porch to BBQ. Perfect family retreat! House Rules: \*Quiet Hours are between 9pm – 8am. \*There cannot be more than 8 people in or on the property at one time and no more than 8 occupants overnight. \*We do offer late check out and early check in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay. \*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found. \*Please remove shoes when entering the home to protect the flooring. \*1-2 well behaved dogs are allowed. There is a pet servicing fee of $45/pet. This is a one time charge that will be requested via the Airbnb resolution center after you have booked. Please remove any dog droppings and dog hair before checking out. If pet hair or waste causes additional cleaning expense the expense will be billed to you. If discovered any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply. \*Events (like a baby shower, reception, birthday party, etc) are not allowed. Unauthorized events will be subject to a minimum charge of $1500\. Additional charges for damage may also apply. \*Friendly reminder to please use the provided black towel for face make-up. So many of our towels and pillowcases are stained by oil based make-up and our professional laundry service can't even bust these stains. We appreciate you helping us conserve our linens. \*Sometimes it's hard to know what sound level is too much so we use a noise monitoring device. It won't invade your privacy because it does NOT record actual sounds or conversations, it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors. \*There is also a Ring camera system to monitor the outside of the home. We like that there was firewood available (wrong season for us) and a BBQ there to use. Cons: Unfortunately for our family of 7, we had to utilize the loft "bedroom". It was very hot, noisy and bright. We also had an incident where we were locked out of the kids room and had to go to the store to buy a special tool to get it open. Plenty of room for our party. The place was stocked appropriately. We bought coffee filters and left them; bought sandwich baggies, there were out. Saran wrap and/or aluminum foil were available I believe. TV is smart tv - only streaming is available and you will need to use your own logons. We did not use the patio or grill. Bathrooms were clean and stocked. The tub mats were in the upstairs bathroom sink drawer - the downstairs bathroom did not have one. I would suggest all guest use them. The tub gets slippery. My only critique is the house had a closed-up smell to it, I would suggest a deep clean or air freshener throughout. There was an essential oil diffuser in the cabinet in the kitchen that helped, but it was not a great scent. Additionally, there are six lights I believe in the ceiling in the kitchen - one of them flickers. We left the lights off after noticing. I would suggest fixing that. Also, it would appear the kitchen floor is not mopped regularly as our socks were pretty dirty after walking on it for a few hours. We arrived a little more than an hour early of check-in and the host was gracious enough to let us in early. It was much appreciated since we were from out of state and had already had a 10 hour day.
