"Comfortable room, good area, great staff"
We stayed at the Phoenix Guest House for three nights and felt very welcomed and comfortable. The hotel is very close to the coast, Hastings new town and just a short walk to the old town. We went to a nearby tearooms, Thai restaraunt and Mexican restaurant which were all great. Good location for all local attractions. The room was excellent. A little small but still good value with comfortable bed and modern bathroom. The room was finished to a high standard and included a fridge and tea/coffee making facilities so you can bring your own provisions. The room and rest of the hotel was impeccably clean. The staff were extremely friendly and flexible when cleaning the room. We got there early and were allowed to keep our luggage at the guest house whilst the room was being prepared. One slight issue is that parking is only free from 4pm-11am the following day (the hotel provided a permit for a car park which is a 1 minute walk - the other 5 hours you have to pay the difference or move the car. Not a big deal given the overall quality of our experience but it did say free parking when this was filtered on Expedia. Overall our stay was very welcoming, enjoyable and comfortable and I would strongly recommend this hotel.

"Great little place close to the train station."
Enjoyed our pretty little room which was attractively decorated. It had everything we needed. Easy walking distance to the beach and other attractions.

"Nice hotel close to town centre"
Having been born in Hastings and lived on the outskirts for 75 years and having watched it steadily slipping into obscurity as far as tourism business is concerned I was pleasantly surprised by our first stay in a Hastings hotel having recently retired to Somerset . The owner was very helpful and interested in our life in Hastings and our views on the pro's and cons of town. In our view Hastings and the surrounding area is a town with a wonderful history that has been sadly ignored by those who are supposed to promote its virtues as a tourist attraction. Hastings has never been an art centre of anywhere and never will be however it can boast that it has one of the oldest beach launched fishing fleets in the country, it has the site of one of the most historic battles in the history of this country, it's castle, smugglers caves, old town, Battle Abby Bodium castle , Normans Bay , the list goes on and each has a story to tell. I have yet to hear an interesting story about Hastings art?? Perhaps those in the local authorities who are tasked with promoting this town back out of its doldrums can answer why when asked down in Somerset I proudly say Hastings in East Sussex they say " where's that?" But we have all heard of Glastonbury , Chedder cheese ,King Arthur and Camerlot . Hastings must stop advertising to the locals we already know about our history .
