Cosy apartment with amazing views
We had a lovely 4 night stay at the apartment (2 adults, 2 children). Apartment was lovely and cosy, well equipped and the beds were very comfortable. Instow is a lovely place to visit and the views from the apartment are stunning. Would definitely recommend going to The Boathouse for a meal. There are two sets of stairs up to the apartment, which is part of the owners property (but don't worry you wouldn't know they were there, the apartment is very private) so not for those with mobility issues but fine for us. Our second visit to Instow and we will definitely return to the area and to this lovely apartment :)

The Perfect Getaway & The Most Gracious Hosts.
I stayed in Jane and Liam's lovely flat for near on a month; I was dealing with some pretty tough grief after losing my Mum and felt I needed a good amount of time away to process many things in a peaceful and calming environment. That's exactly what Instow and the accommodation helped me to do!. The flat was beautifully presented, in immaculate order and best of all, I could watch the serene sunsets and spectacular scenery through the lounge and bedroom windows every day/night. Never-mind that I witnessed the most amount of stunning rainbows that I've ever seen in 28 days! Nothing was too much trouble for Jane and Liam; they were so kind and caring and above all very empathetic. I wish I could have stayed another month!! Thank you both for providing me with everything I could have asked for and so much more. With love Jo xx

Moorings View was just great. We were late getting there, but the hosts put off plans so they could welcome us & show us around. They left a box of shortbread, bottle of wine & enough essentials to see us through the next morning of tea & coffee. Unit was sparkling clean, well presented & very "homey". Victorian architecture, but modern fits & finishes made for the perfect combination, including the world's best shower, IMHO. Beautiful views from all windows over the estuary allowed us to see the tides come & go, which was surprisingly interesting! It's only a short, 5-10 min. walk, via a private walkway through the property's garden to the waterfront. Enough dining options were there including pubs, restaurants & a terrific cafe. Couldn't have asked for a better place to stay during our North Devon visit.

What a view.
The property was spotless and fresh and a wonderful place to relax and come home to. Sunrise and sun set over the Estuary is absolutely beautiful. The owners were really lovely and helpful. Little touches that were left for us was binoculars to watch the yaught club school and other boats on the water, and Westward Ho! opposite. The book shelf was full of a variety of fiction/non fiction, puzzles,games, books and maps about the area. Even a bottle of wine and biscuits. Thank you We absolutely loved our stay and would recommend without question. There is no access for disabled as there are stairs up to the apartment.

Stunning views!
A wonderful fews had by our family of 4. (Including 2 teenage girls). Spotless apartment, well equipped, very comfy beds with absolutely beautiful views from both bedrooms and large, cosy living/dining room. Sunsets over Appledore are particularly impressive. Jane and Liam really attentive and kindly let us store our bikes so we could explore the Tarka Trail. Cycled to Torrington and back and enjoyed refreshments in Puffing Billy. Short walk from apartment to local pubs serving good local food and drinks along the beach front in Instow. Would highly recommend Moorings View apartment and hope to return one day.

Perfect to unwind
The perfect spot to relax and unwind. Stunning views of the estuary, and the most beautiful sunsets. The apartment is immaculate, very well equipped, and comfortable. We walked along the Tarka Trail and round to Appledore via Bideford then took the ferry back to Instow. Ate at a Thai restaurant in Westward Ho, Moran’s, which had a separate vegan menu. Johns of Instow is well stocked for basics and treats. Instow pub was, for us, too frantic and our food was poor. Loved it, we’ll definitely return.

Beautiful quiet property with stunning views
We have just spent 4 days staying here and enjoyed every second of it. The apartment was spotless! The bed was extremely comfortable. The owner was very helpful and accommodating. The views from all the windows are beautiful and it is incredibly quiet! We left after 4 days wishing we had booked for 7 or more! but, more importantly, we left feeling refreshed and calm. Instow village itself is charming with a lovely cafe (John's) and a fabulous gastro pub (The Instow Arms). We can't wait to come back again. Thank you Liam and Jane!

