You get what you pay for

Pros: Friendly, helpful staff and the price. The heated pool was great after a half marathon.
Cons: The owner needs to put some serious money into repairs and maintenance and an upgrade.
Location: Prime spot on Fenton Street so not far to CBD.
Not as bad as some of the reviews I have read. The whole place needs a renovation - it is tired and shabby, with some minor repairs needed. However, the room was clean and the staff helpful. We needed a cheap place to stay for a few days and this was adequate. However, not everyone would appreciate the 1970s retro decor.

Exposed wiring very unsafe. Mould in fridge. Wet towel's in bathroom. Toilet not flushed!! Need I say more.....

Pros: Staff were nice at check in but not so nice when I asked for a refund.
Cons: The room was dirty, tiles coming off the walls, rusty and bed was gross.

Pros: The one redeeming feature was that the sheets were clean.
Cons: Cleanliness. Cleanliness. Cleanliness. Just because a place is old and a bit dated doesn't mean it can't be clean.
Saturday 29 October. On checking in we were informed we were getting an upgrade due to the pool not being heated. If our room was an upgrade I would hate to think what was the state of the room we were supposed to get. Our room was dirty. By the time we realised how dirty it actually was, it was late and we were too tired to ask for a refund and then have the hassle of finding alternate accommodation. However I did complain the next morning and asked the person in reception to come and have a look so they could see for themselves. He declined that request, but did say he would tell management about my concerns, which were: dried cheese on the microwave plate; dirty cutlery in the drawer; black dirty buildup around the bathroom taps; dirty fingerprints on the walls; the shower drain had a slimy buildup in it; dirty buildup around the entrance door; dead insects on the window sill; one pillow was so flat, I removed it from the pillow case just to see if it was actually a pillow; every surface was just dirty. The spa room at the back was mouldy, the sliding door to the outside did not shut properly and was 'locked' with a piece of wood jammed in. A few lightbulbs were missing, one of the power points didn't work. We were very disappointed ~ this would be the worst place I have stayed in for quite some time. I felt sorry for the overseas tourists who were staying there. This is a terrible example of our hospitality.

Room was missing light bulbs, wall sockets didn't work. The guy at the reception desk said that they were having a problem with their geothermal in room hot tubs recently. However it looks like they hadn't been in operation since 1986...like every thing else in our room. If you wanted something flash, this isn't the place for you. It was basic, it had a bed, a TV, etc. Just your bargain basement variety accommodation. On a brighter note, spend less money here leaves you more to spend elsewhere in Rotorua. Guy at the reception desk was however, super nice, and super helpful.

Great location, central to township.

Location: Good location, on the main road going into Rotorua central.
The manager was very accommodating as the room we had booked had a jetted spa but it was out of service. He gave us an upgraded room (1 bedroom and a kitchenette) which was nice and spacious. Room was clean and the housekeeping staff did a great job the 3 days we were there. The only negatives were; No sky No tv remote No mattress protectors on beds. But...you get what you pay for. Would stay again as prices are very reasonable and it's a good location.

Pros: It has lot's of things for the kids. Pool, Tennis court and golf.
Cons: Unfortunately everything is broken or so run down they are can't be used

Location: Ended up staying at studio motel down the road it was quiet and comfortable
Booked a room with spa 3 weeks in advance only to turn up on the day for them to tell us the spa and pool had no heating. Not a "resort" wont be booking here again
