ADDRESS 3325 Simpson Avenue, Unit A, Ocean City, NJ Spacious townhouse, with 3 distinct floors, is ideal for larger or multi-generational families. The lower level features a bedroom which sleeps 4 (a bunk with 2 twin mattresses and 2 additional twin beds and TV) along with a full bath and den. The den area features a TV plus a regular sofa plus a day bed for an extra sleeping option. The main floor offers an open floor plan with a large step down family room with large screen TV, dining table with 8 chairs (plus 2 additional), updated kitchen, a bedroom with a deep pocket queen size bed and TV, a powder room, balcony in front and deck in back. The third floor has a master suite with TV and bath with a deep pocket queen size bed, another bedroom with 2 twins and a TV and a full hall bath. NO PETS ALLOWED. Unfortunately cannot make exceptions in order to be sensitive to potential allergies for future renters. Linens are not provided. Pillows and blankets are provided but feel free to bring your own personal pillows and blankets to ensure personal comfort. The house has 6 TVs, cable, WIFI service and a single Blu Ray DVD with internet access for use of personal accounts such as Netflix. Enhanced cable package provided (not just basic). However On Demand movie rentals are NOT available. Kids can have their own area downstairs while adults hang out in the main floor living space or while enjoying the balconies/decks. There is so much within walking distance and nearby. Close to beach (approximate 5 minute walk to the 33rd street entrance and there are public rest rooms at 34th street), playground (about 2 minutes away) with tennis & basketball courts. You can park your car and hardly ever move it. Walk to beach, Sand Castle Playground, basketball and tennis courts. Shopping is also within walking distance such as ACME grocery store, Wawa and Blitz convenience store/deli, CVS drug store, bike rentals, beach supplies and other shopping. Bike path is within a block and the Ocean City 12 hole Municipal Golf course and diner within nearby driving distance. Fishing, crabbing, marina, more restaurants and liquor stores are just on other side of the 34th street Bridge. 7 Beach tags are provided and are required for all 12 and older from early June to early September. Additional tags will be at renter's expense. Beach tags must be left for next renters upon check out. The 34th Street beach offers a lifeguard, public rest room, outdoor shower, umbrella/chair rentals and street level access with no steps. This can be a welcome part of your vacation experience if you have young children or older guests. The 33rd Street beach tends to be less crowded than the 34th Street beach but there is no lifeguard at 33rd Street beach. Swimmers must swim in posted areas designated by lifeguards.. Also provided is a Weber charcoal grill (supplies not included) and an outside storage bin for beach chairs. There is an outdoor deck with table and 8 chairs provided for outdoor dining and relaxing. There is no outside shower at our unit but there is a hose available for rinsing. The 34th Street beach does offer an outside shower as you leave that beach. If bringing own bicycles please bring own locks for safer outside storage. Central air conditioning, heat, water heater and electrical panel are all brand new as of 2015\. Several new windows installed in 2017\. Please be aware that since the house has three levels, temperatures will very between floors. In summer, the top floors will be the warmest and bottom floor the coolest. Multiple fans are provided in all upstairs rooms for individual comfort levels. In winter, the bottom floor will be coldest and a significant number of blankets are provided for individual comfort. We are happy to answer any questions at any time. High percentage of return renters each year. We would love to have you stay with us. Please note that this is NOT a professionally managed property. You are renting my home and dealing with me directly. I am committed to making everything right for your stay and address any concerns as soon as possible. I do not live local to this rental so it would take a few hours for me to address anything in person. Less than a 10 min walk to the beach. Access to grocery store, convenience store, pharmacy, and restaurants (pizza, pasta, subs, ice cream) all within close walking distance. Home was great for 2 families with a combined 5 kids (3 teens) and allowed plenty of space for everyone to hang out. Also had nice extras such as carts for beach. Also, not as busy as the area near the boardwalk! Great home for multiple families. ##### Christina H. This condo we rented was top notch, with 3 families totally 9 people we had plenty of room and also the condo is set up to allow all families to have their privacy as well. Family area is awesome with kitchen dining room and living room flowing into each other wonderfully. Parking was plentiful as well. As awesome as condo was the location was amazing. We had to young grandkids that are 7 and 6 years old and with playground a block away, bike path very close and best of all, the beach was a 2 block walk. We were close enough for all our boardwalk activities but far enough that condo area was not congested . Condo within walking distance to Acme, Wawa, Cvs and Hoy’s store for our souvenirs. Owner was very responsive to our questions leading to our rental week. Just great to have that. We would and will be calling again to rent this property. ##### jim s. Verified ### 2/10 Terrible #### Rosene C. 7 Jun 2019 #### So bad that we chose to leave and stay elsewhere My friends and I were scheduled to rent this property from May 16th through May 19th. Upon arrival, the home smelled stale and obviously had not been prepared for our group. The carpets throughout were beyond filthy, and especially so in the kitchen/dining area. As I continued my cursory inspection, I heard a smoke alarm beeping on the third floor/bedroom area, which I thought was as a result of a dead battery. At that point I tried to call the owner, who did not answer my call, so I sent a text message. While I waited for a response, I continued to look around and found scuffed up walls, cracked ceilings, and bathroom floors so dirty that the soles of my shoes stuck to them. One of our group (all of whom are over sixty years of age) went to get a battery for the nonworking smoke alarm. When she returned we attempted to change the battery which had to be done by climbing on a chair--not the safest for senior citizens. Upon removal of the old battery, we found that there were no contacts for the battery, and in fact, the smoke detector was purposefully left in a nonworking condition. When I finally got in touch with the owner, he tried to excuse the condition of the property by telling me that "it's really outside of the season" to which I replied, "You took our money months ago. You had plenty of time to prepare for our stay." He then went on to tell me that the transmission died on his car and there was nothing he could do to remediate the issues with the house because he had to work and couldn't get down to the property until that Sunday. My friends and I decided that were didn't feel comfortable or safe in the property in its condition and we informed the owner that we wished to leave. All of this transpired within an hour of our arrival at the property. The owner promised that we would get a full refund and made the partial refund finally on Sunday, from Thursday. I informed him that he shorted us $59.00, which he promised he would remedy. I have not heard from him since, nor has he responded to my message. I have rented from Home Away many times now, and in various parts of the world and have never been even remotely disappointed. This property and its owner are the exception, but with that said, I would stay far away from this one. It isn;t worth the aggravation. ##### Rosene C. The location was great and the sleeping arrangements were perfect as well. We had plenty of room and it was well maintained. The house was nice and spacious with plenty of heat, plenty of rooms and beds to sleep comfortably. We enjoyed making our “ Friendsgiving dinner” there. There was so much space and room for our family to hang out together and on our own. The walk to the beach was not bad and it was a short drive to the boardwalk.
