This place is a nasty in every sense of the word. It is dirty. And hasn’t been properly cleaned ever. No toilet paper on arrival and no staff on duty after 6 pm or before 10 am. It smells like mildew. It has mice that eat any food you leave in bags, granola, jerky, etc. hot water only ran about 49 seconds before going completely cold. Floor tiles broken and or missing in bath and one bedroom. Expedia should be ashamed to list any place that is this bad.

I had to clean the room myself. I was not able to vacuum it because his vacuum was not working. The room smelled like dust. I took my own sheets and pillowcases. Every time I asked if I could have the room clean. I was told the maid called out. I was there for 9 nights. I had to clean it myself every day. The lift was not working. I would not recommend it to anyone.

The property has so much potential and the area is amazing. The hotel it’s self was very run down, dirty, and was falling apart. It is in dire need of major renovations. I can say that the bed linens and towels were clean, but that’s about it. I can tell this place was great in its hey dey and it really can be great again.

Absolutely dreadful service! Booked this places weeks in advance only to get a call 4 days before my stay telling me to cancel it as I wouldn’t like it as it’s an apartment in the basement with no windows and damp. This is not reflected in the photos or the room description on the website. Told me I would have free cancellation. So I cancelled it and had to find somewhere else within my budget and such short notice which wasn’t easy. However I never got a refund and had to raise this with Hotels.com. I’m still waiting to get my refund! Terrible customer service! Stay clear from this one, it’s really not worth the hassle!

They quite rude when i questioned why they didn't inform me much earlier instead of leaving me just one afternoon to find another accommodation.

The hotel misrepresented all aspects of the hotel rooms, cleaning processes, and maintenance of the hotel The hotel misrepresented the check in procedure: The door was locked and unresponsive to knocking. The door had a paper identifying two phone numbers that “Arrivals” could call. Both numbers went to voice mail and said that the mailbox was full, and no message could be left. We called Expedia and described the problem. After about an hour, Expedia offered to cancel the reservation because there was no check in available. At about the same time, another couple trying to check in managed to make contact with the hotel owner via another booking service. At that time, I was able to talk to the owner and he assured us someone would arrive to check us in. After about a half hour we were shown our room after being required to carry our bags up two flights of stairs because the elevator was inoperative We inspected the room and found that the bathroom ceiling was leaking directly over the toilet and that the toilet floor was rotting because of this The person suggested that there was another room, another flight up, and we informed him this was unacceptable unless there was an operating lift. He informed us that there was very little reason to believe that the lift would be repaired during our visit. As a result, we informed him this apartment was unacceptable without viewing it. We observed the other couple complain that their room had not been cleaned.

Great location, but...
Let's start with the positive first. The location is superb. Mere steps from Kensington High Street, yet located an a peaceful court. The 2 bedroom/2 bathroom apartment booked was described as Deluxe. The kindest word I can come up to describe it is rundown. We arrived past 2pm on a Tuesday. Nobody answered the door and nobody answered either of the two telephone numbers we were given. Eventually the owner shuffled in. He immediately tried to switch us to another apartment. We checked it out but found it unacceptable. It was also on the 4th floor - and the elevator was out of service. Insisting on the apartment as booked we were given the keys, only to find it absolutely filthy and littered with dirty linen and towels that looked as though they had been there for days The owner, who is in his early 80's and very frail, was clearly incapable of doing anything himself. So I went down to the basement with him to collect and carry up clean bedsheets and towels. Finally somebody showed up at 6pm to clean the apartment and prepare it for us. Even going as far as putting down a fresh glue trap for rats in the living room. I should add that I was with my two adult grandchildren on this trip. Aside from breakfast and sleeping, we barely spent any time at all in the apartment. And we are from Canada, so we are used to roughing it in cottages, cabins and such. No real problem for us. It's such a lovely old building and it would not take a huge amount of investment to upgrade

Grimmer than Grimm ... fake reviews!!
Firstly the smell of smoking and beer hit us face on as we walked through the hall! ... we checked in at 2.40pm yet still the room was not ready, the cleaner apologised for the state of the place, the rooms were all dated and run down, electrics were faulty and the light in the bathroom had melted!! There was left over food on the floor, beer bottle tops, filthy stinking carpets throughout, a dirty toilet, broken collapsed bed, hairs all over mattress, windows frames were rotten and the catch would not work in the bedroom :((... we dropped our bags then left the building, stepped outside where the reality of staying the night hit us and we went in and collected our things and left! My partner rang the manager to let him know where we left the key! We Re booked into another hotel so sadly of pocket but peace of mind not to contract anything nasty!! :(

