My name is Gregor and both with my mom Teresa will take care of you. The Villa is located on extensive garden,that is 1200 square meters large. It is partly shaded by trees. HOW MANY BEDROOMS? 4 bedrooms,3 of which with double beds and 1 with two double beds.2 king size beds, 2 queen size beds and a sofa bed. In total 10 sleep places. HOW MANY BATHROOMS? There are also two bathrooms ,one of them with a shower and the other with a bathtub. DO YOU PROVIDE SOME EXTRA ITEMS IN THE BATHROOMS? Soap,Shower gel,toilet papier and a blow dryer are available. THE KITCHEN IS FULL EQUIPPED? The Kitchen is full equipped: forks, knives,plates,glasses,microwave oven,gas oven,coffee machine,toaster,freezer,coffee or tee. Some basic stuff as salt,pepper,vinegar or different spices are available. THERE IS INTERNET? Wireless internet is available in all the house and soms in the garden. THERE IS A TV? Satellite Smart TV 40'' is available with a DVD player, a privat collection of DVD in different languages and a console NINTENDO with 25 games included. DO YOU HAVE A WASHMACHINE? In the kitchen there is a washmachine only for our guest. CAN I USE FIREPLACE? In the winter time we provide every day enough woods and to light the fire in the fireplace.In the house there are available 2 fireplaces. HOW DO YOU KEEP YOUR HOUSE COOL DURING THE SUMMER? Due to the natural stone structure and the shade provided by the trees in the garden, there is always a pleasant indoor temperature, so air conditioning is not necessary. Furthemore our guest will find in each room a fan.Since short we have even installed air conditioning in house. SHOULD I BRING TOWELS OR BEDSHEETS WITH? We'll provide our guest towels and bedsheets. So you don't need to take them with you. CAN I PARK MY CAR? Free Park place is available in the garden or for one car in the car-garage. CAN I BRING MY DOG/CAT WITH ME? It is possibile carry on your pets with you here. Please ask about at the moment of request. IT IS POSSIBLE TO MAKE BARBEQUE IN THE GARDEN? Yes of course. In the garden our guest can use: \-Small kitchen with a Big Table so in hot Weather you can spend some time sitting and cooking with your family/friends. \-Barbecue facilities. \-Gazebo in the ground provided with a seesaw,a stone dining table and a hammock. \-Bathroom. \-Sing set for children. HOW BIG IS THE SWIMMING POOL? The swimmingpool is only for our guest. It is a open Wooden 450x450x140 octagonal swimming pool, suitable for 10 people. IS THE SWIMMING POOL HEATED? The swimming pool is not heated and it can be used generally from Juni till oktober. DO YOU HAVE OTHER FACILITIES FOR THE SWIMMING POOL? Our guest can use the solar shower next to swimming pool, the beech chairs. I WOULD LIKE MORE INFORMATION ABOUT THE SAUNA AND BUBBELBAD? At our guests' disposal there is a large panoramic sauna fueled by a wood stove. The temperature that is reached varies between 50 and 70 degrees Celsius. The Bubbelbad is even fueled by a wood stove and covered. This service have a extra cost. WHICH ARE THE OPENING RULES OF THE SAUNA FACILITIES? The Sauna and bubble bad are open for our guest from 11 a.m. until 10 p.m. DO YOU PROVIDE SOME EXTRA ITEMS FOR THE SAUNA? Sauna towels and bathrobes can be rented directly at the facility for €5 per person. DO YOU PROVIDE A TAXI SERVICE? Yes, we can provide our guest a taxi transport with this prices. It has to be requested almost one day before, to be sure about availability. \-There is available a taxi transport from/to Ciampino or Fiumicino Airport directly to our home holiday (from 55€). \-There is available a taxi transport to the most turistic place in the neighborhood, like Rome or Tivoli or to Civitavecchia, just ask me!