Bed was so uncomfortable that you could feel the bed springs had to put quilt on the bed so I could get some sleep very small room I could put both hands across both walls

Always a pleasure
This is my second or third stay at Avondale Guest House. It is very basic, but I really like its old-fashioned style. Too many hotels are flashy. This one is straight-forward and it's charming. The hot breakfast is always enjoyable, and the dining-room staff are lovely. The location, of course, is excellent. I intend to return again.

When we walked into the room, we wondered why the window was open when it was freezing. We soon discovered that it was because there was an absolutely nauseatingly sickening rotting smell coming from the bathroom. It actually made us sick. They should not be housing people in a room like that. It smelled like a dead body. So we had to keep the window open and we told them it was freezing and if we could adjust the radiator. They said it was automatic and naturally there was no heat comming out of the radiator. It was a really unpleasant experience!

Hotel well located in heart of city centre with easy access to buses, restaurants & coach station. Lovely STAFF as well. However, rooms are small & with very little facilities; shower is particularly small. My 5 year old son and I had one of the most terrible nights in our life there, our third & last night at Avondale Guest House as a drunkard who occupied the room adjacent to ours was shouting or rather roaring after midnight while playing very loud music and using obscene language. Unfortunately even after complaining to the receptionist who had a word with him, he was still going wild... my little son was too scared to sleep in his bed and thus we both squeezed in mine.

This is a great close location to the main city centre only 5 mins walk. Handy to trains and buses also. Small room but clean and tidy.

Alright place, though the facility is not in the best shape. Breakfast was alright. The best part about it is the prime location. Definitely worked out for a quick getaway in an awesome city. Highly recommend checking out the Free Dublin City Tours that meet at the spire at 11am, 3pm, and 6pm. A flyer about the tour is posted in the lobby.

The staff were nice, and breakfast was good. The room itself was quite disappointing. I could touch both sides of the room at the same time. The bed wasn't bad as such but not great. The bthrooms were clean but shared, as stated in the ad. Shower in the room was tiny, seen larger shower cubicles in caravans. The TV is an old CRT. I haven't seen one in at least 10 years. I didn't even turn it on. The WiFi worked well though.

Good location for Dublin
The hotel was good and location was fairly central to Dublin and airport bus dropped you off and picked you up a few metres from hotel. The staff were friendly and the full English breakfast was excellent with toast and tea or coffee and cereal and orange juice if wanted! Fairly central and easy walk to nearby shops and sightseeing venues. It was nice hotel and would stay there again.

Spoiler alert! If you booked based on their website reviews then do yourself a favour and do a google review 1st, there is a large disparity In review ratings but you can judge why, (google is roughly one star but their own website has a 4.5 star customer rating???) still trying to figure out how this can happen, does the owner delete negative reviews off the website maybe??? Staff are friendly enough but even they acknowledge that the condition of the premises is terrible and apologised for their website being misleading. Our room had visible aged spit or vomit and other liquids on the walls that was at least a week old ( did the linen get changed during this week?) wet areas are rarely if ever cleaned, room is very noisy because you are beside reception and under a staircase. Room security is a dodgy lock (see other reviews re security - they are true). This place is uninhabitable, we paid $150 eu, for that we could get a room elsewhere (which we did) that is 3*** or better, Avondale would be lucky to rate as 1* accomodation and you would only stay there if you were desperate. I seriously feel sorry for the staff having to continually apologise to disgruntled guests who have been duped into paying for overpriced fees for severely sub standard accomodation. We were lucky enough to get a refund but we also obtained a heap of photographs to support our request! Please please, please avoid this venue and do your research on other forums, this place is a tip!

