After making the reservation with Expedia and being told that there was a bed PLUS a pull-out sofa, we got to the hotel and were informed that they don't even have such a thing ( I was travelling with my teenage daughter and her friend - needed two beds), BUT the desk staff made it happen and there was magically a two bed room available that wasn't the previous day.....hmmm....The included breakfast was very basic, without any fresh fruit or anything (keep in mind we are in orchard country), and the grounds were pretty unkempt. The place just went through new ownership, so I suppose they must be given a chance to see what happens.

Deluxe king room originally assigned was very very small. Suitable for single only. One chair. No desk. Very tight. They did move us to a slightly larger room.
Hotel is fine for the price. Close to highway and restaurants.
The hotel overall is pretty new, room is clean, breakfast is good, very close to stores and restaurants, close to highway 1. It is a bit far from Vancouver downtown and it takes about 40 minutes to drive to the ferry to go to Vancouver Island. But it is much cheaper than other ones closer to downtown. We enjoyed our stay of 4 night there.
Very good if you are on budget and you are using it just to sleep. It's about half an hour from Vancouver but it's still better for me than pay double the price in the city. My problem was with the bathroom, they have to change the water they use for mobing the floor.
