"Arrived to a closed office at 6:30 pm There is no cell service and the WiFi didn’t work. When you could finally pick up one bar of WiFi, the password didn’t work. Many attempts on various devices. This isn’t safe to have no cell service, no WiFi and no staff. Especially in an area that massively flooded last year and there was a thunderstorm last night."

"Group of 5 adults and 3 grand kids ages 16-10. Property as described conveniently located to Frio River and downtown Leaky. Nice area on river bank to sit and watch kids swing on rope out into a deeper section. Our grand kids enjoyed this tremendously! Access to a private dumpster was nice as we brought several ice chests filled with home made meals and disposable serving ware to save both time and expense. Outside fire pit was a great evening wind down. We brought cut fire wood but plenty was available."

"The house was very clean, well stocked kitchen and linens/towels. Two full size refrigerators was really convenient, we had food in one and drinks in the other. Check in & out was simple. The Hacienda decor inside & outside is nice and had a relaxing vibe! The hot tub on the patio was perfect for hanging out, we kept the heat down to more of a room temperature feel for entertaining the grandkids while taking a break from the river. The views of the river, giant trees, butterflies and birds is spot on as well. We all loved watching the mass quantity of fireflies each evening, with all the native plants and trees it made for a magical experience! A great place for a large group because of the house size, the extra large patio area and vast, separate fire pit seating area, volleyball net and multiple swings, picnic tables throughout the shady lawn area between the deck and river with thick green grass you could walk barefoot through! It’s a large property with total privacy! Also, a shout out to The Lost Maples Cafe in Utopia, incredible food, pie and excellent prices and service!"

"Very sweet property. Great water access for relaxing on a tube or fishing. Enjoyed the fire pit a lot. The house has a ton of space! Perfect for our family of 8. Everyone had a bed with room to spare. The evenings here are so peaceful. It’s beautiful!"
