Reading reviews I thought it would be awful. We had apartment 709 and it was lovely, great views. Apartment was spacious and clean with working air con. Communication with the apartment once we were there was non existent. Emailed about multiple things and tried calling and no response.

Spacious apartment with great lakefront views. However, the airconditioner in master bedroom leaked water continually into the bedroom, the blinds were not providing privacy (especially in bedrooms and bathroom!), very basic apartment supplies were provided (no dishwashing liquid or tea towels), no pool towels (even though it is very close to the lido and lido entry was free to guests), TV remote control was missing, the hotel reception personnel were not friendly or personable, the agent's office often was closed during working hours so not able to communicate easily.

It's a beautiful and spacious apartment with wonderful view of lake como. However, it lacks good parking spots.

Nice spacious apartment
The apartment was very spacious and had 2 bathrooms. Wifi was great. The only small point I would like to make is the toilets don't have toilet roll holders.

Spacious new apartment.
Spotlessly clean and modern with a beautiful view over the lake. Opposite ferry to Bellagio so very convenient. Staff were very helpful. Restaurant next door served a great dinner and were very friendly. There are limited places to eat within walking distance. But a rude woman chased us out when we enquired about breakfast. Quite amusing really these days. I recommend this apartment and would have loved to have stayed longer.

Property was very nice it just had a few things would have made it great
Too much to write. I texted, called and even had the front desk of the hotel call twice for me never got a hold of anyone at the office. It was closed earlier than they said they were to be open and we left at 8:07 am it was closed and said to be open @8am so nobody was there when we wanted to leave the keys and the keys wouldn't fit in the drop box. So I left them at the front desk. Our ac was out and no attempt to contact us to fix it or resolve anything we had to drag a bed down stairs and sleep on the floor. We should get a night free for all the inconvience and lack of response. There is more but I will put that all on the review on vbro when I get back to the States.

Amazing beautiful apartment overseeing Lake Como
The apartment is very luxurious and has view from Lake Como from every room The difficult part is to be able to check in. The first time took me about 1 hour walking from the apartment to the hotel about a block away to be able to get the key and actually get into the apartment On the second visit was even worse, it was raining, I had to walk back and fort and couldn't get the apartment key to check in. According to the hotel, they only keep the key in the lobby as a favor to the owner, and they couldn't get the owner to answer the phone and provide the key so we could check in. Once you check in, the apartment is stunning, bathrooms with marble from floor to ceiling, everything is 1st quality and the view is breathtaking

Collecting the key and finding the apartment was difficult Television didn't work properly, it had poor reception Car park was a problem because they did not let us park in the secure parking next door Apartment was very clean and comfortable but needed some ammenities such as towel rail and toilet paper holders

Room was never cleaned during the 3 night stay. Check in is down the street ( no parking anywhere near) Misinformation regarding the pool usage. The shower was extremely small.

Not recommended if you are first time to Lake Como
My boy friend and I booked this apartment as most of the hotels were full. The room is clean and big. But what makes us a bad time was (1) the concierge staff was always away from his office. (2) unclear information - while we checked out we were told by the hotel we need to bay Euro 80 for the cleaning fee, but during our stay there is NO ONE help with cleaning and the staff didn't mention when we were checking in. (3) the apartment is separated from the hotel next door (but under same group i think as the name is the same), but staff between apartment and hotel were not even communicating to each other and it made us so confused. Location wise was ok, half hour to Como city and near the pier.

