Sleeps 26\. Master: Queen. 2nd bedroom: Queen. 3rd bedroom: King. 4th bedroom: Queen. Bunk room: 4 Full over Full Bunk beds. No Pets Allowed. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email. In addition, the electronic rental agreement must be signed prior to check-in. This New Braunfels Home offers plenty of space! 5 Bedrooms, 3 & 1/2 bathrooms, on an acre of land between the 3rd & 4th crossing on the Guadalupe river. It has an outside shower cabana and a rec room that sports a big screen Smart TV and a Foosball table. Cook a great meal in the newly updated kitchen with granite counter tops, new back splash, stove, dishwasher and microwave! The dining table has seating for 6 and there are 6 chairs at the breakfast bar. There are also 6 padded folding chairs. The rec room has been newly renovated!! Fully enclosed, new LVP floors, fresh paint, and new AC/Heat! It also has 4 new sets of full over full bunk beds, which can accommodate 16 guests. There are 4 bedrooms upstairs; 3 with a Queen size bed and 1 with a King size bed. There is also a second living room upstairs with a smart TV and a new sofa sleeper that will sleep 2 guests. There are 2 full bathrooms upstairs and a half bathroom downstairs. The third restroom is the outside shower cabana which is newly built! High quality linens are provided for beds and bathrooms. All bedrooms have private access doors to wrap around decks, with view of the large shaded yard with beautiful pecan trees, and great view of the Guadalupe river. The upper deck also has two benches and a swing. The living room and the rec room have Smart TV's and there is Wi-Fi. Enjoy sitting down by the river in the brand new pavilion where the owner has placed a very high end fire pit (fire wood not provided) for your enjoyment as well as a propane grill! Jump in the wonderful Guadalupe with your direct river access! There are also 1 kayak and 2 canoes for your use! There are no life jackets provided, so be sure to bring a couple with you. The closest tube outfitter to the home is Little Ponderosa Outfitters which is just .4 miles away! Head on up to the Horseshoe and float right to your own backyard! 12 miles down river road to the historic Gruene Hall, and many restaurants, 3 miles up river to Canyon Lake. Sattler is the closest town at 2.5 miles away, with a grocery store that stocks everything from a sandwich to an inner tube. There are many breakfast and BBQ places in the area as well! Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. This home has a maximum occupancy of 26 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. You can park up to 10 vehicles at this property. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $3000\. And the staff at New Braunfels Escapes were incredible! They were so responsive and helpful. I looked for the right place for over a week and found this one when I called them last minute. Reviewer Comments: The location is really nice, offering natural stone-like "steps" to access the river; however, they are not very even, so you must exercise caution. Small children were carried down. The river was shallow and we could place our chairs in this area. And of course the river deepened into the center where we fly fished or floated! Ponderosa tubing was .5 mile down the road...very convenient! Quick notes: The grill was new and perfect for our meals! They had two propane tanks, one completely full. Two refrigerators made life easier! The ice maker was not producing much ice. Both a a regular coffee maker and a keurig were available. The upgraded the dining table easily accommodated 12 adults. The master has an attached bathroom, only pictured in the video, not in the still photos. Overall the home suited us well, 12 adults and 3 toddlers/babies. We would rent again! The fridge broke, and we only had one fridge, forcing us to buy ice and ice chests for everything that didn't fit into one fridge. 2\. Hot water didn't work throughout the house 3\. The furniture is old, outdated, and uncomfortable 4\. Beds are weak and uncomfortable 5\. Pans in the kitchen are old, burned, unusable 6\. Because the house is on a septic tank, the use of the garbage disposal and flushing paper down the toilets can't be done. Forcing us to use more bags for toilet areas and food disposal. 7\. The blinds throughout the house are not all usable, and you have to be careful not to break them as some don't turn. 8\. There are strict regulations on the A/C temperature, and changing it to a more comfortable setting 9\. Parking is great; however, in the middle of the driveway, walking out of the fence, there is a big gap in the concrete that a few people tripped over, and it appears to be made intentionally that way. There are no signs or warnings, and one of the small children on our trip got his foot stuck with his shoes on. Management did respond quickly; however, no attempt was made to return money or offer additional help due to the fridge issue. ##### Ahnie G. This property was perfect for our very large and crazy family. Plenty of room for the kids and adults as well. River location is perfect .
