The three level villa has three double-bed en-suite bedrooms with private balconies, and gorgeous sea-view, two twin-rooms with a shared bathroom, a playroom with a full-size American pool table, bar and TV area, a spacious living-room connected with the dining area and a fully equipped kitchen for ambitious cooks ready to experiment in the Greek cuisine. Outdoors the beautiful gardens, thoughtfully planted with natively plants which are combined with traditional stone walls that blend into the natural environment, the gorgeous shaded patios the BBQ area and the infinity pool, are there for you to relax and watch the spectacular and unending sea-view and unique sunsets. The property is less than a km away from the beautiful seaside village of Agios Nikitas, a traditional fisherman's village, with a lot of taverns and bars and a beautiful beach. A little further away, you can enjoy one of the most famous beaches of the island, "Kathisma". Kilometers of sunny beach, magnificent deep blue waters, and many beach bars and restaurants are there for you to make your holidays unique. If you want to experience the night life of Lefkada town, a private yachting or cruise, extreme sports like windsurf or paragliding, or you would like to relax with your family and friends and have a special Greek night or a party, our concierge will be happy to arrange it for you. Just think of it and we will take care of it.

Relaxing holiday with stunning views

Villa Niriis is an impressive villa, in extensive grounds, located on a hillside with panoramic views. 10 minutes walk down the hill to pretty Agios Nikitas, with a few mini supermarkets, shops, lots of tavernas, a beach and water taxi to Milos Beach. It’s a slow, steep 25 minutes walk back up hill to the villa. The villa & it’s facilities allowed us a relaxing stay, with plenty of internal and external space. Comfy beds, beautifully furnished and good WiFi. Gardens are lovely with an outside dining area & BBQ, table tennis table & views from every level. Pool is big, with plenty of loungers, umbrellas and a seating area in the shade. Sunsets from the bedroom balconies are amazing.

Great space for a big group

We are 2 families , so 4 adults and 6 children ranging from 7-18yrs old. The layout and space in the house is really good. It's not an ultra modern house but solid, air con is good, kitchen well equipped etc, we really liked it. There is a lovely outdoor eating area which isn't really described/done justice in the blurb. It's by the BBQ and has a raised position that makes an epic eating spot with perfect views of the sun setting! The downstairs games room is great, a good pool table and general teen hang out. The walk from the villa to Agios Nikitas is 700m on a very steep hill. Great daily exercise! The village is nice, smart, lots of high quality restaurants and cafes. The beach is very small but pretty, and gets ultra crowded, it's quite funny to see everyone packed in there. The supermarkets in the village are small, (like a Spar or 7/11 basically), but fine, and for the big shop, there's a good Lidl 20 mins away in Levkada town. We would thoroughly recommend the walk across the headland to Milos beach from the centre of Agios Nikitas. It's a stunning beach. 20 mins walk, super worth it, the lack of easy access makes it feel more remote and it's less crowded. You need to take picnic and your stuff with you, there aren't any fixed shops or bars there. There are sunbeds/umbrellas there for rent, and a guy selling drinks etc. it's a contentious topic for the locals so they may not be there for ever but for the moment they are. Kathisma beach is 4km from the villa and not a nice walk, you'd have to drive really, or take the bus. It's a much bigger beach with a lot of infrastructure.

Lovely spacious villa with fantastic views

Lovely large villa with good sized pool and amazing views. We loved the pool with good sun loungers, basement with pool table, outside eating area and different places to sit and enjoy the views. Our hosts were delightful and very helpful. Cleaners came twice while we were there and cleaned and changed beds and towels which was very pleasant. We didn’t have a car and walked the 10 min into town and back up each day. We used local buses to lefkada and one day on to nidri. A car would be useful but not essential.

Awesome Villa with a fantastic view!

This was perfect for our family of six. Everyone had there own room and the game room with pool table and ping pong table was a big plus. the views from the balconies and sitting by the infinity pool were incredible, especially the sunsets....amazing! The owners were super friendly and responsive and helped with suggested beaches, villages and restaurants and arranged boat rentals and other activities. it is a short ten minute walk to Agios Nikitas, which is a great village with great beaches and is a good location to explore the island from, but the walk back up is steep so if you want to stay in shape you'll love the location.
