The staff was very friendly and helpful. All spoke English which was very helpful. Parking on site for free was great. Walls in hotel were very thin and you could hear the people next door especially into the evening. As off season, many services /amenities not available .

A wonderful hotel that is convenient to all points of interest in Friuli. Service and staff were excellent-, professional and friendly. Food was good, rooms clean and comfortable.

Such a nice bright modern hotel, with a wonderful breakfast and a great restaurant that serves delicious dinners. Great wine of the region available. Rooms are comfy and cheerful, service very accomodating. STFF expresses themselves well and are very professional.

Best Hotel in the Malfoncone Area .
One of the best hotels in the malfoncone area , the best bed for comfort and size of the beds , excellent food , the restaurant menu was surprisingly of a five star standard , excellent trip because of the comfort and the best nights sleep when you’ve had a busy day at the office

A Gem of an Hotel.
We loved our stay at this hotel. The staff were fantastic, the room was huge, the shower amazing, the swimming pool area was great with staff serving drinks. Excellent location, just a couple of minutes walk from the town centre with a good choice of restaurants & cafes. Also, greta location for visiting other towns & places of interest nearby.

Perfect Base to Explore Friuli
The hotel is perfectly located to explore the Friuli region. We enjoyed walking to dinner in the pedestrian friendly Gradisca D'Isonzo after a day of touring the area...beautiful vineyards, Trieste, Aquileia, and San Daniele di Friuli all less than an hour away by car. The hotel staff is friendly and accommodating. We enjoyed the breakfast and found the charge of 4 euro per person to be an excellent value. The rooms are modern and well appointed. We plan to return to this hotel to continue our exploration of the area,

This excellent hotel in a good location must be one of the best value properties we have stayed in during our extended European holiday. The room was modern, clean and quiet, and the included breakfast was extensive and good.

Very modern and clean hotel I always stay there when visit Gorizia. Need some drink time at excellent pool side. No reastaurant in the hotel is only missing.

Business hotel with summer-vacation overtones
The town itself is quiet but not special. The hotel is entered off a side street away from the town center: practical only for those with own transportation. And there's plenty of free parking. Hotel is a study in sober colors: greys, whites, browns. The bar and restaurant are almost echo-filled (restaurant scheduled for relaunch in the next year, the manager said). Rooms are generous; those in the east wing overlook the gardens, play area, and swimming pool (not heated in November, though). Room(s) were good sized, Pergo-floored, good business work area (fine, very fast WiFi worked faultlessly), comfortable bed, sparkling and spotless bathroom was a pleasure. Restaurant (November 2014) and menu was uninspiring and I did not use it. Buffet breakfast was generous and of good quality, but if you don't get down early enough, it does dwindle. Staff was a pleasure, the manager (who is also in the owner's family) is ambitious to improve the hotel even more.

Excellent and cozy hotel. The price is very reasonable and also they include internet, the minibar in the price. I have not used the swimming pool facilities because it was raining the day i was there. The hotel is in a small nice town close to Trieste. There are several options of restaurants in this small town. If you need to go to Trieste airport you can use the bus if time allows. If you need to take a TAXI (a little bit expensive in Italy), it is about 30 Euros. The TAXI has to come from Trieste so you need to arrange with the hotel staff earlier about the TAXI.

My wife and I stayed one night at this hotel at the end of our European vacation. It is a 15 minute drive to the Trieste-Friuliu Venezia Giulia airport, where we started our trek back to New York. The hotel room was wonderfully comfortable, the restaurant food and service was excellent, and the staff was very helpful. The hotel is an easy drive from the Karst region of Slovenia, where we had spent the day. The staff also helped us with a better driving route to the airport than my phone gave us and getting our boarding passes printed out.

Very modern and elegant hotel
Hotel Franz is really modern and elegant. The pool is lovely though we didn't try it, just sat in the shade by it. The hotel restaurant is a little pretentious and there are many nice choices within easy walking distance.

Staff were extremely helpful and friendly. All spoke good English. Swimming pool looked lovely but unfortunately the weather was too cool to use it when we were there.Breakfast was a wonderful buffet with very attentive staff fetching a flask of fresh coffee etc. We were directed to a fantastic local bar/restaurant which served local food;the receptionist even rang to check it would be open as we were there on a Sunday evening.

Well run hotel in an attractive small town
The Hotel Franz is a well run hotel in an attractive small town. The rooms are clean and comfortable. The breakfast is good. There are plenty of opportunities to eat both at the hotel and within a short walk. It is easy to find if arriving by car and there is ample parking on site. It is about a 15 minute drive from Trieste airport. The management and staff speak good English if your Italian is poor!

Lovely helpful staff, quiet, really nice breakfast, room spacious and recently refurbished, ideal for short stay visit to Venice (via nearby reasonably priced train service), Grada, using Ryanair at Trieste before travelling to the tourist areas of the Julian Alps. Hire car essential.

Praktisch sind die Parkplätze. Die Zimmereinrichtung ist relativ alt, man möchte sich nicht länger auf dem Zimmer aufhalten. Der Pool Bereich ist klasse. Der Ort bietet nichts. Für uns war es ein Stop-over auf dem Weg an den Gardasee.

Wir haben uns von Anfang an sehr willkommen gefühlt. Selten waren wir in einem Hotel mit so freundlichen und zuvorkommend Personal. Das Frühstück um 12 Euro ist sehr empfehlenswert, aber auch das Essen am Abend ist von sehr hoher Qualität.