(from 20€) THERE IS A PIZZA HOME SERVICE IN YOUR AREA? There is available a Pizza delivery service from Tuesday to Sunday, from 18 to 21.30 p.m. You can find different Pizza's,Mixed frieds, different vegetables meal and drinks. Pizza is delivered. THERE IS A RESTAURANT THERE AROUND? We have several Restaurant,Trattoria,Pizzeria in the range of 5 km from our place. WHERE I CAN FIND SOME SHOPS IN THE ARES? There are several supermarket,discounts and farms with own-made chees and meat in the range of 5 km. CAN I BUY SOME BIOLOGIC OR FARM-TO-TABLE PRODUCTS? We are in contacts with many local farm and we can provide for our guest different fresh products as olive oil,jam,vegetables,chees,fruits,bread..All the grocery can even be delivered. A whole list of products is available at our place. CAN I GET SOMETHING COOKED AT HOME? We can provide our guest a full lunch or dinner meal with 5 courses. Antipasto,different Pasta courses,Main course, Side order a Dessert and a bottle of wein (price starting from 20€ a complete meal each person, up 5 people). The whole menu is available at our place. CAN YOU ARRANGE A CAKE FOR SPECIAL EVENTS? We are in contact with a pastry shop in the area, which can bring here your personal cake, with decoration and your name, so as you wish. DO YOU PROVIDE SOME COOKING LESSONS? Yes, if our guest are interested, we offer some special cooking lessons, which Mrs Teresa will give against payment. It is possible to learn some special reciepe as different pasta's courses, gnocchi,lasagne,ravioli and other cake preparation. THERE IS THE POSSIBILITY TO MAKE A GUIDED TOUR IN THE PARK WHERE YOU BELONG, ' PARCO DEI MONTI LUCRETILI' ? Yes this is possible. We are in contact with a official guide of the park. If you will request in advantage, you can book your own personal one day/half day tour, decide which time to start and which tour (there are really a lot). The price is 15 euro each person (it could be a minimum number of participants). However there are common guided tours every saturday and sunday in the park,where you can join to at the price of 8 euro each person. The schedule and the programs are available on request. DO YOU PROVIDE SOME SPECIAL DISCOUNTED TICKETS TO THERMAL BATH? In the period of end may to half september, there are available discounted tickets to the Thermal Bath 4 km away (about 6€ children and 10€ adult). DO YOU PROVIDE SOME TOURISTIC INFORMATION FOR YOUR GUEST? At home our guest will find many different touristic information about Rome and all the main touristic attractions around as Palombara Sabina,Tivoli,Subiaco,Rieti,Calcata. Furthemore we let our guest use our own guide. HOW IS THE BEST WAY TO GET TO ROME FROM YOUR PLACE? Driving 10 minuts by car from our place, there is a train station. You can park there for free your car. There is a train around every 15 minuts to Rome,as Tiburtina Metro B Station, Tuscolana Metro A Station, Trastevere Station,Fiumicino Airport Station. It takes around 30 minuts to get to Rome from our train station, 'Pianabella di Montelibretti'. HOW MUCH IT COSTS THE TRAIN TICKET? The train ticket to Rome costs 2,10 euro to Tiburtina Station and 11,50 euro to Fiumicino Airport. This is a sigle train ticket. However it is available for 8 euro a B.I.R.G. , a train ticket valid for all the day even for all busses and metro's line in the city of Rome. WHERE I CAN BUY THE TRAIN TICKETS? There is a small Bar next to train station, where the tickets are sold. The tickets are also available by the bar of petrol station 'D'amica' 500 meters far.Children till 4 years old have not to pay. HOW TO REACH YOUR PLACE BY CAR? The best way to get directly to the villa is to take, from Rome, the great ring road G.R.A. and go to exit number 8 direction 'Terminillo-Rieti'. Than go straight following the Salaria road until you have to turn on right to ' Palombara Sabina / Terme Sabine di Cretone'.After that, 10 minuts driving and you are at destination. Another