"Very nice hotel and excellent value for money."
My room cost £35 for a double, which was upgraded to a 'king-size' on my arrival (as there were not many other guests). The manager was extremely helpful and friendly. The room was extremely spacious and well equipped, with a comfortable bed, desk, sofa and a very good radio / alarm. My only concern was that the radiators did not appear to be on, and that the Wi-Fi signal was extremely poor, meaning that I could not work in my room (in fairness to the management, it was mentioned that there was Wi-Fi is the public areas of the hotel, so my comment here is probably not surprising, and this is meant more as a suggestion than a criticism. There were a few things that we not working properly; most importantly 3 out of the 6 bulbs on the ceiling lamp were not working.

"Great hotel, ideal location for a quiet getaway"
We stayed for a couple of romantic nights away. The location was ideal, peaceful and quiet but not far from York for a days adventure. The staff were great, especially the young dark haired girl on the desk. The food was top notch and the portions very generous. All in all a great few days away!

"Excellent hotel for a weekend break."
Treated my husband to a child-free weekend and was a little hesitant about booking this hotel after reading some reviews but I needn't have been as this hotel was brilliant. It looks really grand from outside and had a very warm welcome on arrival. The decor of the hotel is modern and clean, although the hallway to the room is a little dated but it must be really tricky to re-decorate without shutting half the hotel! Had a drink in the bar which was relaxing (although I was a bit startled by the rude way one blonde-haired bartender was speaking to her colleagues!). In the morning we had a delecious, filling cooked breakfast. There was loads of choice and would have loved a pastry too if I had room! Only one thing I did notice was a jar of peanut butter laying wide open by the jams and as my son (who thankfully wasn't there) has a peanut allergy I am hyper aware of any risks and this could easily contaminate other foods. Overall a superb hotel and I would definitely go back or recommend to friends.

"Stunning hotel in a stunning location."
The hotel is located very close to the A19 near to Yarm, however it is located in the beautiful and tranquil grounds which enjoy stunning views of the Cleveland Hills with only a very low level of noise drifting up from the A19. The staff were friendly and attentive throughout. We were made to feel both very welcome and comfortable with nothing being a problem. Also, the staff were attentive without being overly familiar or making us feel uncomfortable. The bar service was quick with a quality range of drinks and aperitifs. We selected our meal from the table d'ote and were not disappointed in any way. Again, the staff being friendly and attentive, helping with our wine selection and ensuring our experience was memorable. The room was warm and comfortable with the most stunning view over the river and towards the Cleveland hills. Finally, a good selection of breakfast options and a smooth check out made this a stay which we are looking forward to repeating in the near future. Many thanks.

"relaxing spa hotel"
stayed 2 nights in deluxe suite (free upgrade) with breakfast and evening meal. staff were great, food was excellent, spa treatment was lovely. surrounding area very peaceful and enjoyed nice walk to nearby abbey ruins to work off the excesses of the hotel restaurant.

" hotel close to everything..."
Stayed here for one night with a friend. The hotel was quite new and all the attractions are appoximately 10-20 mins walk away. The room was very clean. I just wished they had conditioner.

"Nice, but I expected better"
Room was big enough. and clean. Bed very comfortable. Bathroom was just about big enough to feel 'not too cramped'. I had breakfast included in my stay and that was disappointing. The spread available was less than I would expect for a 4* hotel. And it was FULLY self service. And with that I mean literally everything was self service. I even had to get my own cutlery and napkins! Tea and coffee also not served to the table.
