Amazing views, friendly staff, great pool!
Amazing views, friendly staff, great pool! Only negative is the 10min mountain single track roads to get to it. However, it is most definitely worth the trek! You can see the Tower of Pisa from the rooms.

We had an amazing time staying here. Our only issue was we booked for one night. We only wish we would have had more days! Beautiful view! Excellent service! We took the train into San Giuliano Terme. At the time, there were no taxis around, and couldn't come for quite a while. The hotel staff were wonderful enough to come down the mountain twice and pick us up so that we were not stranded; otherwise, we would have had 1-hour walk up to the hotel. We can't wait until we come back for a longer stay! Grazie!

Poolside relaxing family holiday
We are a family of 6 and stayed in one of the apartments. The kitchen was very limited, no microwave, or oven and limited utensils. There was no laundry facilities. Wi-Fi was limited. The grounds are beautifully maintained with flowering plants and trees shading the courtyard. The pool is wonderful for families looking for a few days of relaxing, it has a spectacular view over the valley and out to the ocean. The restaurant on-site only offered half the dishes on the menu. It is essential to have your own car.

This hotel has a lot of potential - conveniently located between Pisa and Lucca, a beautiful view and a restaurant that seems to be open in the summer only. However, we didn't enjoy our stay due to a number of drawbacks. This hotel is at the end of a very long, windy road on top of a mountain, further from the main road than it appears on Google Maps. The hotel room was warm but the reception and common areas seemed unheated. The shower was also just lukewarm. We only stayed one night, but we noticed that you have to pay extra to have the sheets or (flimsy) towels changed the second day. Even though they don't provide breakfast, it is not possible to check out until 9AM.

This is a fabulous hotel to escape to. Set up in the hills it's a paradise in which to relax. The restaurant is great and the pool perfect for cooling off. I hope to one day have the chance to return. Perfect in every way.

A view to die for, but hire a car !!!
The view and setting is just amazing. However, we arrived to find Restaurant & Bar closed for the season. The nearest being 4 miles away down a very steep hill. We were in an Apt, and were left to our own devices for the week. No cleaner, no fresh towels and no new toilet paper. But I have to say, for the setting, view and general feel of staying there, I put up with that any day. Would definitely return

Good for chill out not the best for sightseeing
Good place if you want to chill out but if you haven't been to Italy before you probably want to something in the city not far up on the hill. Though the view and location is worth it. We went there for three days. Visitors are mostly families so expect sharing pool with children/teenagers. If you don't hire a car a taxi from Pisa airport is about 25-30 Eur. Going down the mountain on foot is about 30-40min (use the other path not the one for cars check Google maps for directions on foot) but at the bottom there's a bus stop (blue line) going directly to Pisa and Pisa airport via St Giuliano therme. 2.5Eur per person usually but once we got it for free. Bus goes more or less hour interval. Use Google maps to check the times. A dinner on site is about 40Eur for a couple. Food was good although you might still feel hungry so its best to have something with you especially if you arrive hungry at 3pm and have to wait 5hours for dinner at 8pm.

A gem in the hills of Tuscany
Having read previous reviews we knew what to expect. The road up to the hotel is steep with 6 hairpins. But its worth it!!!! Beautiful setting, lovely pool area and rooms were perfectly adequate, if rural in design and feel. The previous comment re towels was funny........when in Rome! Just take your own pool towel, the cotton ones provided are perfect for a pat down after a shower.

Scenic views from the grounds over Pisa
an unusual hotel with a mix of bedrooms and self-catering. Breakfast at the hotel is expensive 15euro so try to get a self catering room. Views are stunning over Pisa and the pool is well maintained. Access is a challenge, first time around, the sign is right at the entrance road and looks like someone's drive. So when you see the yellow sign it is there, the 2500m refers to the drive up to the hotel. It is a series of tight bends but keep going the biggest challenge is getting the car up to the car park which is a very steep gradient. Room was nice, with air con, small windows (as is the Italian way) to keep the room cool. Staff were very nice, friendly and spoke good English. Wi-Fi on the terrace was a big attractions with everyone sitting round with their mobile devices, quite funny to see. Diner on the terrace should be had at least once to have the view over Pisa and the food was good and reasonable value.

