Hotel is a unique experience but only if you’re looking for something very remote and quiet. They seem to intentionally not advertise the fact that the hotel is only accessible by boat, has no wifi, and costs a lot of money to take the boat to get anywhere else. If they properly advertise these things, then they will get the right audience. Instead most guests seemed upset by this. Onsite breakfast is local and decent, but the rest of the food options are not good.

pros: nice views. nice staff. nice rooms. staff was flexible to let us stay next day since we missed our check in the first day due to confusion with directions. ok for one night but otherwise not much to do since you are basically stuck on a side of a cliff. the hotels boat will take you to the next town for free. but it will cost $60 to get to the main town (Pana). cons: can only get to by boat. address in another town was confusing and directions not clear. FOOD, very limited pizza/pasta/burger options at 1st world prices. bathroom for the basic room was outside and up a flight of steps. can hear the water splashing all night. the curtains on the windows were sheer and the staff kept passing back and forth (little privacy). a lot of miscommunication with the manager. we asked for temazcal and nowhere did it say that it costs to use it but we were charged for it. the place didn't seem very organized but it's definitely a cool place to experience. we much preferred hotel Buenaventura near pana.

You forgot to say that you rented the cheapest room, we have luxurious and elegant rooms up to two floors, obviously they don't cost the prices that you are looking for. You cannot expect to get everything for free, if you are looking for a Central American country to pay low prices I think you should better plan your trips and review your ideas.

Breath taking location and views! We had the staff all to ourselves and it was just perfect! This is a must for anyone visiting lake Atitlán! The chef Antonio is very gifted and serves meals that have a special touch you won’t find anywhere else! A little piece of heaven in Guatemala!

The property is very secluded, the only access is by boat. The hosts were most unhelpful in getting any information about public boat access, because they wanted to sell private, expensive boat rides. There are many unique villages around lake Atitlian, so good and unrestricted access is essential. Alexis would not come and talk to us, everything was communicated with her on WhatsApp. The hosts have very limited knowledge about the area and culture. The property is not a hotel and spa as advertised, at best it’s a few rustic cabinas with limited hot water (and you need hot water because it’s very cold at night) and electricity. There is a bar and a restaurant on the property if you choose not to leave. The local lady that made us breakfast each morning was a sweetheart and very helpful. It’s too bad that the hostess was most unhelpful person there. We still managed to have a good time, we used public transportation boat at a fraction of a cost, although restricted by timing of the first and last boat. If you have a rented car, the towns around the lake are accessible by road. Parking at a local restaurant in a town closest to the property costs 50Q only per day. Do yourself a favour, stay in one of the towns and be free to explore the vibrant culture.

You forgot to say that we moved you to a better room for free. Remember that we are a hotel not a hostel and if you want a good deal you have to pay for it. I wish you a good life, please don't ever come back to us

A Serene Wonder
An absolutely magical place situated right above the lake with incredible views of the breathtaking scenery of Lake Atitlan. Every need is curated with the utmost care. The staff were helpful, courteous and responsive. The food, while limited in choices, is marvelous. The stairs are steep and the altitude is high, so I would only recommend for a certain fitness level unless you are staying in one of the suites closest to the water. And also, be aware that in the winter with low sun, the resort receives direct sunshine only for a short period in winter. Notwithstanding, I cannot wait to go back and experience the beautiful magic serenity of this place.

It was a nice place to stay . Beautiful view and the staff was excellent. Is not a good place for people with bad joints , because of the steps to some rooms. But if you have a healthy knee this place is beautiful.

Superb view, gorgeous home, i vould hear the waves going to sleep and waking up. Very hospitable staff, Odilia and Edwin were wonderful. I would return in a heartbeat. Delightful touches like bringing a canoe for me randomly. It felt like a family. You can really relax here.

Secluded and spectacular low key, meditative vibe. Staff is warm and welcoming in a non-intrusive way. As a carnivore I was skeptical about “giving up” my meat—in fact, it felt like no sacrifice as the meals were delicious and hearty. This place is exactly the getaway that I needed!

