We\`ve got high quality WifI that allows you to make wifi-enabled calls, along with a landline for any emergencies. GUEST LINENS & TOWELS PROVIDED: Guests are provided our premium linens as part of your stay at no additional cost! Includes bed comforters, fitted sheets, top sheets, and 4 sleeping pillow cases for our Full, Queen, & King Beds (2 Sleep Pillows for twin beds)Comforters are provided. We also provide 2 bath towels, 1 hand towel. 1 wash cloth per guest. 10 Hot Tub Towels are provided too. GUEST SERVICE AGREEMENT Guest service agreement is automatically sent after booking and includes additional details about your stay. We allow 48-hour free cancellation policy for you review of our rental agreement after booking unless you booked the reservation less than 2 weeks prior. PRIMARY GUEST must be at least 21 years of age to rent Black Bear Lodge and no one will be given the access code to a property that is under the age of 21\. GROUP EVENTS, FAMILY GATHERINGS, BRIDAL GROUPS... Groups, events, family gatherings, bridal groups are welcome as long as the max occupancy is not exceeded, no parties, or disruption to neighbors and nearby residents. We want you to enjoy yourself and at the same time respecting the property and neighbors and residents. HOSTING GROUP EVENTS & FAMILY GATHERINGS We allow guests staying to host group events or family gatherings. PRIOR APPROVAL IS REQUIRED and additional fees may be charged. You must provide details about the group or family event prior to check in. Only 10 Guests are allowed to stay the night. NO PARTIES. In the event a rental has been secured in violation of these restrictions, we reserve the right to terminate the rental, effective immediately, and to remove the group from the property, without refund of any payment. PET FRIENDLY PROPERTY POLICY: Black Bear Lodge is a pet friendly property. There is a nonrefundable fee of $150 for EACH PET registered to stay during a reservation. Guests are required to clean ANY mess from their pet inside & outside the cabin. Damage insurance DOES NOT COVER pet damage & guests are responsible for any extra cleaning as a result of pet hair, messes, damage or issue caused by the registered pet. Not registering your pet is a violation of our house rules & subject to termination of the reservation without refund. DAMAGE INSURANCE WAIVER: To truly enjoy a vacation, most people don’t want to worry about the occasional drink spill or scuff on the wall, so IN LIEU OF A SECURITY DEPOSIT, Nolen Vacation Rentals offers a non-refundable damage waiver fee that excuses you from accidental damage to the home, which covers up to a maximum limit of $10,000 per home (all accidental damage should be reported immediately). This fee is in addition to the rent. Upon receipt of the damage waiver fee, the owner will release the guest from liability for accidental damage up to $10,000\. We are three generations. The children loved the slide. All of us enjoyed making S’mores in the fire pit, relaxing in the hot tub and watching movies on the deck in the evening with some popcorn. There was 8 of us and we all had enough space. It was close to the Marinas and to the lake. It was a little tricky getting to the lake but overall, it was a fun time and a very nice place. There was plenty of wood for the fire pit at night and the hot tub was very spacious. The slide and swings were great. Would recommend it again. Thanks ##### Pam M. It has a perfect layout with a big deck and a nice living room area. And then on the lower floor is a nice game room. There are HDTVs in every single guest room.And here is a great extra plus: the top floor master bedroom has its own bathroom and a small loft which can double as an office. If you need a little break from your guests, you can retreat up there and get some quiet time away from everyone while they are still well entertained in the rest of the house.The host is constantly making upgrades. There were quite a few we noticed from the previous year. Black Bear Lodge is well-taken care of and is designed to be perfect for entertaining family and friends. ##### John B. The attention to detail was amazing. Everything was thoughtfully provided starting from make up remover clog to plastic wrap in the kitchen. Lake access was kinda confusing. People were giving us a hard time saying it was private property even tho we followed the instructions provided ##### Thiri L. Clean up on arrival. A joy to stay here. We stayed four nights. Great location. Peaceful. Used firpit and jacuzzi extensively for evening gatherings. The children loved the slide, swings, and basement games. Grilled two of the evenings, which made for easy cooking. The set up of things and the general cleanliness of everything were really done well. We LOVED the deck had gates all around it for younger kiddos and pups. Questions and recommendations asked of the host were responded to and helpful. It is worth noting that if you’re staying and want to use the projectors on the out door screens I would download and become familiar with the Nebula app ahead of time. Also, there are several living spaces which a great for having little groups and separate entertainment spaces, but aside from the table on deck, the outside, around the dining table there isn’t space for big big gatherings. Finally, the road you need to have the recommended AWD or 4X4 driving to do, you would need to have a pretty high vehicle to not bottom out. The road in all is the rain had pretty large and deep rain tracks. There are the spaces mentioned, but the passage way is a bit more limited in between. ##### Julia E. Stayed 4 nights in Jul 2025 ---
