Beautiful 9-bedroom home in the heart of Winter Park. Enjoy our quiet and relaxing atmosphere, most suited for families and quiet adult getaways. You are minutes from downtown shopping, dining, and the resort! Three family rooms, pool table, and hot tub. Five king bedrooms (3 suites), Three queen bedrooms, and a bunk area with custom full over full bunks. Fully stocked kitchen and lots of room for the whole family to enjoy the mountains! Please check all house rules to avoid penalties and see nighty minimums below. Our beautiful home is on a large lot with views of the mountains right out your window. Enjoy the mountain feel, while sitting in your private hot tub. This mountain home is just minutes away from world class downhill skiing, cross country skiing, snowmobiling, as well as the Fraser tubing hills. Summer activities offer hiking, mountain biking, rafting, golf, fishing, boating, as well as activities at the base of Winter Park Ski resort. Our home also offers high end amenities you would expect in the perfect vacation home: Flat Screen TV's, Xbox one game system, two gas fireplace's, and games for everyone to enjoy! Please check on dates, even if booked. We have 11 other houses in the same neighborhood Our home has 9 Bedrooms, 6 bathrooms, sleeps up to 19 comfortably! Our main level offers our kitchen and dining area, 2 family rooms, the master bedroom with ensuite bath, a king and queen bedroom with a shared hall bath, and 2 queen bedrooms with a jack and jill bath. Our upstairs level offers 2 king suites with full size sleeper sofa's in each bedroom. Our basement level offers our custom built full over full bunk beds (4 full size beds total), a king bedroom, a sleeper sofa, a full bathroom, and our pool table! The kitchen is fully stocked with all the appliances, dishes, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home. Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home! Our home has all the entertainment amenities that you want. Both living areas feature High Definition TVs with cable TV. Each bedroom is also fitted with a smart TV. Additionally, we have an Xbox One game system for you to enjoy with a small collection of games for your use. All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker). High speed internet with Wi-Fi connection of course is a must! We have an outdoor hot tub that is located on the lower back patio. Please be aware our HOA is very strict and we do have mandatory quiet time hours between 9pm and 7am. During these times outdoor and hot tub use is restricted, and any audible noise that can be heard outside coming from inside the home is prohibited with fine of $1500 for violations. We do use Noiseaware to monitor noise levels both indoor and outdoor, we do also have an outdoor camera. Get ready to make some wonderful memories here in Winter Park and at our beautiful mountain home! House Rules 1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense. 2.) No events of any kind permitted at anytime. Violations will result in immediate eviction and $1500 fine. 3.) No outdoor fires are permitted at anytime. 4.) No more than our stated allowed number of 8 vehicles total at our home. No on-street parking allowed at anytime. Our HOA does fine and tow and you will be responsible for any fine incurred. 5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out. 6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 7.) No boats or trailers are to be parked at our rental properties. Any fines from the home owner association, as a result of this broken rule, will be charged to the refundable deposit. We had 4 families together for a family vacation of 17\. The house accommodated us very well. Enough bathrooms for all families is a must and this was perfect. The large kitchen and living area was wonderful. We cooked every day, breakfast and most dinners. Enough room for all to be together. We made new memories playing games in the very large family room. It is also very convenient to town either by walking or biking. It was large enough to accommodate everyone. The home is in town so it’s a perfect distance from everything. We were 8 minutes from snow tubing and 11 minutes from the ski resort. The home had a large & warm 4 car garage. The kitchen was stocked with anything you could possibly need to cook breakfast or host dinner. The home has a substantial amount of space from its neighbors, allowing you and your guest privacy. Everyone in town is very friendly and accommodating. The rental host made it easy for me to contact them for anything. However, the place was perfectly prepared, which resulted in me not requesting anything. The home has many games, which the kids, teens and young adults enjoyed. From the gaming system & pool table down stairs to the jenga & card games available upstairs. This was our first family ski trip and we have considered adding it to our list of routine family vacations. Thank you so much for your outstanding hospitality, you were a wonderful host. There were a few things that were not working correctly. We called and someone came out and fixed things promptly. We also let you know about things that were probably broken from earlier stays. When the gentleman came out to assist us, he made note of some things so he could order parts to repair. The 2nd refrigerator didn’t work when we got there. We were planning on grilling and the grill didn’t work either. They need to have screens for all the windows cause it was warm in some rooms. There were no extra supplies, such as paper towels, toilet paper, or trash bags. I had to ask multiple times to get these items. We had to go out and buy paper towels and toilet paper. I wanted to leave a good review about how the team talked to us and resolved the issues we dealt with, but they never provided customer service. The dishwasher was broken, the ice maker was broken, the windows lacked screens and many were broken. It was eighty degrees on the top floor bedrooms and the fans left to try and cool the rooms were caked with dust which triggered major allergies. Trash was stuffed under the bed in the basement, and 6 (yes 6!) prescription and non prescription medications were found laying around. Thankfully, our three year old didn’t find them first! We’ve waited two weeks to have the issues addressed, but no such luck. I was hoping to be able to say that at least the customer service was responsive, but no such luck. The owners were very communicative during the process but be sure to read everything you get - many of their policies were listed differently than what it says on VRBO. (Cancellation policy, check in/check out times, etc) The property has a lot of very steep stairs so be aware of that if you have any seniors in your group! The home has many quite areas for when you need to unwind, however the common spaces allowed enough room for family game nights and meal times. The pictures don’t do this house justice. Plenty of room for all of us. Getting to the resort for skiing was extremely easy. We made some wonderful memories and our trip was a huge success.