Dear Christopher, Thank you for your review. I am sorry that you feel that you did not receive what you were expecting. Firstly, the late preparation of the apartment was due to the outgoing guest's tardiness over which we could not control. I do not recognize the fact that there were hairs all over the mattress as we change all beds for new linen. Your description of the apartment relates to the fact that we let you in for convenience while the room was being prepared. Normally we do not let anyone in until the rooms are fully prepared. We had allocated you a two bedroom apartment and not the Standard Studio that you booked with a separate living room and kitchen. The electrics are not faulty and are approved safe although you noted a melted shade over on of the lights due to a faulty bulb. Your picture of the bed is of one single bed in the second bedroom and not of the King Sized bed in the main bedroom. We ask all guests to let us know if there is anything you need or would like to comment on but heard nothing from you. I can assure you that this is a no smoking establishment and we do not recognize the smoke you mention and could easily have been blown through the building from the public house behind us. Unfortunately we are in a busy area of London and it it is difficult to avoid all the "pollution" surrounding us. Our location is second to none and I expect that is why you booked us and we offer a rate consistent with what we offer.

All Our Apartments are thoroughly cleaned before any guest checks in with fresh linen and towels as supplied by a specialist supplier County Linen,bearing in mind that the guest died not complain during her/ his stay . Accordingly we highly deplore the guest's dishonest conduct in this respect. by make making such false allegations especially when making an Anonymous review bearing that the guest got more than his Penny worth..

We have No dealings with Hotels.com directly but unfortunately Expedia charge us 18% commission then pass it to Hotels.com who charges us a further 10% and as a result we are faced with cheap skate guest that we have to accommodate which have low budget and expect far much than their Penny worth and rather primitive the type which have the budget to stay in a hostel.

Don't expect much. Check what you paid for.
I was very disappointed. Even though I new the hotel is rather tired and need some upgrades I never expected to have a lecture on prices in London and my personal circumstances. Even though I booked two nights for two people and selected king size bed, we received a room with at best small double bed and clearly set up for one person. Senior Basso was very kind offering to change the rooms and gave me a lesson on how I should warn hotels that I'm tall and need a bigger bed. He also kindly added that the room he is giving me is much more expensive and I can sleep in masters bedroom and put my boyfriend on the sofa. Not only highly unprofessional but also quite rude - after all if there is an option for a king size bed then I expect to receive what I paid for not be lectured and made feel guilty.

Horrible place. Spare yourself the experience.
Do not stay at the London Aparthotel unless you enjoy dirt, worn furniture, and unhelpful staff. From the moment we arrived, nothing was as advertised. I couldn't find the key with instructions sent the day before. The bumbling staff answered the door, then couldn't find the key. Our apartment was let to someone else the day before. Two staffers got into an argument on speaker phone about what happened. They never offered another room to me, until I asked. I should have never asked. First we were given a smaller room than I booked on the 4th floor, with one bathroom out in the public hallway. We were given a key to check it out, and were sent to the wrong room first. The key opened that room, which had belongings in it. I went back downstairs and he told me another room number. The same key opened the next room. When I informed him that this was not what I had paid for, he offered a larger apartment on the bottom level - partially below grade. The same key opened that door as well. This did not feel safe, knowing that others could likely access our room. The apartment was larger, but unpleasant. Peeling wallpaper and paint. Dirty carpets with dirt built up several inches out from the baseboards. Large cobwebs with spiders. Tiny bathrooms with visible dirt build up around the sink faucets, in corners, etc. Shower curtain with several inches of mold. We moved out the next day. My refund is still in dispute, though staff told me at the desk that they would refund it.

Terrible maintenance and poor communication
The property is located in a very convenient area of Kensington, which made a great base of operations. Unfortunately, that was the best thing about it. The hallways needed painting, the ceiling and walls in our room were peeling and in need of paint, and the tiles of the bathroom floor were cracked. All of which we were prepared to deal with — we did not plan to spend much time there so it was disappointing but not a dealbreaker. However, on the second night of our stay we saw a mouse! When we called the management, they took a long time to respond. When they finally did, they promised to come in and put out a trap. They never did and we never heard from them again. No towel service, no trash service and zero communication. We were there for several more nights, so they had ample opportunity to remedy the situation. They did not, and we literally never saw anyone again even when we checked out of the property.

