It is located on the top of a hill with unlimited view to the Ionian Sea sunset. It is surrounded by the virgin beauty of the rural landscape of Lefkada with its pastures, olive groves, vineyards and the low Mediterranean vegetation. The house combines the beauty of a traditional farmhouse made of stone with the finest of modern interior design to create a unique blend of the old and the new. Theoni is 155 square meters and can accommodate 8 people. It disposes of 4 bedrooms, 2 bathrooms, a large lounge and dining room, a kitchen and an outdoor dining area. In the surrounding area, there is a large angular infinity pool and a beautiful garden with olive trees and aromatic plants and an outdoor barbeque and kitchen. The view to the South extends across the coastline of western beaches from Gialos to cape Lefkata. LOCATION The location of the house is ideal and makes it a base for exploring the most famous beaches of the island. The settlement of Athani, at the edge of which THEONI is located, is the closest to the famous beaches of Porto Katsiki, Gialos and Egkremni. The closest beach Gialos is 2 km. away, the famous Porto Katsiki is 8 km. away and the well-known beach of Egkremni is 4 km. away. The necessary goods can be brought from the Village, while the closest urban center is Vasiliki at 14 km. distance. In this way, in less than 20 minutes you can find numerous restaurants, cafes, wine bars, night clubs, wind surfing and other sea sports, daily cruises, boat rentals, bank, shops, pharmacies, health center and all the facilities which will make your stay an unforgettable experience. Theoni is a modern house made of stone, built in 2010 by local craftsmen respecting the local architectural tradition and located in the right place on the landscape and equipped with all the modern comforts. Lounge, dining room and kitchen The main entrance to the house is from a wooden door that opens into a large and comfortable seating area with sea view. It is furnished with 2 large sofas located in front of a large modern fireplace and opposite to the satellite TV. A large glazed door leads to the semi-outdoor area with the arches and the outdoor dining area and the large wooden table which is a wonderful place for breakfast, lunch or dinner. The indoor kitchen with the six seats is located next to the wooden staircase leading to the floor opposite the kitchen. Right opposite the dining room, there is a modern, fully equipped kitchen with wooden cupboards and sink, stove- oven, fridge with freezer, microwave, dish washer and washing machine. The kitchen table disposes of seats for 3 persons and is the children’s favorite place. A window over the sink allows the sunset to enter the kitchen filling it with light. All the windows and doors have a south and west, east and north orientation (free all around) that fill the place with light all day long, give plenty of ventilation and allow the nature to enter the house. A unique characteristic of the house is the outdoor kitchen which offers a unique experience with an eight-seat table and stunning view to the sea and the village. In addition, there is a comfortable lounge which is the perfect place to read a book or enjoy a glass of wine. Bedrooms and Bathrooms On the ground floor, there is a bedroom with a king size bed, ceiling fan and built-in closets. With the door facing the sea and the small private balcony, this room is particularly comfortable for anyone who may have difficulty in climbing stairs. On the ground floor, there is a large bathroom with shower and washbasin. There are three bedrooms on the second floor. The master bedroom disposes of a king size bed with ceiling fan, built-in closets and a balcony overlooking the Ionian Sea. One of the smaller bedrooms is ideal for children, disposes of a bunk bed and overlooks the pool. The third bedroom is comfortable with a double bed and windows with west orientation and view to the village. The floor disposes of a large bathroom with shower and washbasin. Garden and pool The house is surrounded by a two-acres garden and several hundred acres of pastures and olive groves. From the provincial road, there is a narrow road with blocks leading to the highest point of the property where the house is located. In the garden, apart from the olives, there are wild skittles, cypresses, thyme, kumari and rosemary and lavender plants, spreading the aromas and scents of the Mediterranean landscape. The pool it is built on the highest point of the plot, thus allowing full view of the surrounding area. We generously measure 4 x 10 meters,( DEPTH 1.20-2.50) and