Stable Cottage - Beautiful Family Property in Rural Hampshire

Our holiday houses, Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. It is a quaint and rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth.

Our smallholding on which the self-catering cottages are set, is just off a green-lane which leads to miles of footpaths, bridleways and fantastic on and off-road cycling.

Stable Cottage, Edward’s Cottage and Rose Cottage are all identical in size and layout and offer light and airy accommodation with two ground floor bedrooms and a special ‘hideaway’ bedroom to accommodate children. The three larger cottages can sleep up to 8 adults although we believe the upstairs room is better suited to children. Louisa’s Cottage is a smaller property, sleeping up to 4/5 – 4 adults or 2 adults and 3 children. Pets are welcome at Downlands Farm, please enquire upon booking.

There are three excellent pubs surrounding the smallholding, all within a half hour stroll or a 3 minute car journey. The quaint and bustling market town of Petersfield is a 10 minute drive from the farm and alongside the two local village shops, these all provide a perfect base for stocking up on essential items. The larger, cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all equally 45 minutes away, offering great shopping and entertainment.

We are so lucky to be within an hour’s drive from one of the premier Blue Flag beaches in the country, West Wittering. West Wittering is a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach (with funfair for the children!) is half an hour from Downlands Farm.

Our holiday cottages are the result of a long-term dream of ours to convert our disused and redundant agricultural barn into an architectural masterpiece. Named after our three children (Stable Cottage aside!), Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage have been sympathetically designed to be in keeping with the surrounding countryside whilst still being able to offer guests a luxury home from home.

The three larger properties, Rose Cottage, Stable Cottage and Edward’s Cottage, are identical in size and layout and embrace open plan living. They are three bedroom properties sleeping 8 in total.

After stowing muddy wellies in the under-cover porch, you will walk into a bright, well equipped kitchen / dining / sitting room. Stretching the entire width of the barn, this large room opens out through French windows onto your own private terrace and garden complete with garden tables and chairs. A Smart TV allows guests to use their own Netflix log-in details to keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi.

A utility room with washing machine and tumble dryer leads off from the kitchen which in turn leads to a well ventilated shower room.

Two double bedrooms also lead off from the kitchen, the master bedroom having an ensuite bathroom with a large bathtub perfect for soaking after a long walk. Both bedrooms have televisions.

Children will absolutely love their ‘secret hideaway’ bedroom at the top of the property. Accessed by stairs from the sitting room, children will have their own space to create chaos and noise.

Louisa’s Cottage is our smaller property, sleeping 4/5 people. The property has a large double bedroom downstairs with super king bed and an upstairs bedroom with a small double bed and a single bed. The property has a wonderful open plan living/kitchen/dining area and private patio.

There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements.

Things to note:

Please note, Stable Cottage, Rose Cottage, Louisa's Cottage and Edward's Cottage are situated on a rural smallholding. Whilst the interior of the properties is beautiful, we would like to make it clear that, at present, the exterior is still a work in progress. This does not detract from the overall glorious setting.

Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our farmhouse, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back set-up which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Quiet hours are between 9pm and 9am and we ask that you keep noise to an absolute minimum during these times.

Edward's Cottage and Louisa’s Cottage are a the ‘ends’ and Rose Cottage and Stable Cottage are in the middle.

Due to our rural location, the wifi and mobile phone signal can sometimes be weak. Edward's Cottage in particular is affected when there is heavy rain/fog/mist.

A car is absolutely essential if you wish to stay at Downlands Farm.

Great set up for a group stay
A lovely property, very spacious, nice outside spaces. The property owner was friendly and very responsive to queries ahead of the visit. I would happily recommend for group and family stays.

We were happy to see what we saw on the pictures advertised. We wanted a place to relax together whilst we attended a wedding at the Thorns resort. We loved the dining table. It was juge and it doubled as the dressing table. There were 6 of us and we needed that space. All the bedrooms downstairs were just right. But the upstairs didnt have a toilet and the two la dies ,unfortunately had to struggle abit to come downstairs to use the bathroom as they were both 69. It was wonderfully quiet which i loved and i slept very well. All furniture was good. And garden was fine. The kitchen was just perfect. All the saucepans and cutlery were there. The holes on the road just approaching the road was a bit unfortunate. We will come again.

The Perfect Outdoors
We have returned today from a fantastic stay at Downlands Farm. If your children love to be outdoors, they'll love it here. I went with my mum, brother, my two children ages 9 and 11 and our dog. It's set in a very peaceful location with beautiful views across the valley. My children spent nearly all there time outdoors as they made friends and were out playing and making use of the great go-karts, playground, feeding the pigs and chickens and having so much fun. The house had everything we needed and was very comfortable with plenty of space for our size family. There's lots to do locally including a great walk to the local pub which allows dogs. We also went to west Wittering beach (45 mins away) which has a huge section of beach that allows dogs all year round.

A New Year break and celebrating a 70th birthday
We had a great time staying in Edward Cottage, celebrating The New Year and a 70th Birthday. The accomodation was clean and comfortable and very well equipped. The location was perfect for countryside walks, even though we had quite wet days and the grandsons enjoyed playing on the gocarts and in the games room. I would certainly recommend this property to others.

Wonderful stay
We thoroughly enjoyed our stay at downlands farms.We were a group of 2couples and 3 children, 2 2 year olds and an 8 month old looking to stay in a close proximity to poultons park. When we arrived checking in was easy, and Venetia welcomed us to the property. The cleaner was also on site who we also found very helpful with local information. The property itself is just lovely. The cottage is well kept, clean and we thought it was a lovely gesture to leave fresh eggs from the chickens and a lemon drizzle cake on the table! We loved having our own garden space that the kids could play in but also the added addition of the barn with the go carts in (absolute hit with the toddlers!) and little games room was fab! The children loved the extra field you could also use with football goals, zip line, slides and swings. The cottage is around a 45 minute journey from poultons park so it was lovely to come back after a long day, chill outside with the bbq on, take in the scenes and let the kids run off that last bit of energy! We will definitely be recommending downlands farm to friends and family and hope to return in the future. Thanks again for a lovely stay!
