Fantastic upper-level game room suite with billiard table and other games, two sleeper sofas and a fully stocked kitchen/ bar area of its own! Balcony with seating right off the game room. Plenty of fun with all the amazing outdoor amenities, including a professional size pickleball and volleyball court. The kids can also enjoy the fully equipped backyard playground. Whether you’re planning a family reunion, a friends’ vacation, or a celebration, this property has everything you need for an unforgettable stay.

Well-established, quiet, family-friendly neighborhood. \*\*Please note: This home is in a family-friendly and quiet community. We have a close relationship with our neighbors, and as such, quiet hours between 10 pm and 9 am must be observed in the outside amenities ( Basketball Courts/Soccer or any Other Outside Grounds) and at the pool area.  
  
We offer additional services such as pool heating (if applicable) that can be purchased from our store, early check-ins, public parking passes, and much more through our online tourist portal.

\* All TVs are ROKU (smart TVs) for online streaming. No Cable.  
\* We may have scheduled maintenance workers e.g. lawn care, pool maintenance, repair work that may need access to the home or yard. We will notify you beforehand of scheduled services.  
\* Safety devices installed: Ring Device on the front door. Exterior security cameras both at the front and back of the house. Patrolling Security. Noise decibel monitoring system inside.  
  
In the case you purchase the pool/spa heater option please note that the system is created to heat the spa and the overflow will heat the pool. The default heating schedule is as follows:  
Pool: 6:00 AM to 1:00AM  
Also, when the outside temperature goes under 50 degrees, as a safety precaution the pool equipment will shut off. Once the temperature goes over 50 degrees, it will turn back on automatically. This is a safety precaution to be sure the equipment does not get damaged. On average you can expect 1 degree hotter per hour. This is normal. If you have any further questions, please feel free to reach out to our team.  
  
\* BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

Parking is limited to 6 cars in the driveway—street parking is not permitted.  
Please be mindful of our neighbors—no loud music outside. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.  
Quiet hours between 10 pm and 9 am.  
No unauthorized guests permitted.
