AWFUL

Pros: Nothing......
Cons: Where do I start??
Our first unit was 110 Palermo. We quickly got out of the 1st unit after finding 2 pills on the floor, bugs and filthy carpets. The second unit was disgusting.211 Terra Lago Smelly, bugs and a sliding glass door we could not secure.We have children and placed furniture in front of the door. At this point we could not reach property manager?? hmmm....

Rude Management Company

Outsource management company was extremely rude. I asked for more towels I was told that I need to wash the ones that they gave me. I was told there were no available units but the one I had. My sheets looked like they had old blood stains on them. Outsourcing asked me if I slept in the bed before or after I noticed it. I immediately took offense as if she was insinuating that it came from me ! Ants were everywhere in the house . I complained and waited for a call, no one called. Regal Palms use to be one of my favorite places to vacation with my family. My birthday celebration this weekend had to be one of the worst birthdays ever❗️

Last time I stay there.

Arrive in the evening after a loooong drive, check in, and find our unit has not been cleaned from the previous people. The beds didn't even have box springs, it was literally a mattress on the floor with the bed frame around it. The twin beds were metal frame cots with 3" mattresses. We were moved to a different unit that was much cleaner and the beds were decent. The entry door is locked via kepad deadbolt and was a little finicky. Then we found out why it was finicky when we got back to our unit at 12 am after Disney and found that the battery was now dead to the keypad that had now locked us out. The front desk staff was apologetic, but they had no contingency plan for this situation since these are timeshare units and different owners manage the condos under the Regal Palms umbrella. After an hour of waiting and the front desk trying to contact the property manager, a gentleman showed up and basically pried the deadbolt with a screwdriver to gain access. From what I gather from other customers, it's a total crap shoot on the quality of the unit you might reserve.

pool was nice.. room not so much

Pros: Kids enjoyed the pool
Cons: The cleanliness, The beds.. Pest control..
Check in was easy and fast. Lobby and pool nice. Outside appearance beautiful. Inside was horrible. We couldn't wait for check out. Carpet old and dirty. Found a cockroach in the 1 bathroom within 5 minutes of being there. They give you next to no toilet paper. The beds are horribly uncomfortable. ALL of them. Sleeping in our van would have been more comfortable. Feels like you are sleeping on just springs. Will NEVER stay here again. Very Disappointing from the outside and the pictures it looks great but beware.

Misleading and disappointing

This is not a hotel, it is also not a resort by far. No toiletries, no room cleaning, would have been much cheaper, more comfortable, more acomidating staying at a motel. It is far from everything, not easy to get around. The room we had, you had to drive to get to the pool, so we never did.... oh, and you have a mandatory fee for cleaning and the use of the pool. Staff was not nice or helpful at all. We Wanted to leave, but the fees from regal would have made it cost about the same, so we sucked it up and stayed. Restaurant was closed down, so you had to drive to a grocery to get anything. The stove didn't work, the place was uncomfortable, towels were small and thin, there was zero service over the whole stay. This is not the first time I have booked a package through Expedia where it has been missleading. Only thing this would be good for would be to book it separate for a large group staying long term that is cool with treating it like a temp house rental with no comforts or conveniences. Never again.

Good location.

Pros: It is nice and quiet.
Cons: The rooms could do with updating.
The hotel is just half an hour away from most of the parks. And the shopping malls.

Not as Expected

We know some places are outdated but the Condo we had was really outdated. The coffee table stand was broken, sofa was riped, wifi did not work, tv in the living room did not work at all, the blinds in the living room was not moving properly, carpet was really dirty, dishes was not clean (had to wash them before using them), light in refrigerator was dead, no dish cloth in sink, no paper towel, phone did not work to call Front Desk, no extra garbage and there were lots of bugs (which we found out they were sugar ants). The only good thing was it was 3 bedroom with 3 Full bathrooms

Cockroaches and Unhappy people at check in counter

Cockroaches in the room, Water shutoff for the day cause owner didn’t pay water bill. Hotel staff rude after giving us multiple keycards that didn’t work. Made us drive back to office each time without sending someone to help. Family’s first trip to Disney World. Will never stay here again.

Nice town home in a quiet neighborhood.

Pros: quiet neighborhood.
Cons: Could be more supplied so guests wouldn't have to run out to the store as soon as they get it.
Location: We found a winery (Lakeridge Winery) 35 mins away. Had a nice tour and tasting. Like 45 mins away from The Orlando theme parks.
We checked in around 11.30 pm that night. When we got to the house there was no dish washing soap, or washing cloths, no paper towels in the kitchen. Very tiny hand soaps in the bathrooms just enough to wash your hands once. one roll of toilet paper in each bathroom. Not enough towels for 7 people. I called the front desk but they said they had no control of supplies and that I'll have to call maintenance in the morning. So we had to go out to Walmart at Midnite to get supplies! The couch is stained and needs deep cleaning. Other than that it was a good stay.