Why have a room when you can have an apartment?
For an accommodation such as Kensington, for the convenience of travel on public transport and the accessibility of local shops, this accommodation is well-placed. For economy and the ability to choose between eating out or staying in and preparing a meal, this accommodation is perfect. My room, or to be more accurate suite of rooms, was spacious and comfortable, contained all one needs for a modest family to stay in the heart of London. There was a dining table, so it is not a stretch to imagine being able to entertain friends there. The bed was comfortable, not too soft which was ideal for my needs, with an en-suite bathroom. There was a shower room, too, so that queuing for cleanliness is less of an issue. All in all, I would say that this accommodation is perfect for those who are not looking for anything other than being able to relax in a quiet part of Kensington by night and enjoying a city-break in homely surroundings.

Wotif needs to cut ties with this hotel
The pictures are no reflection of the derelict state of this building. It's a disgrace and I'm sure it should actually be condemned. Doors don't open and close, steps are nailed up and appear to be just holding on. The stairwell is littered with old furniture. A complete fire hazard. The manager tried to get me to pay again. He pretended that I didn't have a booking. We ended up on a unit nothing like the one described in the booking. The front of the hotel does not resemble the online photos. Wotif should not continue with this hotel.

Fabulous location in building with character
Pros: amazing location right near Kensington Palace, steps from multiple restaurants, two blocks to Whole Foods, 3 blocks to a Tube station. Staff checked in with us in our arrival time and were waiting at the door for us. We got a free upgrade to a 2 bedroom unit. Building is an older building with lovely details - period wallpaper and wall moldings. It is an older building so the carpet had some spots and our kitchen had a burn stain on the counter. Bedrooms and bathrooms were small per the era of the building. Con: Wifi was erratic. The apartment was just perfect for a family trip to London.

Worst hotel experience of my life, and I've been travelling all over the world for 40 years. Despite paying in advance for 3 nights we left after 1 night, it was so terrible. We tried to salvage the situation initially by buying cleaning supplies and air freshener but it was too awful. My daughters slept in the sleeping bags they had along as the bed had cat hair on it and blood on the comforter. Many other bad things could be detailed but you get the idea.

Dear Patrick, I am sorry you did not find the accommodation to your liking. Admittedly the room is not large but is as it was depicted in the pictures when you booked as is the bathroom. I take your point about potential fire risk but in the many years that we have provided this apartment we have never had any issue with this. It is difficult to balance the provision of a self catering apartment and the amount of space available. The whole building will be undergoing extensive refurbishment soon which means that we will not be able to offer such competitive rates in the future.

Thank you for your posting. It is difficult to respond to this in specific terms as this is an anonymous comment. I can only say that all the rooms are cleaned thoroughly and all linen and toiletries provided are from well known launderers and suppliers to the hotel trade. Admittedly the hotel is old, the building dates from the late Victorian Period and contains many period features that many customers appreciate. The location of the apartments means that we are highly desirable to business and tourist alike being in the most highly sought after addresses in London. This merits our 3 star rating.

We are not sure who this guest was as we have no name and therefore find it difficult to respond to a general comment as we do no recognise the stated conditions in any of our apartments. If these conditions existed we were not informed by the guest and would have acted accordingly. There has been an ant problem that exist in most properties and was dealt with so, maybe, there were some residual ants.

Quiet location and low standard
The location was great, and the street outside was very quiet. We had a good nights sleep every night. But the standard was low. The toilet was leaking throughout our stay. All in all we had a nice stay, and would actually like to come back, even the low standard. But be prepared of dirty carpet and rusty shower.

Le propriétaire présent à ce moment là nous a proposé de nous rembourser la dernière nuit (puisque nous avons dû payer une nuit d'hôtel), merci de me confirmer que cela va être fait et de vous en assurer. Stayed for 7 nights. Very good location but terribly dirty. In the pics you see a kitchenette, but can't use it. The oven cause of risk of fire, so much stuck grease that might blow up. Very blumpy bed. Good things: Hot water, the sheets and towels were clean. Privacy. Nobody knocking on the door for a week to ask if I have at least trash to take out :D.