Beautiful place, but need service improvement
The residence is in a wonderful position on top of Monti Pisani: you can spot the Pisa tower and Lago di Massacciuccoli from the same spot. However, the service needs improvement, mainly related to finding the room sufficiently cleaned and with all required items. The good thing is that if you ask, then you get what you are supposed to. However, you shouldn't need to do that. Moreover, all the greenery of the residence need much more care and maintenance to keep up a good quality standard. Restaurant has good food at reasonable price and the swimming pool is well cleaned and serviced.

this hotel is in a top of the hill, the road is not that good and no lighting at night, make sure you will arrive in the hotel before dark. But the view from this hotel is excellent, and good for families. The staff can not speak english well even though they are quite helpful

The pool is amazing
We had a lovely 7 night stay in this self catering apartment. The hotel was very welcoming and helpful. The hotel can be a little tricky to first locate off the road ( you need to look out for a yellow sign on a side of the building). The drive is up a very windy narrow road but it was all part of the experience and as long as you take it slowly perfectly safe. But this means a car is a must. Nice and close to station which you can catch a train into Pisa which I would highly recommend. Only 1.40 euros each way per person which can be purchased from the tourist information at the station. Just be aware hardly any trains run into Pisa on a Sunday. The only thing that was a problem with the accomodation is there was no air conditioning when we booked we were told you always got a breeze so you didn't need it but I would have to disagree although a fan is provided it was just too hot to sleep at night. There is a supermarket about 5 mins from the apartments. The pool was fantastic you had great views and there were always sun loungers available even if you had to do a bit of juggling everytime you went to the pool. It was a perfect little gem up in the hills. So although it was tucked away you were never far away from anything. Would definitely recommend this hotel

Scenic in the hills above Pisa
Stayed only one night before visiting the Tower of Pisa the following morning. As other reviewers have noted the entrance road leading to the Hotel is a mountain goat track with a small turn off from Lucca – Pisa road. The bed was comfortable and there was hot water with reasonable water pressure. (+) Positives + The view is spectacular and for those who want to get out of the city this is a great option + The hotel is a mere 10-15 minute drive to Pisa (The Leaning Tower) first thing in the morning. This provided the perfect launch pad for our visit to the Tower + The villa was too big for my wife and I, but think it was great value for the traveling family + There was free WiFi in the reception area, we didn’t use it but a number of guests were taking advantage of this + A nice pool area and as mentioned restaurant/bar services are available + Staff are friendly and always willing to help (-) Negatives - You do need a car if you want to visit this hotel. Do not book if you are using public transport as you will never make it up the hill! - Parking was located above the accommodation areas and the steps leading there was quite treacherous. There was also a shortage of parks for guests, this was mainly due to inefficient parking by guests rather than the allocation of space. - Breakfast was an additional fee but we had to leave before it was available so cannot comment on the variety, quality or value.

Hotel Le Capanne near Pisa
We had been recommended to this hotel by a family member and were not disappointed. It's not easy to find, and the drive up the treacherous hairpin bends is fairly nerve-wracking, but it's well worth the effort. The hotel is beautifully situated, calm and peaceful, with lovely tree-shaded terraces and a fabulous pool. It's near to Pisa and Lucca and only an hour from Florence so there's heaps to do and see. The only downside is the food at the hotel, not good, much better to go into Lucca which has some lovely, inexpensive, restaurants. I would thoroughly recommend Le Capanne for anyone looking for a peaceful holiday with the option to sightsee.

Wonderful hotel - it was like being in paradise and we want to go back as soon as possible. The road up was exciting - lots of hairpins! Well worth it for the view from the top and the beautiful location.

High on a hill
Amazing views from this hotel across Pisa and the surrounding countryside. You can even see the leaning tower from the poolside area. Rooms were comfortable plenty of car parking but be aware do not always trust the GPS coordinates as there a few other hill top hotels nearby so first of all find the sign on the main roadside and then a sharp turn takes you up the winding road to a fantastic place with vistas to die for. What a find!

This hotel looked beautiful in the pictures and it was when we got there however there is no mention anywhere on the internet that the hotel is up a very steep path on the mountain. When we got to the top the one restaurant was closed and since we were not told about this, there was nothing to eat until the following morning. We were not comfortable traveling up and down the mountain in the dark and therefore did not stay there as planned. The service was not good; when we got there we were told that there would be no one working there at night because it was their day off. The pool was also closing at 7pm when we got there. I would not recommend this as a base to see Tuscany unless you are very comfortable driving up and down the steep, unlit mountain road it takes to get there.

what a fine. having survived the drive up to the hotel we were delighted with what we found , full of characters and staffed by characters. An Italian wedding during the evening added to the atmosphere but did not affect the levels of service nor the quality of food served in the restaurant. the pool was a welcome sight after the heat of a Pisan afternoon and a nice way to start the morning before flying home a lovely place to stay

It was 5 kilometers from the highway to the top of a hill using horrible, curvy roads. It was not in Pisa. They did not survey dinner until the owner arrived after 8 PM and we were not notified. Breakfast was not included as stated. It was 10 Euro each for one croissant,coffee and cereal. It was a farm house with no service. The towels were table clothes. It was cold and not heat.

