House Rules and Rental Conditions Welcome to Royal Holiday Homes! We are delighted to have you and your group here and we guarantee that you will have a phenomenal and unforgettable stay. We value your safety, security, and comfort, so we have some rules and regulations that must be adhered to throughout your visit. Our House Rules and Rental Conditions have been carefully crafted to make sure you have a hassle-free and pleasurable time. Therefore, we implore you to kindly abide by them for the best experience possible. Primary Guest Charges The Primary Guest may be required to pay for incidental charges and other fees incurred during your stay. The name of the primary guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to: extra cleaning fees, unauthorized pool heat, or unauthorized pets, are discovered during or within a reasonable amount of time after your stay, the primary guest will be charged for said amounts. No charges will be processed without prior written notice. Check-In / Check-Out Check-in time is 4:00PM. Early check-in may be available upon request. Please ask your Customer Experience team for the cost as it varies per property. Check-out time is 11:00AM. Late check-out may be available upon request, so please ask your Customer Experience team for cost and availability. Please note that these times are strictly enforced, and that arriving before 4pm or checking out after 11am without prior approval is against our policies. Failure to abide by the requested check-in and check-out times will result in an AED 100 fine for every 30-minute violation before or after the times provided. Security Deposit / Additional Costs If applicable to your reservation, the security deposit will be used at the sole discretion of Royal Holiday Real Estate Lease and Management Services L.L.C to pay for the restoration of the property to its original move-in conditions (outside of other normal wear and tear). Additional costs include but are not limited to: cleaning beyond normal wear and tear, removing excessive garbage, repairing or replacing any part of the premises, its contents, common areas and recreational facilities for damage caused after your move-in. In the event that said deposit is insufficient, you agree to allow Royal Holiday Homes to charge your credit card on file to pay the additional costs or we may send you an invoice that is payable in full upon receipt. If all terms and conditions of the agreement are fulfilled, the deposit will be returned in full within 7 business days after guest departure. Cancellations & Refunds If the occupant cancels or otherwise terminates this Agreement at least 30 calendar days prior to the check-in date, guests may receive their balance, less a 20% processing fee. Royal Holiday Homes reserves the right to change reservation accommodations or refund the full balance should a specific property become unavailable due to circumstances beyond its control. All reservations are non-cancellable within 30 days of the scheduled check-in date. Repairs and Maintenance We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment or pools/spas. Please report any inoperative equipment to our office promptly. Royal Holiday Homes will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by an RHH property associate, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE ROYAL HOLIDAY HOMES WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Utility Agreement (Month or Longer Reservations) For vacation rental stays for one month or longer, Royal Holiday Homes provides all utilities for free, and you acknowledge and accept that you will pay for any noticeable excessive usage including (Water & Electricity, A/C, Gas) during your stay. The total utilities will be deducted from the Security Deposit and billed thereafter. Security Deposits will be refunded within 7 days after departure for one month or longer reservations. No Smoking Policy All properties are non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and damage liability of up to AED 5,000 for any discovered damage to furniture or any Odors. Good Neighbor Policy You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy". You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial AED 2,000 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, hot tub use after designated hours, failure to properly store trash, and failing to follow your agreement with the Management Company. Quiet hours are strictly enforced between 10:00PM-9:00AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets or on undesignated slots at any time. There are no parties allowed at this property. Property Inspection An inspection of the vacation rental property will take place few hours in advance of your arrival. If there are any concerns with the property, please notify Management immediately to ensure that such issues may be remedied in a timely manner.