there is a comfortable narrow area for children and non-swimmers. It is framed by a wooden deck with comfortable sunbeds for tanning and reading. Kindly be advised that the owner of the villa has done all necessary proactive disinfestation, always in line to the environmental laws for the protection of the natural life. Just a short drive to the blue waters of Porto Katsiki. And now very helpfully a new grocery store has opened in Athani making life even more simple. My family enjoyed our stay in this super clean house tremendously! The beds were comfortable , the rooms have air conditioning , the sofas in the living area are comfy too. We loved the covered terrace in the front and the terrace on the site too. There are bushes of rosemary and oregano so you even get free aroma therapy ! The highlight for us was the infinity pool up behind the house where we enjoyed daily stunning sunsets ! The beaches in the area are unbelievably beautiful and so many options ! The tavernas close by had delicious food and there was even a mini market super close . The kitchen could be a little better equipped but it didn’t bother us because of the many food options close by ! The host was responsive and generously brought us 6 bottles of local and delicious wine ! The driveway is a little steep so just make sure to get an appropriate car which you need for the steep and windy roads to the gorgeous beaches anyway ! Villa Theoni is a beautiful and comfortable property set in a quiet and safe village. It was a pleasure to get to the local supermarket for pastries in the morning, and walk back gazing at the sea. There are good restaurants nearby, and people were kind and friendly.It's elevated location makes for the best views and sunsets. We had plenty of space, and everything we needed. The pool and outdoor kitchen were wonderful.Dimitris kept in contact throughout and staff at Lefkada rentals were lovely.We thoroughly recommend staying there. We have only the suggestion to clean the showers thoroughly. The wood has a lot of mold and the drain of the showers is blocked because the water is not running through. We loved staying in Villa Theonie. A beautiful furnished house in a very quiet area. In May it was a bit cold outside, and the house was as well. The heating is not working, but you can use the fireplace as well as the aircondition to warm the house a little bit. And it is good to know, that 2 of the rooms dont have a wardrobe. But appart from this, it is a 5 Star house and the communication with the owner Dimitris is extraordinay. Such a friendly guy, we also visited his winejard, wich also is a beautiful spot... and the wines are so good ... we´ve had a couple of bottles :-) ##### Anett G. Het was precies zoals afgebeeld op de website. Alles was perfect en ook heel schoon. Het zwembad was ook super met een gratis schitterend uitzicht over de zee en als toetje elke avond een mooie zonsondergang. We bevelen deze villa zeker aan mede door het superteam van Lefkada Holidays. Vanaf de boeking tot de vakantie kun je met al je vragen bij hen terecht. Duidelijke en snelle reactie via de mail. It is in walking distance to the two lovely restaurants in Athani and a short drive to Porto Katsiki. Dimitris was helpful and generous with everything we needed. The Villa was spotlessly clean and beautifully designed - the showers are a treat. And best of all, the sunset views over the ocean from the infinity pool, especially when paired with a glass of Lefkaditiki Gi wine! Perfect for us! The village Athani was small but there are at least 2 restaurants to choose between if you do not want to cook "at home". The closest supermarket is about 20 minutes away by car (you definitely need a car if you stay here). We really enjoyed our stay which was very relaxing and comfortable – and the infinity pool area was very much appreciated (especially among the kids). ##### Linda E. The architecture and design are stunning and the house had everything that we needed for a relaxing holiday. The infinity pool is magical - the sunsets over the sea have to be seen to be believed. The house is beautiful and very well equiped. The views from the terrace at breakfast or dinner are stunning, and so is the view from the infinity pool. Also location was perfect for us: Athani is a quiet lovely village, perfectly located so that we could explore the incredible beaches on the Western coast of the island. Very good dining options nearby - Lefkatas is a 5 min walk and Taverna Oasis - a must visit - is at 10 min drive. On top of that, Dimitris was a perfect host, always available and helpful.