Nice Place to Stay
We very much enjoyed the hotel and found the staff to be very helpful. They gave us a tour of the grounds and explained the olive oil farming they do. The location was beautiful and the view outstanding thought we had quite a bit of a time finding it. It was quaint and I thought for the money was a nice place to stay. Realize though there are not the conveniences of home--no phones, very minimal TV, no clocks. I wouldn't recommend the breakfast as it consisted only of coffee and bagles. The hotel itself is very laid back, but then so is most of Italy. We would stay there again were we to go back to Pisa.

Must be Stunning in the Summer. Ideal for larger families
After a 40 Euro taxi ride from the Airport we arrived at this hill top hotel complex approx 25 mins. My family includes 3 young children our villa was spacious & clean. had breakfast continetal, was only charges for two adults so the children eat free. Frendly staff. Pisa Tower is visible from the hotel in the distance approx 30 euro taxi fare. If the transport costs dont worry you then this is a great hotel. I dont' think you will need more than two days to see everying in Pisa. you can go up the tower for 15 Euros but children must be 8 years old. Everyone speaks English. As a attraction 8/10 Hotel 8/10. value for money 10/10. In the summer the views/ swimming pool/ must be stunning. Tip don't buy your nik naks around the tower as the traders can charge upto 3x the price of the other traders just the other side of the city wall for the same thing.

Hotel facility is gorgeous and owner is charming, but check in staff poor for us. Neglected to tell us restaurant was closed until we showed up for dinner, which left us trying to find a place to eat in an unfamiliar city, in the dark. We were offered no suggestions - just "restaurant closed". Rooms are huge and clean. Separate eating/sitting rooms with stove, dishes, fridge and sink. Beautiful views. Nice pool. We found ok with GPS, but location is not obvious. Basically it's at the top of the mountain, and the road is very narrow, steep and twisty.

the hotel to stay in Tuscany
Apart from what you hear about the windy dangerous road. This is not the case. Yes the road is narrow however you have to be careful, all the roads in italy are small and need careful attention. once you get to the top, which is about a 5 minute drive, is just incredible! If you love to cook and stay in, this is the place for you. They have kitchenettes that allow you and friends to really make this a lasting trip. We sat outside nightley on our patio and ate dinner out in the open air. The staff is friendly and there services are very reasonable. We purchased their produced wine and olive oil to drink and eat while we stayed there. Nearby towns are available by both car and short train rides away. Location is execellent and lots to do. The Chianti region is about 2 hours away by car. Lucca is 15 minutes, Florence is 2 hours by train. The list goes on.

Great stay.
Great place to stay. Would describe it more as apartments than a hotel. Pool was beautiful and apartment was large and comfortable, no luxuries but quite adequate. The retaurant was not special and not always open every day so not to be relied on, but if you are happy to cook basic fare or to go out then a great destination. Opening the window each day and seeing the beautiful view was amazing.

Stunning Location. Basic but comfortable rooms. Expect a few creepy crawlies!! Great pool. Friendly staff. Good base from which to explore Tuscanny. Made the most of the convenient train station in the village which has free parking. Buy your tickets upstairs in the iInformation Centre and don't forget to stamp them in the machine before you travel. Hire car essential to get you up and down the hill. Good all round atmosphere and experience at this hotel. We'll be coming back.

Peace and Quiet? No!
Should have been lovely - it's in a beautiful spot. But on both nights we stayed there, the hotel was hosting wedding receptions right outside our apartment. We had karaoke and the Macarena going on over and over until midnight, then an hour of noisy goodbyes outside our open windows (there's no air-conditioning so you need the windows open). We asked reception about moving to a quieter apartment but the answer was a flat "no". The weddings also meant the hotel restaurant was closed - and it's a long drive down through the eight hairpin bends to find anywhere else. Also thought there were too many apartments crammed into too little space, meaning a lack of privacy and a very crowded swimming pool. Full marks to three of the staff for friendliness, but everyone else was unhelpful. Wouldn't go back.

Wow - well worth it for the lovely views and fantastic swimming pool. This hotel is basic - old furniture, old tv, no air conditioning. However, it is clean, has lovely friendly staff, and each 'apartment' has an outside place so that you can sit and eat outside and a fridge, cooker etc so that you can self cater for some of the time. There is also good food at the restaurant. We loved it and my children made loads of friends with other kids in the communal areas.

