Corner Unit with Huge Outdoor Living. 3Br Warren Beach Rentals is proud to represent Grand Panama Resort 501 This Elegantly remodeled 3 Bedroom is a corner unit on the west end of the gulf front tower with incredible views that defy description and features the largest outdoor living area in the resort. It offers the huge convenience of being on the walkover level from the parking garage to the building. Just walk right across into your condo with no additional elevator. The unit offers a large Gulf front master with king bed and ensuite bath that spills out onto the spacious outdoor veranda. Views are endless thanks to the floor to ceiling glass. The living area has direct access to the balcony and views of the beach, sunsets, coastline and crystal clear sparkling water of the gulf from every angle. The living, dining, and kitchen areas are surrounded by windows which bathe the area in natural light. This is exclusive to corner units only. The living area is graced by coastal casual furniture that is functional, elegant and extremely comfortable. Step into the modern kitchen and you will find everything you need. Included are all small appliances and utensils, new frying pans, coffee maker and four slice toaster. Enjoy your morning coffee at the kitchen island or make a full breakfast to enjoy at the separate dining space. There is a NEW, large Smart TV and ample seating making it perfect for movie nights. Step out onto the balcony for dining or simply to relax with sunset cocktails in one of the chairs. The view is AMAZING! The are two additional Guest rooms. Guest Room one has a Queen bed with ample light and a large window with views of the gulf. Guest room two also offers a queen bed and city views. For additional sleeping there is also a Bunk Area with two Twin beds- perfect for the kids! A full size sleeper sofa in included in the living area if needed. A washer and dryer are provided for your convenience. Grab your beach towels and chairs and head out to the beach or enjoy the shade at one of the multiple pools just steps away. Water sports such as sailing, jet skiing, kayaking or parasailing are located nearby. Take a break in one of the many restaurants or head to the Village of Grand Panama to do some shopping located on the North side of the resort. Grand Panama also offers a full fitness center and event space which can accommodate up to 120 people. There is something for everyone at Grand Panama 1-501! Pets (dog only) considered up to 25 lbs with the exception of service pets. There is a $225 plus tax additional pet cost per dog and the pet must be registered in advance through the HOA. Grand Panama is the ONLY pet friendly modern condo on the gulf. Grand Panama HOA additional costs: The resort cost is $55.00 The resort cost includes 1 parking pass and wristbands for everyone in your reservation 13 and older. Wristband replacement is $10.00 Motorcycle parking is $55.00\. Trailer Parking is $55.00 (only during bike week). An additional parking pass can be purchased for $35.00 during registration. Only two parking passes are allowed per unit. Guests bringing a pet to a Pet Friendly unit must register the pet in guest registration system. Pet Sleeves are $50.00 per sleeve. Right on the beach, close to a lot of places to eat, drink, shop etc. My only negative is to have more supplies- we didnt have enough dish washer detergent, soaps, and garbage bags for all 5 days we were there so we had to go out and buy some. Plenty of room for families. The beds were very comfortable. It has a great patio with nice furniture. We would definitely stay there again. The only negatives was the kitchen needs a few things. We had to go buy coffee mugs because we had 5 adults and only 3 mugs. We did leave the ones we purchased. Also, glasses are lacking. Lots of wine glasses, but only a couple beverage glasses. We loved our stay at Grand Panama 501! The location was perfect and loved being on the 5th floor overlooking the pool and beach. We had some cleaning issues upon arrival, but contacted the property manager and the issues were taken care of very quickly. We also called property management regarding tv access/instructions and they were quick to respond and very helpful. Check in and check out were both seamless. We were provided clear and timely instructions for both. All the things we needed for our stay were in the condo (Kleenex were not in the condo and would have been nice to have). The beds were comfortable , the washer and dryer were top of the line , and the resort overall was clean and we felt safe. The condo could have been alittle cleaner. Our feet were black after walking on the floors for a short period. There was visible black mold on the ceiling vent in the master bathroom. The living room furniture needs replaced. Bathtub in adjoining bedrooms doesn’t drain well. The door to the condo has a handle/ keypad that needs replaced. Someone has caulked around the edges and it’s very questionable. This needs replaced. Over all we had a great stay just a couple things that need work. The keypad to get in one of the numbers kept getting stuck so we had to put the code in multiple times before it would work which was kinda annoying. The hall bathroom was shared between 4 adults and an infant. The bathtub would not drain properly, as you were taking a shower you were standing in ankle deep water. So sharing that with multiple people was difficult when trying to get ready and take showers back to back with the water taking forever to drain. & last thing for dinner one night we were going to open a can of veggies but was not able to due to the can opener being broke. Otherwise we had great weather, beautiful views, beds were super comfy, & enjoyed the pool and hot tub. Easy beach access. Would definitely stay again. ##### Victoria R. We did have some issues with the door. Had several people come and try to fix. Bottom line was door needs replaced and there was some wait due to HOA. We felt secure when inside anyway. Kitchen was well stocked with pans and dishes. If you are staying an extended length of time maybe bring a small crockpot with you. You get starting supplies for dishwasher and laundry. They had a cute bunk bed area that our granddaughters loved. Beds were very comfortable. Outdoor furniture high quality. Living room furniture and rugs were not great. They had some beach chairs and toys for kids which was nice. Take your beach towels. Beautiful pool and hot tub right below our condo. Many people used facilities despite cooler weather. The beds slept well. A Huge concern was the main door lock. The upper safety latch is gone and our 3 year old could open the door and run down the hall. We had to rig up a lock. Also the master bathroom door lock wouldn't work. It was old and messed up. The rugs are Very old and dirty. I took 2 rugs with us due to an 8 month old being on the floor. The floors were clean. Just please do something about those nasty rugs. The washer and dryer worked fine. The kitchen was as advertised. The balcony furniture was nice and sturdy. We would book this unit again because of its perfect location for beach access and plenty of room for us. ##### Kristie P. The condo had many nice features with comfortable bedding. The layout of the condo was wonderful and we loved the nice sized balcony. Our biggest complaint was the furniture. The furniture was poor quality, uncomfortable and not clean. We struggled to get comfortable when watching tv or talking with family. All the kitchen chairs had peeling that left black marks on our clothing. We had to buy beach towels to sit on and ended up bringing our camping chairs in from our car for seating. The cost of the condo did not meet the furniture accommodations. Another issue we had was the washing machine had a terrible odor and green/black “goo.” We cleaned it out and bought some washing machine cleaner and that helped a little, but wanted to let you know. We really loved the condo overall and would love to revisit next year if the furniture is replaced. ##### David B. This was my first experience at Panama City, as we normally go to Fort Walton Beach. We enjoyed the area very much and it was not near as busy as I anticipated.
