Plus elegant outdoor seating around the pool with cafe lights hung throughout and our fire pit.   
  
Beach lovers will appreciate that we're only 20 min drive or 11 miles to Santa Monica Beach, plus explore our other iconic beaches such as Venice Beach or Manhattan Beach nearby. (We also provide 2 beach chairs) Attention sports fans we're close by to the Metro's Exposition line that can take you directly to SoFi Stadium or LAX.

\*\* Please note Owner lives in the Main house. The entire pool/jacuzzi, guest house, outdoor dining area and backyard area is gated and all yours to enjoy. The Guest House is detached and separate from the Main House.   
  
Please note there are 2 separate bedroom areas:   
  
Main House - you only will have private separate access to the Guest Bedroom   
  
First bedroom is an ensuite bath with Queen Size bed and SmartTV located in the Main House with a separate private entrance off the patio area.   
  
Guest House   
  
The next bedroom is in the Guest House by the pool w a Loft. The Guest house has California King size bed in the loft that you will need to use the ladder to access. If you have mobility issues w climbing a ladder or a very tall person you may not be comfortable using the Loft. Plus a full size sofa bed in the living area. The guest house also has the Kitchen, Bathroom and Washer/Dryer.   
  
Ideal home for couples, small family or business travelers looking for a modern and private California-style home setting. Your favorite part will be our comfortable seating enjoying your first morning cup of coffee/tea or an evening glass of wine in our outdoor spaces. Plenty of free street parking in residential neighborhood. No driveway parking.   
  
Modern Kitchen appliances fully equipped with gas stove/oven, refrigerator, microwave, plus every kitchen appliances such as toaster, tea kettle, and coffee maker (we provide coffee and tea)   
  
We also provide twin size sofa bed in the main house bedroom w Extra Guest fee $90/guest per day.   
  
\*\* We require all Guests to sign our Hold Harmless Indemnity form for the pool/hot tub, outdoor area and bedroom loft. If you have mobility issues or very tall person we do not recommend sleeping in the loft.

It is our mission to ensure that our valued guests enjoy their stay with us! We also have an equally as important commitment to our neighbors and our community. Below are the House Rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.   
  
\* Minimum age policy is 25 years old to book. Valid photo ID will be required, as well as names and ages of all your Guests.   
  
\* Self Check-in. Check-in is 4 pm | Check out is at 11 am. Unique Door codes will activate at check-in.   
  
\*\* Upon booking confirmation, Guests agree to sign off on our Hold Harmless Indemnity form for the pool/jacuzzi area and guest home loft.   
  
POOL/HOT TUB HOURS: 9 AM - 10 PM   
  
JACUZZI/HOT TUB ONLY: Heat Fee $90   
  
POOL HEAT: Only Available March - September Months. Guest Agrees to Pay Pool Heat Fee. Pool takes min 12-16 hrs to heat up.   
  
MAXIMUM NUMBER OF OCCUPANTS - 6 people only (including infants and toddlers) \*\* Extra Guest Fee of $90 per guest per night for any unapproved Guests.   
  
The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.   
  
NO SMOKING - Outdoors Only in Designated Backyard Area   
  
NO PETS   
  
NO PARTIES OR EVENTS - due to the City of LA's strict ban of illegal parties of large groups we need exact headcounts of your guests at all times. A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip Los Angeles in writing prior to the arrival date.   
  
NEIGHBOR COMPLAINTS   
  
Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines.   
  
CITY OF LA NOISE ORDINANCE: 10 PM – 8 AM. No Outdoor Music or Loud Voices during this time. Please be respectful of the Owners living in the property and our Neighbors   
  
Please be mindful of our neighbors during your stay. The property's quiet hours are in place to ensure that you and our whole community can enjoy a restful night's sleep. We are dedicated to protecting our guests and neighbors from bothersome levels of noise. In an effort to do so, this property is equipped with NoiseAware technology.
