This 4 bedroom w/ detached bunk room charmer, at 3000 square feet, is sure to steal your heart! Water abounds on this property with a 3 acre lake, river access, shared resort pool, and a private hot tub. Inside you will find 2 living spaces, a well-stocked and recently updated kitchen, dining area that seats 8 and a bar that seats 4, and a spacious master suite with patio access and beautiful views. The rest of the house is rustic luxury with 3 more bedrooms that share 2 bathrooms. There is also a large bunk room with 4 twin beds and a twin trundle for the older kids\*\*. Enjoy the breathtaking views of the surrounding hills and lake from the large deck, front porch, and fire pit area. Our dark skies offer excellent starry night viewing as well. Our 3-acre lake is ready for adventure with fishing (catch and release), kayaking, and swimming. Kayaks are provided for our guest's use. You can bring your fishing pole and bait and explore 3 other ponds along our hiking trail. All this and Guadalupe river access about a 1/2 mile away (this is walkable for some, however, there is a hill to climb before the road flattens out)! The pool is located at the resort entrance (not at The Lodge) and is heated during Spring Break. \*\*PLEASE NOTE: the bunk room can only be accessed through an outdoor staircase. There is no access to it from inside the home. Also, there is no bathroom in the bunk room. It is best suited for older children/young adults. Basecamp encompasses 34 acres and we have recently transformed it into a glamping resort. We have 3 smaller cabins: Rocking F Rambler, a 1 BR/1 bath cabin (650 square feet), Carmel Cottage (1/1; 470 square feet) and Casita Juanita (1/1 efficiency - 220 square feet). These three cabins are located just across the lake on the 34-acre property. We have 5 glamping tents as well...each with its own private hot tub and yard. Important things to note: The grill is propane, so there is no need to bring charcoal. We provide firewood for the fire pit and fireplace. Please be reasonable in your usage. PET POLICY: We welcome dogs (max 2) for a $75 pet fee. We love dogs (we have 2 of our own) and we are super happy to be able to provide a pet friendly home. In order to keep the property dog-friendly, we kindly ask that you: \- Clean up after your dog, both inside and outside (we provide dog waste bags at the home). \- Do not allow your dog on the furniture; this means both the couches and the beds. \- Dogs may not be left unattended inside the home unless you bring a crate. \- Dogs are not allowed in the pool area. There are no exceptions to this rule, as this is associated with Texas law. \- There will be a $250 fee assessed if evidence is found that an undisclosed pet was brought onto the property. There is a separate fenced-in yard, near the home, where dogs can be kept. Your cooperation is greatly appreciated and will help us keep the resort pet friendly for future guests!!! We do not allow cats on the property. When the pool is heated, it will be heated to 78-80 degrees (Spring Break only). Smoking of any kind is not permitted at the property. If there is evidence of smoking, a portion of the renter's deposit will be withheld. Fireworks are not allowed on the property. All amenities are for registered guests only. A rental agreement and damage deposit are required prior to arrival. A $1500 hold will be placed on guest's credit card two days prior to reservation date and released once the property has been assessed for damages. There is NO CHARGE to guest's credit card unless there are property damages. The hold is automatically released after the reservation. We were 5 adults, a 15 year old and two dogs. Cooking Thanksgiving dinner was a breeze in the very large well equipped two oven kitchen. All hands were on deck as the guys smoked the turkey outside and the ladies prepared the sides inside, then gathering together at the large dining room table to carve the bird and enjoy the feast! Over the river and through the woods we hiked the Basecamp property, puzzled, played games, watched movies and enjoyed family time around the living room fire! Beautiful views and feeling of seclusion in this quiet neighborhood. We had 4 adults and 4 kids (ages 4.6.8.10) . Plenty of space fjr us to spread. The additional living room area with tv was a great shade fjr my older kids to watch what they want. The house is directly across from an amazing neighborhood pool and slide that the kids spent most of their time in. we also enjoyed the resort lake where we fished, paddle boarded and kayaked. The Guadalupe river access is conveniently located across the street with a private access fjr us. We expected to swim in the river but with it being so low it ended up being an exploration creek haven our kids. It is spacious, well stocked, and the layout is perfect for families to share with plenty of room to spread out. The pool was fantastic and right out the back door. The stretch of river from the Basecamp's private access was awesome. Waterfalls, clear water, and plenty of shade trees. The photos don't do it justice. The lodge was very well appointed with everything you need. Any concern we had was addressed immediately by the property manager . We enjoyed morning walks, kayaking on the lake , swimming, and relaxing on the patio. We hope to be back soon ! ##### Angela B. We stayed for three nights and really enjoyed the property. The views were amazing and we loved the outdoor seating around the fire pits. We probably used most of the firewood but it made us sit together as a family and just enjoy the beautiful nights. ##### Julian L. This was such an amazing rental. The house was perfect for our large family with plenty of space both inside and out! The house is very clean and very well stocked. We enjoyed the cool fall night outside around the fire pit and with the heat lamp. The land is just beautiful with so many different activities to enjoy without even having to leave the property! Booking was easy communication was the best! We are looking forward to coming again in the summer. This is not a place to sleep, it’s a destination! ##### shay G. We were so lucky to find this amazing house on VRBO! The house and property was so peaceful,beautiful & clean. Many places outside to set with beautiful views to have that morning cup of coffee..This place is nothing short of amazing & so are the owners! The host (Kelly) provided responses to questions via email & mobile text & the responses were always prompt. The porch is the most relaxing & the sunset can be watched while there. Hummingbirds & bird feeders were great to enjoy too. The property provides solitude as no noise from neighbors can be heard. The community swimming pool is close by (within 30 yards) & the pool was great (clean fun & place to sit & snack).