Georgie, the property manager, was more helpful than we could have imagined. She graciously spent time helping us plan activities and find tour guides and shuttles around the lake. Danny, and the rest of the kitchen staff, were so kind and made delicious vegetarian food for us. I cannot recommend this place enough!!

Inn with nice service
First of all the property is very beautiful, however it is very misleading to call this place “hotel and spa”, it’s is an inn at best. The address is confusing, you actually have to go to the docks and they will take you by boat to the Propety- so call ahead to make arrangements. Overall it was pretty location and nice service, but I was very dissapointed because they advertise a “full service spa” while it was actually a small rock hut that you had to crawl to get into- and cost an additional fee. Great place for anyone who wants a bed and breakfast, likes water activities and lounging around looking at the view- other than that not much to do. We ended up cutting our trip short because we were expecting something completely different, however some may find that this property is exactly what they are looking for - just depends on what you like to do! But just beware that’s this is definitely not a hotel or a spa and more of an inn with very nice people.

An amazing place to stay at Lake Atitlan. The setting is incomparable, the property clean and cozy, and the staff incredible. The food was, as promised, fresh, comforting (gracias, Otilia and Daniel), and tasty and the room was more than adequate - plus the view! In terms of logistics and location: the property is accesible only by boat (from San Antonio Palopo), but pickups were prompt and courteous, and Emilio is an excellent captain even when the lake was choppy. On the property itself, there isn't much to do, but that's kind of the point: drowsing in a hammock or sitting quietly watching the fishermen on the lake were both restorative ways to spend an afternoon. The only little hiccup is the shower, which ran either scalding hot or very cold, but this is to be expected, given the location, and ended up being more funny than annoying. Overall, strongly recommended! An astonishing value for the money, and we didn't want to leave.

Exceptional and memorable experience
We stayed two nights and while we wish we had booked longer, we felt we got the complete experience and will remember this hotel forever. The hotel is just breathtaking with beautiful stonework and grounds. The rooms are lovely and the views just amazing. We had a room a bit higher up, which we loved (the initial walk up seemed long but we quickly got used to it). All rooms have beautiful indoor/outdoor living space. Myra and Hugo were wonderful hosts and were an integral part of the stay. The food was top notch and better than most restaurants we went to during out 10 days in Guatemala. This was a luxury experience. We had no reason to leave the hotel but did pop over to San Antonio (taken by hotel boat driver who is also fabulous). He toured us through the town and brought us into the pottery workshops, which we never would have found on our own. I took out the kayak in the mornings when the lake was calm and it was a highlight of my stay. I do recommend contacting the hotel prior to arrival to arrange boat transport. We just showed up at the Panajachel dock thinking we could get a private boat (which we could have but had to show the driver where it was and at a greater expense than what the hotel offered). We ended up calling and the hotel boat arrived 20 minutes later. Highly recommend!

Great place to stay if you have the right mindset.
Kaalpul Atitlan was a unique hotel located on the southeast edge of lake Atitlan. The only way to arrive at the hotel is by boat. We came from San Marcos and the boat was 375Q. From the time we arrived until the moment we left the service was excellent and both the staff and the hosts were very friendly and helpful. I don’t remember the name of the room we stayed in but it is half way up the hill and not included in the attached photo. The view was awesome and the room was very comfortable and nicely furnished. We especially liked the sliding French doors and the deck although it did not get sun until the afternoon. Although it is a hotel it might be better to think of it as a retreat as it’s really a 24 hour experience vs a place just to sleep. One thing you should know is that the place is vegetarian and as it is all inclusive all of your meals will be vegetarian. On the whole the meals were quite good but having vegetable based desserts was a little over the top for my tastes. If you go out on the kayak make sure you go in the morning as it gets windier as the day goes on making it a lot more work.

This was an excellent hotel that provides superb service. Every single staff member was friendly and helpful. The food was amazing! Even for non-vegetarians (they serve vegetarian fare). Very secluded and peaceful. If booking the Sacred Mountain Dome...the 400 steps are serious, but incredibly worth it! Talk about solitude and peaceful with awesome views. Travelling to and from this location can be a bit difficult, so plan ahead as much as possible.