Room 711 Review
My apartment was very nice. I had a 2bd and 2ba apartment. The place also had a loft area which I did not know about. Only rooms on on top floor have a loft area. My room was 711 on the 3rd floor . The room for 711 has water views from living room and master bedroom which has it's own master bathroom. The second bedroom had 2 twin size beds in it with the bathroom next door to it. What I love about this place is if you want some privacy you can close the door that is between both bedrooms. We had the extra loft space w pull out couch . The kids were able to play and sleep up there if they wanted to. The place has electric stove top with a dishwasher and a refrigerator. There is a small little grocery around the corner to buy food and other things. Cons: The check in was confusing you have to go to this office called Como Vita first to get key and situated. Once done you walk down the road to place. If you have issues when office is closed you are going into hotel Grand Britannia. I paid when we first arrived at hotel but desk staff kept stating they could not give me a receipt.We left early in morning so we left keys with hotel. My sister had requested for a three bedroom 2 bathroom lake view apartment which in all actuality was a 2 bedroom w a loft area that had a pull out couch. This apartment was on 3rd floor room 712. I am not sure if there are any true 3 bedroom apartments. Also make sure you bring your own washcloths. The ones provided are not really washcloths

Basic and ok, but not great
Very basic and self catering style. No linens besides basic and seemed like they were missing furniture. The space is quite large, so a family would fit comfortably if you travel with your comfort amenities. Great location to be across from Bellagio. Cleaning fee made it not worthwhile for a couple for 1 night. Check in staff were great

Beautiful stay at Lake Como
Great room, nice view, large bedrooms and clean bathrooms. Too bad there is no balcony. Very close to the pool and the water's edge. Make sure you ask for multiple keys. Also ask for more beach towels. Hotel staff was not well informed and too busy upon arrival. Once we were passed checkin, everything was great!

Challenging check, leaking ceiling, no response.
I'll start with the positive. The location was great. Right near the lake and restaurants. The apartment was spacious for a family. The check in experience was challenging. We arrived after hours which are only 2-5pm. We let them know and we were told I get the keys from the hotel next door. When we arrived it was difficult to find anyone at the hotel and everyone we found pointed us to someone else. When we received the keys it was impossible to find the unit. There are no signs or outdoor lights outside of the main walkway. We had the use the flashlight on our phone. After trying different doors with the keys we went back to the hotel I ask for help. The person came over and also could not find the unit. After a few times back and forth from the hotel to the apartment overturn course of about an hour we finally gained entry to our apartment. The space was nice, but we were disappointed that we did not have the lake view that we paid for. It seems our room was changed a the last minute. After finally settling in and getting some sleep we were awakened by water gushing from the light in hallway. Yes, water coming from the light fixture. We immediately ran around to be sure we hasn't left a tap on somewhere and we hadn't. We put a bucket under the leak and called the number we had. The person apologized and said she would call a guy immediately. No one ever came. Ever. Eventually the leak stopped, but of course returned the following morning. Not fun!!

Great apartment but poor customer service
The apartment was spacious and comfortable with a lovely view of Lake Como. A choice of two pools/sun bathing areas both beside the lake. We walked to Trezmezzina (20 minutes) every evening for a meal as there wasn't a great choice of restaurants close to the apartment. Como boats stop a 5 minute walk from the apartments. Check in was ok. There was no information provided as to where to go and the apartments were not signed. I tried the Hotel Britannia who directed me to a small office 'Como Vita'. Luckily this was open but most of the time it was closed and I met several other guests who had difficulty checking in. I was asked to check out at the Britannia Hotel where they attempted to charge me again for my holiday. I thought the 80 euro cleaning fee was excessive for an aprtment which I left clean and tidy..

found this great apartment on lake como, chuffed to bits with its location and price. Get there, lovely and new, in fact looked like we were the first people to stay in it since renovated. Bit cold and clinical, but we weren't there for long. Couldn't get the air-conditioning to work at all, and we also had no hot water to take a shower as the hot water valves appeared turned off. I'm not a fussy one so cold showers it was.... Only stayed the 1 night, then on return, we discovered we have been hit with an "additional" bill for 103 euro - 3 euro tax, then a whopping 100 euro to clean the apartment after a 1 night stay!!!! I am absolutely raging, this is outrageous! We also tidied up before we left. I do not expect to pay 165 for a night accommodation, then 80 pounds to clean it after. Yes its in the small print, but I am totally disgusted with this. Since when is cleaning a hidden extra???? Going straight on trip advisor now, don't book this place, ever. I can put up with sub standard facilities, but pay for 5 star (additional) cleaning! I don't think so..

