Villa Rose is a stylish beautifully renovated villa with private lake access 2mn walk from the house, stunning lake and mountains views, and a large private pool, a perfect place to enjoy a peaceful and relaxing holiday along the stunning lake Annecy. Beside enjoying the pool and the vast and perfectly maintained grounds and terraces, you will be spoilt with the choice of activities available; water sports, tennis, cycling, trail walking/running, paragliding, golf, and so much more.

The Villa Rose is a traditional savoyarde chalet recently entirely refurbished and modernised

The villa features the main house, a Maisonette and beautiful grounds with a large swimming pool overlooking the lake.

The Main house: you enter the house via a high ceiling open hallway with a staircase to the upper floors. The hallway leads into the large lounge/kitchen/dining area, flood with light from the large bay windows leading onto the front terrasse, garden and overlooking the lake and mountains.
A brand new, fully equipped but minimalist kitchen opens up to the dining space to seat 10 and a back kitchen hides away the large American style fridge, quality appliances and storage.
The generous dining areas opens up to the elegant yet cosy lounge with 3 large designer sofas, TV corner and views over the lake.
On this level is also Bedroom 1, a generous bedroom with double bed, ensuite shower and TV and a separate WC.

On the first floor are 3 double bedrooms:
- the master bedroom (bedroom 2): a spacious room with a king size bed, daybed, ensuite bathroom with bath, shower and WC, and walking wardrobe. This room opens up to lake front balcony.
- Bedroom 3: a large bedroom on a jungle theme with 2 single beds (can be presented as 1 king size bed if required) with access to the lakefront baclony
- Bedroom 4: bedroom with a standard double bed and large desk.
- Family bathroom with bath and WC

On the top floor in a beautiful roof space with a large triangular bay window overlooking the lake. Peaceful and quiet this is the Zen zone of the house, where you may relax, read, rest, listen to music on the numerous sofas, poufs and hanging pods available.

Further entertainment space is available on the lower ground floor with the TV room and its large cosy sofas and games.

Detached from the main house is the Maisonette: equipped with a large double bed and very high ceilings, a shower room with WC, mini fridge and tea and coffee facilities, this space is perfect for intimacy and quiet. the large sliding doors open up to a terrasse overlooking the lake and garden, a perfect spot for morning yoga, or a quite coffee!

Outdoor Spaces:
- Pool: The villa beautiful pool is 8x4m with a decked area and sunloungers. It is surrounded with an impeccable lawn and amazing views over the lake.

- Lake access: Guests also have access to a private lake access. The lake access is not from the property itself, it is a 2mn walk down the side road .

- The front terrasse of the house is sheltered under a semi glass roof, has a large outdoor table to seat 10 and a Bbq. It is also a great space for yoga and enjoying the views even on rainy days!

- A large garage is available for 2/3 cars or 2 cars and plenty of space to store bikes and watersport equipment. It is also equipped with a fast charging electric car station.

The villa is located half way between Veyrier du Lac and Menthon St Bernard. It take 5mn by bike on the cycle lane, 2mn by car to reach either villages and the shops and restaurants.
In Veyrier: bakery, grocer, pizzeria, Restaurants (Yoann Conte, Le Pecheur Bleu 1801)
In Menthon: bakery, grocer, butchers, newspaper shops, restaurants (cafe de la Place, Osmose, Le Confidentiel, Cafe du Port, L'Imprévu, pharmacy and doctors.

Both villages have nautical centers where you can hire paddle boards, kayaks, pedaloes and boats. The villages' plage are great for families with young children with paddling pools, shallow swimming areas, jumping platforms etc. They also have snack bars and restaurants.
In Menthon you have free access to the lake all along the promenade, port and all the way to the Palais de Menthon.

Just along the house is the cycle lane that goes all around the lake, now fully secured. It is a great run for all the family and you can easily reach Annecy on one side and Talloires and Angon's lovely beaches and the south of the lake and stop anywhere along the waterfront to enjoy a swim.

The guest has access to the entire villa.

Walking distance to the lovely character villages of Veyrier and menthon st Bernard. Right next to the lake with stunning views of lake and surrounding mountains. Bicycle lane next to the property.

The villa is conveniently located between Veyrier-du-lac and Menthon-St-Bernard village centers, both only a few minute walk/cycle away, where you will find all the amenities you may need.