The Kaalpul Atitlan is an extraordinary property on the shores of an incredibly beautiful lake. The Staff here are extremely friendly and helpful, including the VERY nice property managers Mayra and Hugo. Despite not being native to the area they are both very knowledgeable about things to do in the area, as well as being passionate about ensuring fair and equitable treatment of their employees. I'm accustomed to altitude so it wasn't an issue - but you MUST be aware that the rooms are all built onto the side of a cliff that plunges into the lake. This means that you must walk UP the stairs that are hewn into the cliffside to reach your room. There are no elevators. If you have mobility issues you better contact the property before you book to discuss this. Otherwise, in my opinion, the climb to your room and the beauty of the surroundings more than make up for the fact that you have to get some exercise going to your room. A big treat for me, as a coffee lover, is the fact that at the top of the mountain is a coffee producing cooperative! I had the pleasure of hiking up the mountain with one of the staff on a coffee run and was thrilled to be able to walk through the coffee trees that produced the coffee that I drank every morning. I was able to buy some beans to bring home with me which I can't wait to drink. I was also fortunate that Hugo gifted me some green beans that were produced on some trees owned by Kaalpul - I'm really excited to roast these!

Fantastic hotel. Wondeful staff and facilities. Unfortunately spa was not avaialable during our stay. Word of warning though... I would only stay here purely for relaxation purposes, if you want to travel around the lake you will have to do so at great cost and inconvenience therefore i recommend spending a couple days in San Pedro or San Marcos and then spending a couple days here.

A relaxing 3 day break by lake Attitlan
We had managed to book this room without properly realising that the hotel could only be accessed via boat. A quick call the night before was enough to sort out this problem as the hotel provided a boat to the nearby village of San Antonio. The hotel itself has a spectacular setting with beautiful views of Lake Attitlan. The service was first class with enough support with what we wanted but leaving us alone to enjoy ourselves as well. A good understanding of Spanish is helpful as the staff do not speak English (other than the owners). The food was all included and was very good and we certainly did not go hungry! We had to pay $20 a night to upgrade our room as we thought we were getting one with a private bathroom but it did not. Despite this, the hotel was great value for money and we loved our stay. The rooms are also around 80 steps up from the dining and bar areas which was OK for us but with the altitude we were out of breath by the time we reached the top. I do not think it would be suitable for anyone with mobility or breathing problems. The wifi was not the best but it was adequate and was available in our room and in the bar area.

This is a special place, meaning that it's not for everyone but ideal for others. It is on the side of a cliff and only accessible by boat. The view is wonderful. If hiking up the cliff is a problem be sure to book a lower cabin. There is a kayak and paddleboat available for guests and a dock for swimming. Although the hotel will arrange transport to the towns nearby for sightseeing the main attraction is the opportunity to relax and unwind. There is a sauna and a massage is available. The food, which is included in the price is vegetarian with a little shrimp or fish. The staff was wonderful. To say that they went out of their way to be accommodating would be an understatement. We arrived only to find that we had booked the wrong dates; they could of said "sorry" and kept our money but they managed to improvise satisfactory accommodations. We ate dinner with the head man Hugo, who was the most interesting person there. They turned a disaster into one of the highlights of our trip.

Magical place!
We loved this hotel! You have to park your car in a little town and then they take you by boat to the hotel, as there are no roads. It's built into the cliff, is solar powered and it's beautiful. Our room was fantastic. The people who own/run it are charming and hospitable. The food (three meals a day) was excellent. Highly recommended!