Great property in superb location
The accommodation, which is the whole top floor of a large and interesting established house, is very comfortable, clean and well furnished. Two large bedrooms. The house is well above the the harbour and so the views out over the anchorage and river, from all the rooms, across to Appledore, are simply fantastic. Instow is a a good place to stay, with lots to do in all directions. It's a quiet little village with an old and pretty harbour-side frontage. Appledore, over the river, is larger, as is Bideford up-stream. Would be happy to return.

Lovely apartment with a fantastic view
The apartment is so conveniently located to explore this lovely part of Devon. Everything in Instow itself was just steps away from the property including the lovely wide ( when the tide is out) beach, Johns of Instow cafe and deli and our favourite restaurants/bars, the Quay Inn and the Instow arms. Communication with our hosts, Liam and Jane both before and after arrival could not have been easier or more welcoming. The apartment itself was spotlessly clean, comfortable and very well furnished and equipped with absolutely everything you could need. We very much appreciated the drinks and shortbread provided. The views from the apartment over the estuary are simply stunning and add to the feeling of relaxation. I would highly recommend a stay at Moorings view.

Apartment with beautiful views overlooking the River Torridge
We had an enjoyable stay in this excellent apartment which has fantastic views over the River Torridge and Appledore. Liam & Jane were excellent hosts and made us feel at home straight away.We would definitely recommend Moorings and Instow is ideally placed to explore North Devon. We hope to return in the future.

Fabulous Week at Moorings View Instow
We had an absolutely fantastic week staying at Moorings View apartment. The apartment was simply beautiful, spotlessly clean, well equipped and in a perfect location for taking in the estuary views and exploring the local area. Liam and Jane were exceptionally lovely hosts, providing a helpful and friendly welcome explaining about the property, answering any questions we had throughout the stay, providing safe storage for our bikes and being extremely kind and helpful when our car broke down! We could not have asked for more. The very short stroll to the estuary, beach, pubs and deli serving delicious fresh bread and treats made it a perfect location. As did being right on the Tarka bike trail which was great to visit other local towns (Bideford, Barnstaple and beyond) with the kids, being flat and paved met with less resistance! The fantastic and large sandy beaches of Westward Ho!, Saunton Sands and others are within easy drive. We also easily made it along to Hartland Peninsula to explore, including Clovelly, & Hartland Quay. Plenty of beaches to discover with rock pools and cliffs and of course the South West Coast Path. We had such a fantastic week, would definitely recommend the apartment and holidaying in Instow. Thank you Liam and Jane!

It was an easy process to book and Liam and Jane made us very welcome. The property had magnificent views and was very well equipped. The welcome drinks were very much appreciated. A parking space off the road was also provided which was an added bonus. A lovely stay had by all.

Absolutely superb
A very last minute opportunity to head away for a few days had me madly searching for anywhere in Devon or Cornwall. My only criteria - sea views, on-site car parking and as near to the beach as possible as I love an early morning walk. This fabulous apartment appeared on my screen and my search was over. Booked and on the road soon after. Did it match our expectations? It surpassed them by far. The location is wonderful; the views a constant amazing changing picture; the apartment just perfect - beautifully and thoughtfully decorated, very comfortable and absolutely everything provided. The owners and son were very friendly and helpful - it was a real treat to stay and we will be back!! We hadn't been to Instow before - a great discovery. We walked to Bideford along the Tarka Trail and another day even further to Appledore, timing it just right to get the little, very friendly and wonderful volunteer run ferry back. The local 'The Quay' was our favourite - great pub food and an excellent pint. The beach stretches endlessly when the tide is out - littered with many boats that bob up and down when the tide turns. Magical. But ignore all this- it's our new secret haven so I'm keeping quiet about it!

Lovely apartment within walking distance to Instow beach
A lovely apartment with great views of the River Torridge and Appledore in the distance. It was fully equipped for a self catering holiday, with added touches which we appreciated. There's also an off road parking space. Great hosts, who live downstairs and were available for any advice, if needed. My sons had a spacious bedroom, their only complaint was the speed of the broadband, but they are spoilt with our superfast package at home. I would definitely recommend this accommodation, it had everything we needed and more, in a lovely area of North Devon.

A fabulous week
We had such a lovely time, and simply love this part of the world. Our hosts were very helpful throughout. The location is perfect, with a lovely walk down to the main instow road with plenty of pubs and places to eat. The morning and evening views are simply stunning. Highly recommend.