choose is to take the exit to 'Highway Firenze' from the great ring road in Rome and take the first exit on right to 'Settebagni', than following as above on Salaria road till Palombara Sabina. The house is very quirky and artistic, it was like walking into a carnival but the best thing about the stay were our hosts, Theresa and Bianco the dog who live upstairs. Theresa spent a few evenings with us shouting Italian into her Google translate, punctuated with the odd “Mamma Mia” and Bianco loved snoring in the entrance to the kitchen. Niet super schoon maar ook niet vies. Huis is groot en van alle gemakken voorzien. Bedden vonden wij goed liggen. Zwembad is niet heel diep maar heerlijk om af te koelen. Theresa (Nonna) is een schat van een vrouw! Ze helpt je met alles wat je nodig hebt. Geeft kooklessen waaruit heerlijk eten voortkomt. Plaatsjes om het huisje heen zijn erg leuk. Met de trein is Rome ook goed bereikbaar. Wij zijn ook naar Castel di Tora, Sant’ Angelo, Tivoli en nog wat plaatsen geweest. Ook zijn er op een half uur rijden 2 grote winkelcentra met airco waar je op warme dagen naar toe kunt. Op max 5 minuten rijden heb je een supermarkt en op 10 min rijden nog een paar grote. Wij hebben genoten van de vakantie. Echt een aanrader! Enige nadeel is dat het wel warm kan worden dus een airco zou lekker zijn. Stayed 3 nights in Oct 2022 Verified ### 4/10 Poor #### Martin N. 17 Jul 2022 Liked: Location Disliked: Cleanliness, communication, listing accuracy #### Leider eine große Enttäuschung Zwei Tage vor Anreise bekamen wir eine WhatsApp vom Vermieter das es Probleme mit dem Wasser gebe und man uns nicht garantieren könnte das der Pool bei Anreise nutzbar ist und das wir zum Kochen Trinkwasser nehmen sollten. Man würde aber dran arbeiten und ist sich sicher das Problem schnell zu lösen. Auf Nachfragen ein Tag später bekamen wir erstmal keine Antwort. Erst am Samstag als wir schon unterwegs waren bekamen wir die Antwort das dran gearbeitet wird und bald alles wieder zu 100% in Ordnung ist. Als wir am Samstag um 16 Uhr ankamen war gar nichts in Ordnung . Vom Vermieter keine Spur. Nur die Mutter war anwesend, die aber kein Wort Englisch spricht und nur mit Google Translator kommunizieren kann. Es sah nicht so aus als ob wir erwartet worden sind . Der Garten war ein riesen Chaos von den vielen Sitzmöglichkeiten war keine aufgebaut. An dem Wasserprobleme arbeitete kein Mensch. In der Wohnung kam aus allen Wasserhähnen nur braunes Sandwasser. Die Vermieterin sagte nur laufen lassen dann wird das schon. Aber nichts wurde. Im Kühlschrank und im Eisfach lagen noch die Lebensmittel der Vermieterin. Die Wohnung an sich war auch nicht besonders gepflegt. Nach der Ankunft wurden schnell die Betten bezogen. Schnell hatten wir das Gefühl die Mutter hatte nicht mit unserer Ankunft gerechnet. Wir verbrachten den kompletten Samstag bei 40 Grad im Haus. Als wir Abends am Esstisch saßen und ein Spiel spielten kam die Vermieterin plötzlich ohne zu klopfen in die Küche um an das Eisfach zu gehen. Die Vermieterin hat einen relativ großen Hund der die ganze Zeit draußen rumläuft und unserer Hündin hinterherlief. Fanden wir auch nicht so toll Nachdem sich am Sonntag immer noch nichts mit dem Wasser tat haben wir uns mit Fewo Ersatz gesucht und sind am Montag in ein neues Haus gezogen. Die Stornierung und Rückerstattung waren kein Problem. Fazit: Für ein technischen Defekt kann niemand was. Nur jemanden 1500km anreisen zulassen ohne zu wissen wann das Problem behoben ist, ist frech. Auch hätte man alles andere ja in Ordnung bringen können. Zum Glück haben wir in der Toskana ein schönes Haus für unseren Urlaub gefunden. ##### Martin N. Nous avons passé un bon séjour chez Térésa qui est une hôtesse très agréable, gentille, avenante et énergique. Il y a quelques infos à savoir Térésa et Bianca (la chienne, très gentille ) vivent sur place, au dessus de la location. l'info n'est pas donnée sur le site, donc nous étions un peu surpris. Mais cela n'a pas posé de problème; Suite à une mauvaise communication entre Grégor et sa maman, nous n'étions pas attendus... Donc Térésa s'est donnée beaucoup de mal pour tout nettoyer rapidement. 