What an amazing experience, from our wonderful hosts Hugo and Mara to the fantastic Thomas, the Mayan Priest that gave me the best massage of my life! Amazing cozy hotel...super romantic
The hotel is simply gorgeous and the staff is caring and attentive. Since I made the reservation, the staff got in touch with me to ask me if I wanted to arrive earlier to have lunch. Unfortunately, we arrived a bit late, but they still welcomed us with amazing smoothies and snacks. Since there was no one at the hotel, we got upgraded to one of the domes overlooking the lake. The entire weekend the staff took care of us. The food was delicious (it's all-inclusive). And there are kayaks and paddle boats for guests to use. We also received a complimentary foot massage and sauna time in their mayan sauna. It was an unforgettable weekend and I highly recommend the hotel to anyone who wants to splurge a bit and stay at spa-type hotel. It was totally worth it!

Absolutely perfect. The food for a start was a gastronomic delight. Very creative. The staff are amazing led by Imelda. Eduardo the property guardian held us in awe at his smiling hardworking attitude. Imelda is an amazing hostess and the property itself is set in a stunning location with the comforts allowing you to get away from it all yet be pampered

TOSA is magical
We stayed at TOSA for a couple of nights of our 9 day honeymoon tour through Guatemala and Belize. What a magical place. We stayed in the Sacred Mountain Dome (the one with the stair climb) and it was absolutely perfect and what we wanted in our stay. Quiet, secluded & simply the ultimate in relaxation. That coupled with the great food (thanks Jess!) and the overall impeccable service and we got exactly what one would hope for and expect when staying in a location like this. We loved it so much we came back from the states and squeezed in a bonus night at TOSA on New Year's Eve (we would have stayed longer but they were all booked). The stay was just as magical the second time, perhaps even a notch better, if that's possible.

WE loved it here. It was quaint and private.
The chef Jess is a great cook! Imelda took care of everything for us before our stay and during our stay! And, Patricia gives an amazing massage! Everyone on staff was brilliant! WE enjoyed our stay here!

Nice location by the lake, but a bit too remote
Nice welcome and coordination of all details; room and facilities were comfortable although a bit remote if one needs to visit other places in the area. The food was delicious.

Nice hotel lakefront
Very nice stay. I arrived with my husband stayed at zen dome. Clean room, very nice View of the lake. We were receive with a good organic beverage and foot massage. We are not into yoga and did not participate in any activities related to meditation. vegetarian Food was excellent. Relaxing massage very good

A wonderful retreat
Overall this is an excellent place for quiet reflection. Absolutely beautiful natural setting. The staff is excellent. They write you ahead of your stay and actually alter the food to your tastes. You must be in good physical condition for this hotel. Of the 4 casas ("rooms") 3 require a great deal of climbing steps on the side of the mountain. These required climbs is the sole reason for the 4 stars on facilities. They operation solely on solar power. This resulted in the room being so dark during the night that even with every available light in the room you could not read a book. However with with exception of the room lighting, this facilities and are excelletn

Jewel in Paradise
I booked Tosa La Laguna hoping to find a jewel in paradise, and I was not disappointed. It is about a 15-minute boat ride from Panajachel... a wonderful distance if the discos and crowds of this tourist town are not your thing. The magic of Tosa La Laguna becomes apparent as your boat (arranged by the hotel) pulls into the private bay into which Tosa is built on outcropping rocks, right over the water. There are only four rooms at Tosa... each is an individual chalet built into steep hillside... and each has its own bath and the utmost of privacy into which you can rest, reflect, read, write, retreat, and rejuvenate. There is some stair climbing required between the different chalets and the dining room. The food is delicious, the staff is incredible. The spa services are all natural and, even though I could only be here for one night, my skin and hair felt the difference. The professional massages were some of the best I have received in the world. My only regret is that I could not stay longer - my next stop at Tosa will be for at least a week.

Peaceful Hiden Treasure
I spend a week in Tosa La Laguna, this place brought me lot of inner peace due to his professional staff and location. My experience at this stay was wonderful the place is of the grid. Healthy food, excelent catered to your need programs during your stay. I enjoyed very much the daily sacred yoga and meditation also theirs massages as well as the vegetarian food and natural juices. I came back home in a total stay of relaxation and peace. Every body that works at Tosa is a unique and special person. This is not your regular Hotel, Tosa is a place where you fell at home, with family..