Luxury apartment spoiled by agents indifference
This should be 5 star review but our experience with the indifference and apparent incompetence from the agency takes precedence in this review. We booked, paid for, and had confirmed a 2 bedroom, 2 bathroom apartment but on arrival late on a Saturday evening were given a 1 bedroom, 1 bathroom apartment for the week. We picked up the key from the hotel reception and were advised that the problem had nothing to do with them - we must deal with the agency. We did on the Sunday morning. Despite our confirmed booking the representative apparently knowingly allocated 1 bedroom, 1 bathroom apartment claiming that a sofa bed was sufficient for a family of four. Our insistence on requesting the apartment we had paid for was met unsympathetically with a shrug of the shoulders. As a poor compromise we requested a single bed to be delivered, however this never turned up. I eventually requested a meeting with her manager but she was unable to contact him and neither was I, despite many calls. This is not an isolated case - I spoke with two other families who were also allocated wrong rooms and could not get a resolution. One evening the elevator developed a fault whereby the door constantly opened and banged shut loudly. My son called the maintenance number and was assured that a technician would be there shortly. None arrived. I temporarily stopped the incessant noise by jamming a brush across the door gap. It was repaired after a second request the following day

Great apartments but misleading about views
The apartment is new, large, and clean. Great for a group. But ... they are selling Lake View rooms and making you pay more even though they put you in a Garden View room and don't provide a discount. They did this to at least 2 other bookings who were complaining when I checked in and it happened to us too. This is no coincidence but deliberately misleading. Also checkin was a mess. We went to the Hotel Britannia who couldn't find our booking only to eventually send us to some other office called Como Vita. Como Vita isn't mentioned at all on the Expedia booking process. The Hotel also oddly disclaims a connection with Como Vita but then you have to check out of the Hotel and the door has the Hotel brand on it. It's very strange.

We travel a LOT as a family and are no strangers to European odditities when it comes to holiday stays. We stayed in room 704. It has very large rooms with nice finishings. In fact, it looked like we may have been the first to stay here. Cons: We asked for handicap accessible, due to travel with aging mother and two small kids, one in a stroller. This was confirmed to us, but it doesn't actually exist. To reach the apartment you climb 1.5 flights of stairs, with no railings. Fine for us, but was annoying with the stroller and difficult for my mother. The office is only open for check in between 2-5pm. After this you retrieve keys from a nearby hotel, which has nothing to do with he room, and who knows nothing about your stay, your requests, etc. we asked for extra pillows and towels, as we each received one rough, flat version of each, and the hotel reluctantly leant us two more, but stated repeatedly we needed to bring them back. We requested a baby cot, which wasn't there for us. There was no wifi at all, which is against what it states online. There were no toiletries, as stated. Only a bar of soap the size of your thumb. We had two of those, for 5 of us. Even though the bathroom is spacious, there shower is so small that I, at 5'5" (165 cm) repeatedly bumped my elbows no matter how I turned in the shower. I also had only a cool shower- no hot water available. There is poor communication in general & a general indifference.

Disappointing: poor service & not ready for guests
Let's start with the positives - the views from the apartment are great. But it was scant consolation for a disappointing experience. This newly refurbished apartment was clearly not ready for guests. Part of the newly installed kitchen kept felling apart on my feet, I was locked out after the key stopped working (thank you to the workman on site for helping - there was construction noise a number of days), the oven started smoking when it was used, the shower went from lukewarm to scalding and to top it all off the staff I dealt with were mostly clueless or patronising. Five requests to find out the location of the promised laundry facilities went unanswered. Trying to check in was a exercise in confusion over which building I should go to. A staff member snidely questioned my inability to work the dishwasher (with buttons on the inside & no instructions) and it took four attempts over two days to get someone to answer the phone number provided. The other mishaps would not have been nearly as annoying if not for the lack of interest or care from staff. The apartment was clean, furnishings & towels/bedding was sparse & the white blinds were useless if you wanted to sleep past sunrise. Shame such a great location was spoiled by a lack of interest in customer service.