2 H après la grande maison était propre et sentait bon. Malgré l'absence de climatisation, la maison reste fraîche et dispose de ventilateurs dans toutes les pièces. La piscine est un peu petite mais très propre et nettoyée tous les jours. Le WI-Fi est très très faible voire inexistant, donc il faut le savoir pour les enfants, l'organisation des sorties etc. L'endroit est assez reculé , il faut une voiture pour tous les déplacements et la région est agricole entourée d'oliviers c'est très calme et isolée. Il faut compter 40 mn pour rejoindre Rome. Pour résumer, nous avons passé un bon séjour de 7 jours, pour nous c'était juste ce qu'il fallait. Pour ceux qui cherchent du calme dans un environnement rural c'est bien. ##### lamya b. We were supposed to stay 5 days and go back home for Xmas but thanks to a national covid lockdown we ended up staying 2 weeks and even after that, it was hard to go back home. The house is something else, full of colours, funky lights and Arti facts and it really feels you are staying in Bilbo the hobbit house, it is so cosy. The two chimney not only provide heating but contribute to the warm atmosphere of the house. It is amazing how you can be so close to Rome and yet feel you are in the middle of wilderness. The beds are really comfy and it’s the first time we find a kitchen with everything in it (there were more ustensiles than in our own house). The area is really beautiful and hilly with several national parks a stone throw away. But the best thing about this house is the host Teresa who worked so hard to make us feel welcome. My son was unwell for a few days and Teresa cooked a proper country chicken and vegetables broth that got him right back on his feet in no time. We felt like home and without a shadow of a doubt will be back as soon as we can. ##### McQuinn F. We had a lovely peaceful few days here with some much needed quality sleep. Gregor is a very responsive host and his Mum Therese was very helpful and kind. We had an endless supply of firewood, soap shampoo and coffee which was very generous. We could hear hoopoes in the woods which was really magical. The house is in an area not typically frequented by tourists so visiting Palombara Sabina is an interesting insight into Italian suburbia. Theresa who lives on the top floor is very helpful, and has pointed us to the good places. She does not speak English but has an iPad for translation in any language. Archival ### 10/10 Excellent 20 Jul 2017 #### Merveilleuses vacances Nous venons de passer 11 jours chez Térésa la mère de Gregor. L'endroit correspond parfaitement au descriptif. La maison est grande et le jardin très bien aménagé, avec la cuisine d'été, la piscine, des coins tranquilles à l'ombre. La gare est à 9 min en voiture et nous permet de rejoindre pour 2,10 euros le centre de Rome avec les lignes de métro. Il faut compter 30 min de train avec des passages en semaine tous les quart d'heures. Térésa a à coeur de vouloir nous faire passer le meilleur séjour possible. Elle change les serviettes de toilettes et les draps régulièrement. Nettoie les salles de bains. De vraies vacances quoi ! La maison est à 20 min de Tivoli , ville que nous avons beaucoup appréciée . Nous recommandons les visites de la ville d'Este et du parc gregorina par temps chaud, ces deux sites sont frais grâce aux fontaines et cascades. Das Haus bietet sich mit seinem großen Garten für Familien an, die nicht nur Rom selber kennelernen möchten, sondern auch seine Umgebung.