Extraordinary Place! ........ But .......
Extraordinary place and super views over Pisa (incl. Leaning Tower in the distance!) Worth a check before booking as this hotel is clearly popular for Weddings and Anniversaries (it's not hard to see why - it is a lovely setting). However, an Anniversary Party was booked on our first night here - we had previously been staying at Lake Garda and Hotel Le Capanne was the next stop on our North Italy tour - so after several hours of driving, a good rest was required. Unfortunately, the party started at 6pm and went on until around 4am - to be fair music was stopped around 2am but noisy guests lingered on! The hotel staff were sympathetic the next day and we did feel sorry for the guy on bar duty who was also up again at 7am to cater for breakfast guests. Beware, food here is relatively expensive and you do not get much bang for your buck so to speak! San Giuliano Terme - not much to write home about! Also, double check postcodes for satnavs - we were on a bit of a wild goose chase initially as we ended up at a private address (lane between two little houses - great for diddy fiat cars - not so for Landrover Discos! - locals looked on bemused!) All added to the fun though! Overall an unusual and charming place to stay - great proximity to both Pisa and Florence for trips. A big thanks to the hospital staff of Lucca who kindly removed our youngest Daughter's wrist plaster cast which was ready to come off mid-way through our holiday - very friendly people.

Fantastic view, shame about the apartment!
We stayed here for three nights at the end of our Tuscan holiday this year.We stopped at the Tourist Information Office in San Giuliano Terme to ask directions to the Hotel and Supermarket first. We were advised that this is not a hotel! The road is a bit scary with steep hairpin bends but the view is spectacular when you get there.We were so disappointed with our apartment, which was on the first floor of the main building. It was so basic and the cooking facilities were in a cupboard. The main room was made up of a single bed with another below, a table and four chairs, a TV and a separate fridge (as the one in the cooking cupboard smelt?!)There was nowhere to sit and relax. It was nothing like the photos.Some of the apartments on the various levels are "like a shack" as another disappointed couple called them! There was a wedding on the Saturday night so the restaurant was closed. It also closes on Monday and Tuesday evenings so be prepared to go to the supermarket before you arrive! We did eat in the restaurant on the Sunday evening and it was lovely - a beautiful position watching the sunset over Pisa, with The Leaning Tower in the distance!There is a lovely pool, although it is extremely deep for most of it. It is a pity the accommodation was not better for such a beautiful setting.

We have just returned from a 2 week stay at this hotel and must agree with the reviewer from Napa CA. The location is delightful but the noise on Saturday nights is totally unacceptable. My advice is to avoid this place on weekends.

Beautiful! But....
This place was a delight. The view was amazing and the property was rustic and comfortable. My only complaint is try to visit when they are not having a late night wedding. It was so loud we couldn't sleep until it was over at 2am. I feel that when you pay their rates, you should be able to enjoy the night peacefully. Perhaps an earlier cut off time for evening weddings. The hotel suggested a great little place to eat. The food was better than anywhere we ate in Italy.

Great view overlooking Pisa.
Beautiful gardens, great dining room and food. This hotel is definately on a mountain on a very narrow road. We had to blow our horn going around curves to get up there. There was a communication barrier until we met the main chef who spoke English. We became great friends. He was so helpful which made our stay a success

Very remote and hard to find. Call ahead -restaurant may be closed.
Hotel is well hidden and somewhat hard to find. But when you do finally find the road to the hotel, beware...it is steep, narrow, and no guardrails. Bring your nerves. However, once you arrive the grounds are lovely and the view breathtaking. When we arrived, we found out that the restaurant was closed to host a wedding. I suggest that you call ahead to see if the restaurant is open. Or be prepared to drive back down the steep hill for dinner.

Perfect end to our stay in Tuscany. Short drive to Galileo airport with fantastic views over the city, yet feels a lot further away from all the hustle and bustle. Beautiful surroundings and attentive but unobtrusive staff, will be returning and staying longer! Highly reccommended.

A quite hotel located about 3.5kms from the main road and a further 1 km from the town, making the car essential. The staff don't speak much english so its best to do all your research on local amenities and places to go yourself. The plumbing is very poor which low water pressure and fluctuating temperature making it difficult to enjoy a shower.

