A few things to note: — The pool is not heated. — The extra bed (4th bed) is paired with a half bathroom and located in the open space behind the kitchen without a door — No swimming towels provided outdoors for hygiene concerns; please use bath towels as swimming towels — No remote garage opener; you can only open the garage from inside — We could NOT accommodate late checkouts due to cleaning scheduling \_\_\_\_\_\_\_\_\_\_\_\_\_\_ House Rules All guests making a reservation agrees to our house rules as follows: — NO SMOKING: We have a very strict no-smoking policy (strictly no use of cannabis, e-cigarettes, tobacco, or anything alike). Any traces of smoking inside the property will result in a penalty of $1,000. — PUT TRASH IN BAG: Unbagged trash is extremely hard to take out and will be subject to extra cleaning fee of $100\. — NO PARTIES OR EVENTS: Maximal number of guests allowed is 8, with additional fees added from 6 guests. $500 fine against the rule. Cops will be called and legal actions will be taken if you host an event or throw a party at our property. Groups of visitors and party size visitors are not allowed. Please ask for approval if you have visitors, and fees for additional guests will apply. — QUIET HOURS: 8pm and 8 am. Keep outside noise low during this time and please move conversations inside. The home is located in a family neighborhood and only suitable for families, business professionals and quieter groups. Please be respectful of the neighbors. Loud, late night disturbances WILL be fined $1,000 accordingly. — PET RULES: Max. of 2 pets and service animals ($79 per pet, per stay) are allowed inside the property. $250 per pet fee for any non-disclosed pets brought on property. No pets are allowed in bed. Our yard is fully fenced for your pets to roam, but please do clean up after your pets. All pet waste must be picked up and disposed of. Any trace of pet pollution (from poop, pee, and fur) will be subject to a $200 additional cleaning fee. Any pet damage (to furniture, flooring, walls, etc.), once found, will be subject to replacement or repair costs. — STAIR SAFETY. Balusters on staircases are wide. Some small children may fit through or get an arm, leg or their head stuck between the treads or railings. Please watch your children at all time! Also watch your steps at all time! — GYM SAFETY. Guests use exercise equipment at their own risk. We are not responsible for any injury caused from your own exercises. — POOL SAFETY: Guests should use the pool at their own risk. The pool is not fenced. Safety guards are not on duty. Those who cannot swim, children, infants, and pets must NOT use the pool. No diving. No Running. Guests are responsible for the safety of ALL guests. That means anyone on the property during the guests’ stay, invited or not. Guests are also responsible for the safety/maintenance of pool equipment and must inform us if anything isn’t functioning properly. The owner and the property management company are not liable for any incidents with regard to the pool, balcony, and stairs. — POOL CLEANING (by human): Our human pool technician visits the pool every Thursday. However, winds may bring tree leaves and debris. You may need to use the provided pool gears to clean it yourself before using the pool. Please refill the pool by hose if the water level goes down. — POOL CLEANING (by robot vacuum): Our robotic pool vacuum runs 8 hours everyday in the pool. It is supposed to be hooked up; otherwise the pool could not be cleaned. If you want to put the robotic pool vacuum out of the water on the shore you could, but please keep it hooked at all times. Home was clean, and everything worked. We did have an issue with the door locking mechanism and the owner responded quickly and solved the problem. The house heated quickly. Did not use the air conditioner. Quiet neighborhood. This is about our sixth VRBO that we have stayed at and compared to all the others this home lacked amenities that we came to expect from renting from VRBO. For example, we had enough towels for the two of us but nothing extra. Only one kitchen towel was provided and no towels for the bath on the main floor. Detergent pods were provided but no dryer sheets or softener. The projection TV was a nice unique touch. We did not use the pool; too cool, the pool maintenance people tried their best to keep the pool clean. We came to expect when renting from VRBO such items as an umbrella, extension cords, tissues, local information and plenty of seasonings in the kitchen but here only the very basics were provided by the owners. The furniture was basic, the kitchen table was small if you had 6 people and the furniture could use updating. Finally, we must mention the view from both the back porch and upstairs veranda. It was a magnificent view of the Catalina Mountains and the arroyo right below us. I discovered a walking trail that goes through the arroyo and right in back of the house. Overall, we felt that we did not get the value for what we paid during this stay compared to the other VRBOs we have stayed at. ##### Nicholas F. This home has a lovely desert view in a quiet neighborhood, and is very comfortable. The furnishings were simple, but adequate for our needs - this might be why the price is so VERY reasonable when compared with similar properties. We had one minor issue with the upstairs TV - their technician came over at our convenience and the problem with quickly solved. The views from the back deck and pool area did not disappoint. The owners go to great lengths to ensure that their guests understand the entire process of checking in, checking out and house rules. Everything in the house is clearly labeled. The layout was great as all bedrooms were upstairs allowing for a good amount of privacy. Beds were very comfortable and appeared to be high quality memory foam. The only drawback was the furniture throughout the house. The dining table and chairs seemed more appropriate for children and the upstairs deck only had a small camp style table with two very small and flimsy folding chairs. Outdoor furniture by the pool was limited so only two people could sit, but comfortable overall. There is no outdoor grill so plan meal prep accordingly. However, the house looked tired. The furniture was old, as was the decor. Christmas decorations were still up in March. The beds were uncomfortable, and the tub/shower combos had anti-slip tape on the bottom which made taking baths also highly uncomfortable. The rug going up the stairs and upstairs looked dirty and old, and we believe may have caused some allergy issues. There was limited outdoor furniture, and it too was old and not in great shape. The house is located in a very quiet, safe, centrally located Oro Valley neighborhood -- easy access to groceries, restaurants and the greater Tucson area where we were playing golf each day. The owners were very responsive and thorough, which made the entire process very easy. It was a chilly week in Tucson so we didn't use the pool. Instant communications, which made things so easy and flowing with our booking and stay. The home is super clean, very well equipped, and relaxing. Stayed in winter, so no swimming for us!..lol. But the pool was sparkling clean like the rest of the property. The views from the master are beautiful. Rainy while we were there, so we had fun watching the big screen projector in the Living room and had a cozy relaxing time. Our 2 puppies loved their getaway too! Just the 2 of us and our puppies, so much of the house went unused, great house for family and/or lots of guests. It was raining so we were not able to utilize the pool during our stay. The garage was a nice feature to keep our cycling hear and SUV stored. It is in the suburbs, and the back pool area faces the mountains and a hiking area that is filled with birds. There is also a deck off of the main bedroom. Sitting by the pool and enjoying the scenery was the highlight of our trip. One day, the temps rose to 109F, and we were glad to have the pool. Luckily, our dog was not interested in the pool as dogs are not allowed. The beds were comfortable and all the rooms were very clean. The living room is comfortable, and we enjoyed the large screen projector. The kitchen was well appointed and all the drawers were labeled which was great! So thoughtful! The house is close to Catalina State Park which we loved. We also visited Saguaro National Park, and we took our dog for a nice walk to the botanical gardens. Had great Sonoran Mexican food at La Hacienda. Everything is close by. We were really comfortable here, and we definitely recommend this place! ##### Carol L. The property is lovely with the Mountain View and the wildlife seen just beyond the fence. Bring your binoculars for observing the wildlife. The pool was wonderful to relax in. Bring something for floating in if you want. They provide a couple of pool noodles and other random items for the pool. We brought our own float. The property owners even labeled where everything is located in each cabinet or closet for easy finding. This is the first time I have seen anyone do this. It was a great idea on their part!
