Temperatures inside the property are managed by using fans and opening the windows at night when temperatures drop into the 40s. • Pet Policy: Pets are not allowed. • Parking Policy: Guests may park up to 2 vehicles in front of the townhome. RVs and trailers are not allowed. Free public parking is available next to Fellin Park on the west end of 9th Avenue. • Grill Policy: This home does not have a grill, and grills are not allowed. Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. The space was great for two families. The listing quoted that we would have access to the two car garage but there was a trailer and motorcycle in one side so we were not able to use that space. We also had an issue with the water in the kitchen and called the maintenance line and no one ever showed up to fix it. It was bothersome to not have any cold water in the kitchen. It was located minutes from Box Canyon Falls and the start of several 4x4 and hiking trail options and a 5 minute walk to main street. The back deck offered a beautiful view of the river and the three bedrooms were very comfortable. The main floor could be accessed from the front at street level which was very convenient. A few extra chairs would have been nice as we had family staying at other locations in town and had meals together. The living room furniture was a little awkward as there was only seats for 5 and no rug or coffee table. But overall it was a great property. We have been coming to Ouray for over 20 years and this was the nicest and most convenient property we have stayed at. Thank you very much! ##### Anne M. Reviewer Comments: This condo was an excellent choice for our family. It was spacious and was convenient to town and trails. Our only complaint was that there were exactly 4 large glasses and 4 juice glasses. It worked for us (mostly) but if you had more than four people it would be an inconvenience. I still give the condo 5 stars though. Overall it was a wonderful condo. The water from the river behind the building and a canal/drainage ditch next to the building provided a nice water sound throughout the unit. Note that the drainage canal next to the building has very fast rushing water during rainstorms which empties into the river. There is no fence by the canal so if you have small children, keep an eye on them! ##### Kathy B. We have been to Ouray many times over the past 20 years and this was the nicest place we have stayed. We used to come when our children were young, and this time we were able to bring our grand daughter and parents. The location is perfect as it is a 5 minute walk to main street and a very short drive to Box Canyon Falls and 4x4 and hiking trail access. The townhouse itself is a spacious 3 bedroom unit with a very nice kitchen and dining area. The river is right out the back and with the windows open you can hear the rushing water -- perfect for sleeping at night. There is a very nice deck for sitting out and enjoying the views of the mountains and river. The bedrooms and living room have ceiling fans which make the temperature pleasant with the warmer summer temps. The grounds are very nice as well and the ground level parking in the front makes access to the main floor of the townhouse very convenient. The only drawback was the living room furniture situation was somewhat awkward and not the most comfortable. That was minor though. Ouray remains our favorite vacation spot in Colorado and we had a wonderful stay! Thank you for sharing your home with us! ##### Anne M.