Appartamento molto bello. Vista sul lago mozzafiato. Mancano alcuni accorgimenti nell’appartamento ( scopa, eravamo in 8 ma solo 6 sedie al tavolo per il pranzo, pentola senza coperchi, appendiabiti pochissimi, cucina poco fornita ecc) letti matrimoniali piccoli. Ma se dovessero sistemare questi piccole cose, merita il soggiorno. Delusi che entrambe le piscine chiuse per il Covid, ma gli stabilimenti vicini o dall’altra parte del lago erano aperti naturalmente a pagamento. Quando abbiamo prenotato era invece incluso l’entrata nella piscina e solo dopo l’ultima data di Recesso ( senza spese) siamo stati informati che erano chiuse.

Nous avons payé pour un appartement de 120 m2 et avons eu un appartement de 80 m2 avec une seule chambre au lieu de deux ! Le dîner était très moyen et le petit déjeuner horrible

Tourist trap
Hotel is a tourist trap, low service and little interest in guests in the apartments. WIFI didnt work and no response from staff. Swimmingpool is on the other side of the road with additional charges for towels (8€) (Cant bring hotel towels), Sunbeds and parasols (15€) and you practically cant stay in pool area without using these things. Will not come back.

Inga rum kvar trots bokningsbekräftelse!
Anländer till hotellet kl20.00 då finns det inga lediga rum kvar trots att jag hade bokat och betalat. Ingen ansvar eller hjälp från hotellet eller hotels.com slutade med att jag fick boka nytt hotell själv nästan 50 minuter bort. Så vill man vara garanterad ett rum vid Comosjön välj ett annat hotell.

Appartamento "Luxury Britannia Apartments"
Appartamento nuovo con vista sul Lago di Como. Molto confortevole, silenzioso, con posteggio auto (box) interno. Siamo stati benissimo per quanto riguarda comfort e tranquillità. La nota dolente è relativa alle pulizie: costano 80 euro ed erano fatte malissimo! Avevano cambiato le lenzuola ma non avevano assolutamente lavato i pavimenti e il bagno era stato passato velocemente!! Le pulizie non valgono assolutamente gli 80 euro finali!!!

Ny hotellejlighed med fantastisk udsigt
Den hyggelige lejlighed var helt ny og alt i perfekt stand. Den mest vidundelige udsigt over Como Sø. Alt hvad vi havde brug for, var lige ved hånden. Check-in personalet var venligt.

L'appartement (vue sur le lac) a une décoration moderne. Avec accès gratuit aux 2 piscines de l'hôtel Britania. Par contre pour ceux qui veulent prendre leur petit déjeuner à l'extérieur je vous conseille de le prendre sur Menaggio qui n'est qu'à 3 km. Pour le déjeuner ou dîner je vous conseille le restaurant qui se trouve au pied de l'immeuble, on mange très bien et en plus l'été sa terrasse donne sur le Lac de Côme.

DON'T BOOK - they double book!!!!!
Don't book!!!!!! We arrived at 6pm (had called (as asked by Como Vista on the confirmation) to tell we couldn't make till 5pm) at the Britannia hotel to pick up the key. Waited for over an hour and then were told that the AC wasn't working. After another hour of wait they drove us up to a small apartment (no AC!) 3.5km away from the lake and pool. We refused to stay there (it was now 9pm with to very tired and sad kids) and went back down to the hotel and demand our money back. Suddenly we were offered to stay at the hotel for the first night in a family room (we had asked that earlier but we're told "fully booked") The next morning the apartment originally book was still not available due to "the family staying there had not left"! The whole time hotel Britannia had been lying also when they say "we do only handle the keys" it is the SAME FAMILY owning Hotel Britannia and Como Vista!!! Finally we got our booked apartment but we met an other family who had booked the SAME APARTMENT for that same weekend and were told "no AC". Again COMO VISTA/HOTEL BRITANNIA ARE LYING!!!!!! Even though it's a wonderful location it is a gamble is you dare to book by this owner.
