About this property
Bike garage, game room, near downtown
Summary:
Vaulted wood-beam ceilings, warm paneling, and cycling art set the scene in this mid-century home on a quiet, wooded lot. Room to spread out: a chef's kitchen, a dining room for six, and a downstairs game room with a PacMan cabinet and ping-pong. Roll out of a fully equipped bike garage with wash station, repair stand, and floor pump.
About a mile to the Square, Crystal Bridges, and the Slaughter Pen trailhead, and a short ride to Coler. Bunk room downstairs sleeps three more. Dogs welcome.
The Space:
This home is a one-of-a-kind split-level mid-century modern home tucked into a quiet, wooded lot about a mile from the Bentonville Square. Vaulted wood-beam ceilings and original wood paneling anchor the open living area, while a chef's kitchen with island bar seating opens onto a separate dining room that comfortably seats six.
🍳 The kitchen is stocked to actually cook in:
· Pots and pans
· Mixing bowls
· Measuring cups and spoons
· Cookie sheets
· Casserole dishes
· Crockpot
· Blender
· Toaster
· Wine opener and wine glasses
🛏️ Main-floor sleeping: a king master with ensuite bathroom, plus two queen bedrooms. Each of the two guest bedrooms has a built-in desk, good for remote work or spreading out on a rainy morning.
🎮 Downstairs, a dedicated game room features:
· Vintage PacMan arcade cabinet
· Ping-pong table
· Shelf stacked with board games (Risk, Clue, Mastermind, Sequence, and more)
The game room also sleeps extra guests on a full-over-full bunk bed plus a twin — great for kids or a second wave of adults.
🌳 The back deck overlooks mature oaks and is set up for post-trail dinners with a propane grill and outdoor seating.
🚲 A two-car garage is available to guests, set up as a fully equipped bike garage with room for a car:
Roll out the door and you're a short pedal from the Razorback Greenway.

The Neighborhood:
NW Bentonville is the city's most walkable and bikeable quadrant — mature trees, mid-century homes, and minimal through-traffic. You're about a mile from the downtown Square (Pressroom, Bar Cleeta, Oven & Tap, The Preacher's Son, and Onyx Coffee Lab — named the world's best coffee shop in 2026), just over a mile from the Slaughter Pen trailhead at Compton Gardens, about 1.5 miles from Coler Mountain Bike Preserve, and 1.3 miles from Crystal Bridges Museum of American Art. The Walmart Home Office campus is a 5-minute drive or a flat bike ride up the Razorback Greenway. XNA Airport is ~25 minutes.
Getting Around:
Car recommended for trips to XNA (~25 min), Rogers, and Fayetteville. For everything in central Bentonville, you can walk or bike — the Razorback Greenway is a short ride from the front door. Uber and Lyft both operate in the area.
Other Things to Note:
A few things worth knowing before you book:
· The living room is sunken, three steps down and three back up to the kitchen, so the main floor is not step-free or wheelchair accessible.
· A new home is under construction behind the property. You may notice some dust and occasional daytime noise.
· The lot is wooded and kept natural rather than manicured. The outdoor area is rock instead of grass, and the yard is not fenced, so dogs need supervision outside.
· The indoor fireplace is decorative only, and the wood stove is not available for guest use.
Supplies: We stock a starter supply of essentials, including toilet paper, paper towels, trash bags, dish and laundry soap, and coffee, to get you through the first couple of days. For longer stays, please plan to pick up extra supplies as needed.