A Wonderful Escape
What a fabulous place. Yes the road is steep and winding but after a couple of days I really enjoyed the hairpin turns and the views that they afforded were breath taking. Our apartment was clean and comfortable though the bathroom could do with a little updating and the kitchenette was very basic. There is a useful supermarket only five minutes drive away and the train station is settled at the bottom of the hill with free parking and trains going into Pisa centrale every 20-30 minutes. The train service is cheap, clean and reliable and its nice to see some of the rural scenes as you travel! The restaurant food was very good and the prices reasonable. All the staff are very friendly and try to help with any queries you may have.

Stunning Tuscan views
Close to Pisa airport (15km approx, 25 min drive). Difficult to find as didn't appear up on my Tom Tom sat-nav and the signage was easy to miss. However, once discovered it is a stunning drive up the very narrow and steep road leading to the hotel with some truly amazing views. Rooms were fine by Italian standards but the overall layout, relaxing feel, and views make this a one of the best kept Tuscan secrets. Breakfast was light by UK / Irish standards but the restaurant was more impressive in the evening. Our room had a gas cooker and many dutch families seemed to cook their own food and ate it outside their terraces which suited the character of the place. The service was very good and very friendly but the best bit was sitting by the pool enjoying a bottle of the house red (only 7 euro) and watching the sun go down. I've stayed in many hotels in this region and I would say that this represents the best value for money by a long shot. I would suggest a rental car is a must because of the location but well worth it. A very enjoyable stay

The View is Worth it
We stayed two nights in this agriturismo. The road up to the hotel is not really all that bad, but it does have some sharp hairpin turns. The view from the top is spectacular! You can see Pisa and the sea beyond. The room was small but adequate, a bit stuffy probably since it had been closed for the winter when we arrived. The restaurant was closed the first day but open the second, and we really enjoyed the excellent meal at a reasonable price. Breakfast is basic -- croissant and coffee/tea/juice. We plan to return in the summer to escape from the heat of the city.

basic but comfortable s/c apartment.beautiful secluded hillside setting, great view. we realy enjoyed our stay. easy to miss the narrow turning up the hill ,but look out for the yellow circular sign. we will return.

Spend some time here
This is a hotel to spend some time at just relaxing and enjoying the surroundings. Amazing location high on the hillside. On the long drive up the hill we kept thinking something must be wrong but eventually we came to the hotel. Absolutely beautiful setting. The room and furnishings were fine; could use some paint/updating but were adequate. The point of this place is to go out and enjoy the surroundings, not sit in the room. Great place to bring the wife back without the kids for a long weekend.

Beautiful Mountain Retreat
Be careful about getting accurate directions and watch carefully for the signs. Also be aware you are going up and down a dangerous winding mountain road to get to this hotel, but it is a beautiful resort with a spectacular view. The staff were very kind and helpful. Rooms were spacious and well maintained. The grounds are beautiful.

Super uitzicht
Het hotel is weliswaar prachtig, met een geweldig uitzicht. Zwembad erbij en een restaurant. De reis erheen, vanaf het stadje onderaan de berg is pittig. Het duurt vanaf San Giuliano Terme zo’n 10/15 minuten omhoog op een slechte slingerweg, met flinke gaten en deels onverhard. Zeker als je nog eens weg wilt tussendoor is dit iets om overna te denken. Als je een paar dagen wilt niksen op de berg is het een prima optie! Hele vriendelijk mensen, bedden iets minder qua comfort.

The worst hotel with a lot of bugs.
酒店在山顶,海拔500米左右吧, 如果你车技不好的话,千万不要订这个酒店。 我是大约13:00到酒店的。前台没有人,厨房的服务员出来帮我打开的房间。我在酒店发现很多臭虫。图片如下,我就告诉厨房的人我取消(预订时已经付全款,而且无法退款的)但是这么多臭虫,我坚决不住,我看了房间,里面很差。 停车的地方也非常差。最后我联系网站,网站告诉我酒店不同意退款。我自己也打了电话给酒店,告诉我会回电话给我。但是再没有回过电话。 没有最差,只有最差。 The hotel is on the top of the mountain, about 500 meters above sea level. If you are not good at driving, don't book this hotel. I am at the hotel around 13:00. No one at the front desk, the kitchen attendant came out to help me open the room. I found a lot of bed bugs at the hotel. The picture below is as follows, I told the kitchen person that I canceled (the full payment was made at the time of booking, and it is not refundable) but with so many bugs, I can't stand it. I looked at the room and it was very bad. The parking place is also very poor. Finally, I contacted the website and the website told me that the hotel did not agree to the refund. I also called the hotel myself and told me to call me back. But I have not called back. No worst, only the worst.
