This spacious four-bedroom home offers the perfect blend of comfort, style, and convenience for families or groups looking to unwind by the water. Nestled within an exclusive community surrounded by native bushland, you’ll have access to a communal swimming pool, scenic walking trails, and a shared jetty — perfect for an afternoon dip or a peaceful stroll by the lake. Inside, the home features open-plan living, a fully equipped kitchen, and inviting indoor–outdoor spaces ideal for relaxed meals and quality time together. Spend your days exploring the natural beauty of Lake Macquarie, swimming at nearby beaches, or discovering local cafés and coastal villages. In the evenings, fire up the BBQ, gather on the deck, or simply watch the sunset fade into the trees. Whether you’re here for a family holiday, a weekend escape, or a relaxing coastal break, this Murrays Beach retreat offers everything you need for a memorable and rejuvenating stay. Key Stay Information Bedroom 1: 1 x King - Ensuite Bedroom 2: 1x Queen Bedroom 3: 1 x Double Bedroom 4: 1 x Double This property offers self-check-in. One set of keys is provided per booking. If you require additional keys, please contact us at least 48 hours before arrival; otherwise, a call-out fee may apply. Access is provided via either a smart lock or a secure lockbox located on-site. Guests are welcome to use on-site BBQs where provided. All safety guidelines must be followed, including supervising children and ensuring the BBQ is turned off after use. BBQs must be cleaned thoroughly after use; failure to do so will incur additional cleaning charges. Any damage resulting from misuse will be billed to the guest. Private pools are professionally maintained only from the September to Easter school holidays. Outside this period, use is at guests’ risk, with minimal maintenance; leaves or debris may accumulate, and light upkeep may be needed. Sunscreen or tanning products can affect water quality, and neither the owner nor AirKeeper is liable. Cancellations made less than 60 days before check-in will forfeit 100% of the booking value. Long Stays (28 nights or more): Within 48 hours of booking creation: Full refund. After 48 hours of booking creation: No refund of any fees paid. Guest Registration & Verification: All guests must complete electronic guest registration prior to arrival, including valid photo ID (Driver’s Licence or Passport), credit/debit card details, and a list of all guests with current mobile numbers. These documents are securely stored with industry-standard encryption and automatically deleted 14 days after check-out, in line with PCI compliance, and access codes are only issued to registered and verified guests. Any reservation made within 5 days of arrival requires a photo of a credit card in the same full name as the primary guest, matching the provided ID. If the names do not match, the booking will be cancelled and funds returned. This policy is in place to protect our guests, our property owners, and the community. Pre-Authorisation / Security Deposit: A security bond or pre-authorisation will be required to cover accidental damage, breakages, or extra cleaning costs. Guests will be notified of the amount and method of payment prior to arrival. Any claims for damages will be documented and communicated clearly. Noise & No-Party Policy: All of our properties are located in residential areas and are subject to strict local noise regulations. Noise that can be heard outside the property between 10:00 PM and 8:00 AM is strictly prohibited. Parties, events, and large gatherings are not permitted under any circumstances. Breaches of this policy may result in immediate eviction, forfeiture of your bond, and additional charges. Complimentary WiFi is provided by the property owner for guest use. As this connection is managed by a third-party provider, AirKeeper cannot guarantee speed or reliability and does not offer compensation for any service interruptions. AirKeeper will provide troubleshooting assistance to guests where possible but cannot be held liable for reception or signal issues beyond our control. Linen, Towels & Amenities: Guests receive a full set of bed linen and one bath towel; pool, lake, and beach towels are not provided. Extra towels or linen can be requested 7 days prior, possibly with a charge. A basic bathroom and kitchen starter pack is supplied, but guests should bring additional items as needed for their stay. Departure Responsibilities: Upon departure, all properties must be returned in a clean condition. While a general clean is included in your rental, excess cleaning charges will apply for items such as dirty dishes, stained linen, food or drink spills, BBQ cleaning, or rubbish not disposed of in outside bins. If bin night occurs during your stay, please ensure the bins are placed on the curb as instructed in your pre-arrival email; failure to do so may incur tipping fees.
