Not so good points - relatively basic room, housekeeping entered despite the Do Not Disturb sign on the door on occasion!

Very nice looking lobby and breakfast room, clean and staff very helpful. There is no room service, no porters. Our room was very pleasant and quiet. Be sure to go to the right Kings Hotel as there are two within 2 blocks of each other. The other one is a little more upscale and will cost you more.
A friend and I stayed here two nights. The location is amazing, you can walk anywhere within 15 minutes. The S Bahn and U Bahn are about a block away. I read the reviews before booking, so I was prepared for maybe a bad smell or uncleanliness. There was a slight smell when we walked in, but we just opened the window and left it open, never noticed it again. We were there in early May. The breakfast is wonderful and seemed more authentic and definitely better quality than the larger hotel we are staying in now. It is a quite small hotel- but updated and clean and very modern. I would absolutely stay here again... Except for now free wifi. That was annoying and we had some problems accessing it on certain devices- iPhone and tablet. It was a nice place.

This hotel was perfect for my boyfriend and me first trip to Munich. Right across from Oktoberfest and close to train to the city. Yummy breakfast with plenty of options. Nice room cleaned daily. Great place, great price. Will definitely stay here again

The hotel in itself is really nice. Metro station AND train station very close, however the street was crowded and noisy even at night, might even say unsafe. Helpful and friendly staff, and clean room.
This hotel will be great once they work out all the bugs. Thus my rating is post bugs. Hotel parking was still under construction. There was no hot water on the second night. Room key card would not open the guest laundry room. WiFi password expires at 2 AM the day of your checkout instead of 2 PM.
The good stuff:
Right across the street from central station so you are in a busy section of town with lots of stores and restaurants. You can take the train farm MUC airport. Short walk to Marienplatz with open air market, restaurants and shopping. No charge to wash and dry your clothes and only €1 for detergent. Large comfortable room with all the amenities including global TV channels. Great walk-in shower. Comfortable beds and very quiet room.