High quality apartment
We have just had a fantastic stay in this apartment for a mid week break. The standard of the accommodation is very high , all the advantages of spacious rooms of an older building , but it has been tastefully made contemporary without losing the character. Everything you need has been thought of and provided , very clean, extremely comfy beds and of course that wonderful view from both bedrooms and the sitting room. The owners are helpful, warm and friendly without being intrusive . Location is perfect , a few metres from the front at Instow and four pubs and restaurants very close by , all providing excellent food and very friendly service . We have done a lot of self catering holidays throughout the uk , but Instow and Moorings View is probably one of the ones we have felt most at home at , we hope to return .

The Moorings at Instow.
The property has a fabulous view across the estuary. The apartment is a home from home, very comfortable. A short walk to the sea front and sandy beach. John’s Deli on the seafront selling amongst other things delicious Devon pasties. Liam and Jane are very welcoming and friendly. I would heartily recommend this property!

This place is a jewel and I almost don't want to tell you how good it is!
Moorings view is a beautiful apartment and Liam, Jane and family are incredible hosts. We had such a warm welcome when we arrived. The apartment is light and airy and tastefully decorated. You could not wish for more with comfortable beds, fluffy quilts and pillows and plenty of storage space (including hangers!). Rverything was spotlessly clean. The galley kitchen off the living room has a surprising amount of storage and is fully equipped for self catering. We were pleasantly surprised by the range of tea and coffee provided and how delightful to find not just milk but beer and wine in the fridge too. Guestd also have the use of a drying room downstairs, great for wet towels, beach gear etc.... and for warming your feet. My favourite part of the apartment has to be the cushioned window seats with views over the estuary and the gorgeous sunsets. After a hard day's playing on the local beaches, to sit and watch the colours change from that window seat with a glass of wine was an absolute joy. You also have the use of their very pretty garden, from which there is a path down to the harbour and the local pubs offering excellent food. The local deli is well stocked with everything you'll need for reakfasts, picnics and evening meals. It's a beautiful area and we will be returning to enjoy Liam and Janes hospitality as soon as we can. This 5 out of 5 rating is very much deserved.

We had a fantastic stay in such wonderful accommodation with interesting history. The views were amazing and we were so lucky with the weather. Liam and Jane are lovely hosts,very generous and accommodating. The four of us, my sister in law and husband and our selves will visit again as soon as we are able to. Excellent apartment with stunning views
This is the best equipped accommodation we’ve stayed in. All the rooms are beautifully furnished and there are lots of little luxuries provided, which we really appreciated. We would happily stay again!
We just got back from our Devon holiday and feel recharged and happy. It is a wonderful flat, spotlessly clean, breathtaking views from every room. Really light and airy and It has plenty of room for a family of four. Kitchen is well kitted out and the beds are very comfortable. Liam and Jane are perfect hosts that are on hand should you need them. But the star of the show has to be, Missy, their 6 month old puppy. We all fell in love with her, she is a delight!

Best EVER stay in Devon
We have just returned from an amazing week in Instow - and whilst I've never returned to a holiday flat I've stayed at, I will be returning to this one. We've been to Devon a number of times as a family, and this one by far exceeds any rental we've stayed at. It ticks ALL the boxes - near to a beach, near to pubs and restaurants, within a short drive to a surfing beach, fantastic views from the flat of the estuary, next to the Tarka Trail - it has everything! The flat is excellent - the kids had a big room to themselves and the kitchen has everything you need (should you wish to cook!). The view is amazing from all the rooms. I can't recommend this flat highly enough - we had the best time here. There are so many things to do in the surrounding area - even if the sun isn't out!

Schöne Wohnung, toller Ausblick
Eine Wohnung mit Blick auf die Flussmündung, Ausstattung vollständig. Sehr guter Kontakt mit den Vermietern, die bei allen Fragen/Problemen umgehend helfen konnten und auch immer mal zu einem kleinen Plausch bereit waren. Instow liegt an der Einmündung von Taw und Torridge ins Meer, mit Blick aufs gegenüberliegende Appledore. Wanderwege, Ausflugsmöglichkeiten, einige gute Pubs am Ort, zum Einkaufen (leider nur) ein Deli.