One night stay at the Avondale
I found the hotel and its location fairly scary, homeless people, drunks, a large variety of life. The condition of the hotel on the outside was rundown and the inside was not much better. Really poor condition. Everywhere was dirty and old and I wasn't sure if I would stay. The room itself was old and tired looking. The shower and sink in the room were clean and the bed and bedding were clean as were the towels. The carpet was questionable, I really don't like carpets in hotel rooms as you have no idea what is in them or on them so I always have slippers with me. The occupants of the room next to me had a child with them who screamed and kicked furniture and the door for most of the evening so that was unpleasant. The bed was comfortable although I didn't sleep much as I was worried about what was going on around me.

Unclean and uncomfortable
When booking this online I was happy to stay here as the rooms seemed small but clean in the rooms, although I was placed in a much smaller room close to reception. The windows were cracked and the room was unclean. The room itself was dirty and the TV that had been advertised was not useable. The breakfasts in the morning were quite good and the staff did their best. Would not recommend overall!

Get what you pay for
This place is in a great location in walkable distances from downtown area and we were looking for a cheaper option, but it is definitely "get what you pay for." The positives were: hot water, staff was very nice and a good breakfast. The negatives were: noise, something living in the ceiling (we just hoped it was pigeons), condition of room, overall cleanliness, bed comfort, people under the window smoking and noise. Overall we did go for low cost so in the end, we agreed that is what we got.

Room from Hell .
The room we were assigned was a health hazard . The shower room / toilet was smelly beyond belief - I suspect a fractured waste pipe ! We were switched to another room which was slightly better , but both my wife and myself decided to wait until the next day when we moved into the Charles Stewart to have a shower .. By far the worst place I've ever stayed in - never again .

Great location, great staff, great breakfast. Shabby room ensuite was 3 separate locations for sink, shower and toilet. Rear part of hotel was quiet. Car parking is available for 12.50 euro ( normally 26 euro for 24 hours) with a discount coupon from hotel. Parking is very tight in a very clean and tidy site about 1/4 mile away at Marlborough and Caragh B???

Worth it if you want a cheaper stay in Dublin Central, its close to the Temple river side area and 20 mins walk to the distilleries. Had a shower cubicle, basin and tv in our very narrow room. The shared toilet is out in the corridor. Fry up for breakfast was great and the waitresses were friendly. Ultimately, a no frills hotel just to lay your head, close to Dublins landmarks.

Moldy, dirty room. Front desk is cold and not helpful. Our room was extremely loud because it was next to the front desk and we had to listen to guests buzzing in all night. We were also greeted by a massive spider in our bed. Bathrooms were upstairs from us and that was an extra uncomfortable reality. Never again.

Easy to find and a friendly greeting the room was on the top floor but it was clean and the bed was comfortable it had a sink a shower and a TV the breakfast was very good and staff were friendly.

A bit seedy and rundown but, to be honest, for the price I paid I expected it to be a lot worse than it was. The shared toilet was a bit annoying but the staff were friendly and helpful and the breakfast was good. All clean enough, generally more than acceptable and I've certainly stayed in worse places. Good central location too, although Gardiner Street is a bit sleazy. If you're looking for luxury forget it but if you're less demanding and on a budget this place will do the trick.

Very poor experience with this Guesthouse. The room was small, dirty, and dangerous. The room had a broken window, no curtains and as a ground floor room looked out into a filthy courtyard. An electrical socket was also coming away from the wall. The staff were unhelpful and not particularly friendly. In the end I had to abandon the place and stay elsewhere.

Windows would need a few more layers of glass as noise from traffic outside was terrible. Put on my earphones was a solution. Shower not working in room. Good points Room clean and breakfast tasty. And it is right in city centre.

Bad for a hostel, terrible as a hotel
Since we just needed this place to sleep, I had very low standards going in. I was fine with the run-down property and room, the shared toilets, the poor insulation leading to cold nights and a view of barbed wire fences out my window. What I was not okay with was the beyond-awful service. The manager on duty was incredibly rude and one of the few people in all of Ireland incapable of being friendly. He should have no place being in any customer-facing role. Overall, terrible place and worse people - definitely not worth the price hike. Also, though far from the main issue, the breakfast was greasy.
