Safe place, Quiet neighborhood, very basic hotel, extremely basic, little tricky to get to this hotel from Shinagawa station, until you get to know the place...around 10-15 minute walking distance..

The staff can speak English well and provided good service and support. The hotel location is very near to Haneda airport. But you need to learn how to get to the airport properly. Japanese people are very kind and helpful. So just ask with Google Translator. As a new visitor to Japan, need advice how to get on the train properly. I just forgot to ask. The room is clean and well organized. Microwave and mini kitchen are available in the room. Walking to the nearest subway is a bit far for me, roughly 20 minutes walk. Probably I did not get used to walking this far to reach transportation. After getting used to the Tokyo train system, this hotel is a very good option. Family Mart is a few steps away from the hotel. Also there are another two supermarkets nearby. There are several restaurants in the area but I had no chance to try. This time I stayed only 2 nights. Next time I will stay longer.

This is a cute inn in a quiet spot that is located within walking distance of two train stations. There are restaurants and convenience stores around that are open late so if you need to get something, you'll be able to. Rooms are tiny but that's par for the course in Japan. Neat and clean, it has everything you'll need. The inn has a coin washer and dryer in the basement which I took advantage of. For the price, location, and room I would definitely stay here again.

I have stayed here several times, fairly short dist from shinagawa station, all works, basic amenities, just nijon tv, but for the price..... nice stay for me...

Area was very clean, and you can enjoy the convenience and feel of a small residential area within walking distance (10-15 min) from Shinagawa station. Staff were very accommodating and allowed us check in at 1130AM, which gave my travel companion and I the rest of the day to sightsee and wander around the area. In terms of size, the room was exactly what you'd expect from a Japanese hotel. However, it included a small kitchenette and microwave. Very handy! Being nearly 6ft tall, I found using the bathroom to be quite comical, as there is *very* little room in between the bidet and wall. The shower and bathroom amenities were your standard fare. If you like soft pillows, comforters, and mattresses, then you will love their beds. I'd recently stayed a different hotel with a much harder bed, so this was like sleeping on a cloud. The room included two small closets to the left, where you can store your belongings and hang up jackets. Overall, I'm very pleased with my stay and intend to use Flex Stay again in the future.

Easy process and kind staff!
Worried that the hotel check in closed at 10pm. Advised hotel that we may be late as our plane landed at 7.30pm, we had to pick up a couple of things from the airport and being new to the country we may be a bit slow to pass through customs and navigate the train to hotel. Received an email containing info on keypad to get in after hours and to email them and that they would contact the night staff to help us if necessary. We arrived at 11.30pm. Someone was waiting for us to check in thank goodness! After a whole day of flying and transfers we really just wanted to rest. With a easy and friendly check in we were able to do just that.

Convenient location for transport
Stayed at this hotel due to its proximity to Shinagawa Station. I checked in late and they forgot to take my passport details so the front desk called me in the morning to drop down. Convenient location, though there was not too much to do at night in the vicinity. As others pointed out, the lack of a mirror in the bathroom made shaving more difficult than it needed. The room was very comfortable, with a fridge, kettle, microwave & kitchenette. Like most rooms I stayed in in japan, it would be a tight squeeze for two.

Excellent service but room is not the nicest
The service at the hotel wonderful. The staff is so kind and friendly. That being said our actual room was just ok. It seemed like it was in need of renovations. It may have previously been a smoking unit because all the panels in the restroom were yellow. Overall was a bit dingy but was fair for the price.

Awesome experience, great staff, location prime literally next to Kitashinagawa like a 30sec walk, room had creative storage with 2 large concealed compartments that could fit lots of luggage, comes with iron board+ iron, a microwave(first I've seen for any hotel in Japan) heater was awesome and responsive, lamp light with nice desk. Shower is slightly cramped with smaller toilet but it'll manage. For the price its a steal, extremely safe, one stop away from Shinagawa but you wouldn't;t have to deal with heavy traffic in Kitashinagawa, truly a steal, don't miss out.

Location was a bit confusing. Flooring in the room looks dirty and the room slippers seems not new pairs. Coffee cups in the room stained. Room is pretty small. Check out was 10am. We had left our luggage’s with the front desk due to our flight is at late night. When we return to get our luggage’s, we asked for ladies room(toilet)., the staff told us to go to the nearest convenience store. Overall experience were not very pleasing.

Nice and convenient hotel near Tokyo
I found the hotel quite comfortable as I was travelling alone. I would think it very cosy if I had to share. Unfortunately I was given a smoking room, but it was clean and very tidy with the staff very helpful. Located about 5 minutes from Kita Shinagawa Station and an easy walk to Shinagawa, it was very convenient to get to and from Tokyo, as well as to the airports.

Tiny bathrooms!
Good location if you know Tokyo. The staff do not speak English, but they try. They need to tell you that you have to make a deposit if you want to use the telephone to make calls. They return the unused amount at check-out. I would recommend that on your website you write in Japanese the directions for taxi drivers. The laundromat is convenient. They sell laundry detergent, but I brought mine from US. The bathrooms are tiny. If you are small built, no big problem. If you just need a place to sleep, it’s a good place.

Cute Hotel - Convenient Location
The Hotel is located 1 min (100 m) away from Kita-Shinagawa station which makes it easy to come from or goto the airport with your luggage, which is one station away from Shinagawa station of which is a 10 min walk. You have a FamilyMart (convenience store) open 24/7 for your little breakfast ..

Accessible and affordable room in Tokyo
1. Such deal is incredibly affordable in Tokyo! 2. Staff are always willing to help and would offer alternatives if things requested are not available 3. Location isn't favorable but its next to the station to connect to the hub, Shinagawa 4. One microwave oven and some cooking utensils are available 5. No elevator in the hotel so you might need to carry your suitcase to go up (if you are assignd a 2nd floor room) 6. Checkout is quite early, 10:00 7. Rooms are limited so make your reservation asap 8. Personal touch: one in-room charger for your phone is available! 9. There is no sink in the toilet but it's okay for me (there is one next to the cooking area if you insist) 10. I will definitely come back again when I visit Tokyo!

Good stay (1 day business). Good location. Fair initial experience with Hotel.com. All facilities are present. However, the room was SMOKING ROOM and the smell was too bad for me. Also, Cleaning could be much better. I recommend this hotel, but please, take care during your reservation.

Well located and everything you could need.
Having stayed here before, it is still the first place I look to when visiting Tokyo. The location is key and the rooms, whilst compact, have everything you could ever need. The staff are helpful and there is a coin laundry. If you don't feel like walking then it's only 730Yen from the station in a taxi. The price is at the top end of what I would pay for a room of this kind.
