Ideal for family holidays or perhaps a walking holiday with friends, the open-plan living area with a wood-burning fire and comfy sofa seating is a great space to relax. Keeping with the relaxing theme, the modern kitchen has everything you need to prepare a home-cooked meal to be eaten around the 4-seat dining table. Upstairs, via the central hallway that leads to the main front door and the garden, are the three lovely bedrooms consisting of a double and two singles. Also upstairs is the house bathroom with a bath and shower. If required, a second shower room is located on the ground floor. Outside is the wonderful garden area with established plants, a joy to sit in, especially in the summer months, to enjoy the Lakeland sunshine while listening to the birdsong and babbling brook nearby. ACCOMMODATION SUMMARY: Ground Floor: Main entrance hallway: Wall coat hooks and shoe storage. Kitchen: Gally-style with a gas hob and double electric ovens, microwave, fridge/freezer, washing machine, toaster and kettle. 3 steps with handrail down to the living/dining room. Living / Dining Room: Two comfy sofas and a pretty window seat, wood-burning fire, Freeview Smart TV with streaming apps (own accounts required), DAB Radio, dual-aspect windows. Solid wood four-seat dining table. Shower Room: Shower cubicle with electric shower, basin and toilet. First Floor: (13 carpeted steps) Bedroom 1: Double bed with bedside tables, fitted wardrobe, window seat. Bedroom 2: Single bed with bedside table, wardrobe, window seat and a dressing table. Bedroom 3: Single bed with bedside table, wardrobe, window seat, chest of drawers. Bathroom: Bath with mains plumbed shower over, basin, heated towel rail and toilet. Outside: Off-street parking for two cars. Pretty garden with established plants, trees and shrubbery. THINGS TO NOTE: One dog is permitted free of charge. Additional dogs by prior arrangement, subject to their size and breed. Off-street parking is available for two cars. Bed linen, towels, services, WiFi and a starter supply of guest consumables are included. Travel cot and highchair aren't provided. Please bring these items with you if required.
