The nightly rate covers the first 5 people. Each additional person is just $30 per person/per day. The fee is applied to anyone that comes to the property (not just those staying the night). Pool Use & Seasonal Availability \- The outdoor pool is open seasonally, typically from April 1 through October 31, weather permitting. \- If your stay is near these dates and you plan to use the pool, please confirm that it is open. \- The pool is maintained at a default temperature of 75°F. \- Heating above 75°F is $25 per degree, per day, billed separately after booking. \- Pets are not allowed at the house and not allowed in the pool. \- Our maintenance team services the pool at least once per week, usually in and out within 30 minutes. Rates & Guest Count \- The base rate covers the first 5 guests. \- Each additional guest (age 3 and over) is $30 per person, per day. This fee applies to anyone who comes onto the property, not just overnight guests. Treat neighbors with courtesy and respect. \- Keep outdoor noise at a reasonable level at all times. \- Quiet hours begin at 9:30 PM. \- No outside amplified music, bands, DJs, or similar setups. \- Parking: \- Park only in the 2‑car garage, on the gravel to the left of the driveway, or in the gravel lot to the right of the white house next door. \- A maximum of 6 cars is permitted. \- Do not park on the concrete driveway, as it blocks the neighbor’s garage access. \- Fireworks are prohibited anywhere on the property. \- Lock all doors and windows when leaving the home. \- The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings. \- No off‑road vehicles are allowed on the property. \- Refund Policy: \- 100% refund (less a 3% credit card processing fee) up to 30 days before arrival \- 50% refund (less a 3% credit card processing fee) up to 14 days before arrival \- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges. \- Do not flush wipes or feminine products. Doing so may cause severe plumbing damage and will result in a $2,000 fine. \- Return any moved furniture to its original position. A $100 fee applies if items are not reset. \- Early arrivals and late departures incur a $200 fee. \- Minimum rental age is 25. \- Neighbor complaint: $500 fee. \- Security dispatched: $500 fee. \- Police called: $1,000 fee and guests may be required to vacate immediately without refund. \- Unregistered guests: $500 penalty plus $60 per person for anyone on the property not included in the reservation. \- Guests must sign the rental agreement prior to check‑in. A garbage disposal that worked when I was there “broke” after we checked out and they charged for a repair. The original code provided to me didn’t work. There were pictures of an in home movie theater. When we got there it was just three holes in the dry wall. The couch in the picture wasn’t there either. That part of the basement was AI generated. The owners seem determined to find ways to nickel-and-dime guests and ensure you do not receive your full security deposit back. It feels less like hospitality and more like a trap to squeeze out every last dollar.From the very beginning, the experience was uncomfortable. We hadn’t even parked before we started receiving text messages telling us to move our cars. It was clear that the hosts were monitoring the property extremely closely—as if they were watching us in real time—which made the stay feel intrusive and unsettling. The cleanliness was another major issue. The towels provided were stained and looked far from fresh or sanitary. For the price being charged, I expected basic hospitality standards to be met, yet something as simple as a clean towel was not provided. I would strongly recommend bringing your own if you stay here.The listing itself is misleading. While the house looks nice in pictures, the reality is far less appealing in person. The owners charge an already steep daily rate and then tack on additional fees for just about everything, far beyond what the property is actually worth. The constant extra charges and unfair practices left me with the impression that their priority is not creating a welcoming experience for guests, but rather maximizing profit at the guest’s expense.Overall, the stay was disappointing, uncomfortable, and felt exploitative.
