Nice Quiet Place
Stay was comfortable and service was good. A little inconvenient for the hotel lobby to be on the 16th floor. But is right next to the station and the mall.

Nice Seaside Hotel
Service was good and the staff were very helpful. Nice lobby and view of the area. Convenient location with a department store, convenient stores, and station all right next to the hotel. Rooms were comfortable enough despite being a bit small.

They held our luggage for us while we went to Odaiba and around town both before check in and after we checked out! This was fantastically helpful. Breakfast on property was delicious and reasonably priced, everyone was super friendly and helpful. It was a little warm, but for the location and services that was just a minor problem. Would definitely stay again!

Fantastic find for Bayside Tokyo
Sotetsu Grand Fresa Shinagawa has an excellent location right on the Rinkai subway line. There is a small shopping mall with restaurants and cafes in the same complex. For the price, this hotel room was a steal. It did smell faintly of cigarettes, which was an unpleasant surprise, but the whole hotel is smoke-free currently.

Hotel was located on the 16th floor of a building situated very conveniently to the train station. The hotel had a newly-built feel to it. Very clean and modern. The check in/check out process was streamlined with automated kiosks, which were a big plus if you check in at the same time as a few other guests. The restaurant in the lobby was good. The breakfast was 1300yen per person if you didn't have breakfast included in your stay. The food selection was great, and everything I tried tasted very good. I would definitely recommend this hotel if you are looking for someplace near Haneda Airport or near Odaiba!

It's very close to Odaiba. We didn't like that we were asked to check-out at 10am when our reservation said 11am. The front lady was very polite about the confusion, though.

Five Stars for Convenience
Great location next to Aeon department store, eateries, Lawson's and Family Mart, JP ATM, and most importantly the Rinkai Line (never crowded direct ride to west side of Tokyo) all on floor B1. Unobstructed views as across the street is a car park. Coin laundry on 17 and 20. Only minor complaint was comfort - my bed was a bit stiff and one of the 3 rooms we had was a bit hot at times. Location and service made up for all of that though.

Upstairs from Shinagawa Seaside station and lots to eat in the area. Easy to get to Odaiba and staff was friendly. The room was average size with a view of a river, harbor, and other high rises.

Hotel room booking contradiction
I've booked a double bed room ( I have an option to choose 2 beds) but when I reached the hotel they can only offered a semi-double room as my booking was a economy room (although it shown a double bed room), so I have to pay additional JPY1,000.- per night to get a double bed room. In the booking process I didn't aware it was a economy room or not as I only had to select double bed or 2 beds which was both at same price. As such I want to ask the hotel why they offered double bed or 2 beds room but in a economy room ? What will happened if my booking was selected a 2 beds room ? I didn't want to argue with the customer service as she only shown me the room category indicated that economy room means semi-double bed room.

The sunroute seaside station is conveniently located directly above the rinkai seaside station. A life saver when you’ve been out and about all day and return at night. Just go right up to your hotel room from the station. Hungry or thirsty? There’s a Lawson conbi, Aeon depato, Starbucks, Burger King, cafes, italian restaurants and other stores in the same complex. The downside-no non-smoking rooms... this is a potential issue for people with allergies or respiratory issues. I don’t have any, however, I am a non-smoker and I could detect a lingering smell of cigarettes in my room and hotel elevators. The hotel provides a humidifier/air purifier in the room which helps a bit. There is a mini fridge in the room that didn’t work very well. Lastly, the Rikai line is not a JR line so you may have to transfer lines more ofteteb

It’s okay but a bit inconvenient off of the Rinkai line. It’s also a little annoying to have to take an elevator to the 16th floor lobby and then a separate one to your room. The room was slightly bigger than a standard business hotel room in Japan; however, I got a sore throat from the air conditioning after 10 days there. No gym, no real amenities.

Great Central Location for Tokyo and Disney
We had a great stay here. Super convenient to the metro. Wish we had had the breakfast every day because it was delicious but glad we got it the last day! Great service, stylish, contemporary.

This hotel was the perfect location fo visiting Tokyo! It is centrally located to all the major tourist areas as well as 30 minutes the o the Haneda airport. Rooms were a decent size and had all the amenities needed. We basically just slept at the hotel. If going to Tokyo again I would definitely stay ther.

Great amenities.
I was able to upgrade to the “Ladies Room” for very small fee. They gave me a goodie bag with all things beauty like bath salt, hair treatment and face masks etc. In the room they had a foot massager which was the best thing ever! I used that every night I came back from exploring the city. Also they had a steamer. All the toiletries was amazing. They had toner and lotion from a brand “Pola”(Japanese famous beauty brand). I would totally come back here in the future.
