Please do let us know before hand if you would like us to pre-make the sofa-bed prior to your arrival. _________________________ HOUSE RULES STRICTLY NO PETS, SMOKING, HOUSE PARTIES, YELLING OR LOUD MUSIC PLEASE. Kindly treat my property with respect during your stay and do not cause any major or superficial damages. NOISE & UNRULY PARTIES In the event if you cause unreasonable and excessive noise, interfere with residents enjoyment of their lots and/or common property, create health and safety hazards, damage a lot or common property, obstruct common property, you will be liable to pay fines of up to AU$1,100 and/or compensation of up to AU$2,000 to affected residents for loss of amenity enforced by the Victorian Civil and Administrative Tribunal and the Owners Corporation. KEYS, SWIPES & LOCK-OUTS Kindly be responsible and DO NOT LOSE OR BREAK the set of keys or swipes or LOCK YOURSELF OUT during your stay. If it happens, and/or immediate ad hock assistance is required on site, the following charges will apply to cover the costs of these instances: (a). Locked yourself out and if you require someone to let you in with a spare key = (AU$80) (b). Locked yourself out and if a locksmith is required to let you in = (Cost of the locksmith + AU$80) (c). Lost or broke a set of keys/swipe = (Key AU$99 + Swipe AU$150) SMOKING If evidence of smoking is found during your stay or right after you check-out, you will be subject to a fine of AU$200 for the the removal of odours, debris and such. PETS Similarly, if evidence of housing pets are found on the premises during your stay, we will impose a fine of AU$150 for professional carpet, sofa and bed cleaning services along with any other strata related fines for breaching the building code. CHILD SAFETY If you plan to bring your kid(s) along, please take note that this property has a balcony with a sliding door. You may still book at your own risk. COOKING If you plan to cook, that's fine but please note that the fire alarm is rather sensitive, so please be sure to open the balcony door and switch on the range hood while cooking, cos if it goes off, you'll be liable for the costs of the fire truck's visit. CHECK-IN/OUT Ensure to notify us of your arrival times so that we can hand the keys to you personally. Check-ins are anytime after 3pm. If you plan to check in after 10pm, the keys will be placed in a lockbox nearby. Check-outs are strictly before 11am. Please be considerate for other guests that will be checking-in after you. If you deliberately stay beyond the stated check-out time we will have to charge you an extra AU$60 per hour or part there of for inconveniencing and for delaying the next guest's schedule.
