Stayed at this APA multiple times. However be aware of the following tradeoffs:
1. It is literally in the middle of Kabuki-Cho. Therefore don’t expect it to be quiet. Lots of riff-raff, megaphone chatter, ambulance noise, etc. But at least no gunshots like back in America. Also be aware there are no laundry facilities in the hotel, but there are self serve facilities within a 5 minute walk.
2. The good part is since it is in the middle of Kabuki-Cho, everything you need is nearby. Convenience stores, bars, pachinko and Shinjuku Station. I find it being a good starting point if you are going to take a lot of train based day trips to the outskirts of Tokyo.
3. The elevators are very congested from 9-11am. A good pro-tip if you are on the lower floors is to ride the elevator up, then down
Overall, the hotel is good for what it is, if you are okay with the tradeoffs.
