Talloires Lakehouse House

The Talloires Lakehouse is the main part of a large Villa, The Talloires Lakehouse Villa which consists in the Lakehouse and The Lakehouse apartment. THIS ADVERT IS FOR THE RENTAL OF THE MAIN HOUSE ONLY.

Located in Talloires, the house built on the mountain bank just above the lake, benefits from stunning lake and mountain views. The picturesque village centre and lakeside are 5 minutes walk from the front door.

Important notes:
- An extension with a stunning lakeview double bedroom (bedroom 7) and small office is also available to rent with the House as an option and for a supplement.
- The ground floor flat (The Talloires Lakehouse Apartment) can be rented separately.

The Talloires Lakehouse was extensively renovated in 2017. A modern, light, Scandinavian feel was chosen with huge picture windows overlooking the lake, white walls, oak floors upstairs and polished concrete downstairs.

A large open-plan kitchen/living/dining area traverses the entire front of the house, with amazing lake views. The kitchen has brand-new, top-of-the-range equipment, granite worktops and island unit. Sliding doors open onto the terrace with spectacular lake views and a bar to enjoy your sundowners. A TV den with home-cinema, a second kitchen/utility room and WC complete this floor.

Upstairs there are 5 bedrooms, of which 3 have spectacular lake views. The master bedroom has an en-suite bathroom with bath overlooking the lake. 3 of the other bedrooms have shower facilities. There is also a shared bathroom and WC. 3 double bedrooms and 2 twin rooms.

The annexe room on the lower ground floor if rented for 12 people contains a double bedroom , office room and toilet and basin area.

A newly convertion of the attic space has permitted the creation of a 7th double bedroom with breathaking views on the lake and benefiting from its on "floating terrasse" overlooking the lake. full bathroom and mini lounge space.

The enclosed Alpine garden with swing set, trampoline and rope swing is perfect for kids to run around and let off steam. Leaving the adults to relax on the terrace and enjoy the lake and mountain views!

Due to the fact that apartment and house may be rented together, we kindly ask that quiet time from 10pm to 8am is respected.
The 2 spaces are completely separated but share the garden and parking are.

Talloires is a typical little French village with a lot of character! It's a paradise for nature, sports and food lovers.
Set on the lake but with woods and mountains just behind, Talloires offers a huge range of exciting activities including water-sports, paragliding, canyoning, hiking, mountain-biking, road-biking.
Kids will love Talloires beach diving boards, floating platforms and slide, there is a supervised area, table tennis tables and sandpit/volleyball pitch.
A 42 km cycle path goes around the entire lake and for the keen cyclists, many cols are nearby for all level challenges.

A range of restaurants will keep you entertained in the evening from the Savoyarde on the beach with its amazing views and delicious pizzas, to ultimate gourmet and romantic dining experiences at Michelin-starred chef Jean Sulpice’s Auberge de Pere Bise and bistro, La Villa des Fleurs, the more traditional Abbaye de Talloires; a bit further in Angon, Les Cassines, Le Petit Paradis, l'Aquarama; the fabulous Auberge de Montmin along beautiful walking trails, Le Balcon du Lac etc...

Winter sports lovers can enjoy the family ski resorts of La Clusaz and Le Grand Bornand (45 mins) or smaller local resorts Montmin (15 mins) and La Sambuy (30 mins). Chamonix, Meribel, Courchevel and Val d'Isere are 1h15-1h30 away.

The house is easily accessible by communal transports. There is a bus stop just at the bottom of the road. Buses, ferries and water-taxis link Annecy to Talloires. In summer, you can use free electric bus shuttles and electric bike to commute around the lake.
A 42 km cycle bath goes through Talloires and around the lake.

Talloires is 14km from Annecy, which has a direct rail link to Paris. It is 45 minutes from Geneva airport and 1h45 to Lyon.

Merveilleux séjour dans cette maison très pratique, baignée de lumière avec cette vue splendide

Nous avons passé 5 jours merveilleux avec notre famille de 4 enfants. La maison est très bien équipée en électroménager, les enfants se sont beaucoup amusés avec le trampoline et les balançoires. Nous avons beaucoup apprécié la terrasse qui bénéficie d'une vue imprenable sur le lac d'Annecy. La maison est dans un secteur preservé et très calme. Nous reviendrons avec grand plaisir.
