This home is ideal for a family, fishermen and outdoor enthusiasts with 200 ft. of river frontage for private fishing and boat access and within a short drive of Glenwood and Carbondale, and 40 min. to Aspen and Snowmass! THE SPACE The is an open floor plan with a comfortably furnished living room and a flat screen TV. There are two nicely appointed bedrooms with antique furnishings, one with a queen bed and the other with a double bed and a twin bed. All new mattresses as of 2022! The partial kitchen with a small breakfast bar area is equipped for preparing simple meals and there is additional outdoor seating for 6 and a gas grill to enjoy the beautiful river scenery. Adirondack chairs and a small picnic table are also available on the Roaring Fork River beach. Enjoy time spent on the beautiful patio, casting a line or with a picnic dinner at the river\`s edge and experience total relaxation while listening to the soothing sounds of the rushing waters of the Roaring Fork River. Whether you seek an adventurous mountain getaway or a peaceful riverside retreat, this is the ideal home base! IMPORTANT TO NOTE THIS IS A NON SMOKING PROPERTY. This condo is not equipped with a full kitchen but offers a 2 burner cook top and a combination microwave/convection oven. There is not a standard oven or a dishwasher. Due to the proximity of the river to the home, extreme caution must be used with young children. The owners are part time residents and occasionally occupy the upper level of the home however there are no shared spaces and the apartment is completely separate and private. Included in the price of your rental is an Administrative Fee for $59\. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. Upon booking, reservation and payment, you agree to abide by the following rules: A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed. B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times. C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed. D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property. E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid. F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property. H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you. I. You shall abide by all Federal, State and Local laws. J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property. K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property. L. Absolutely no hazardous materials are permitted to be in or around the Property at any time. M. You may not use or store Kerosene or space heaters at any time in or around the Property. N. The burning of candles is not permitted within the Property, with the exception of birthday candles. O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose. P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property. Q. You may not bring your own grill (of any type) or fire pit for use on the premises. R. Tents or other structures may not be erected on the Property. S. Commercial photography or filming is not permitted on the Property. T. You shall use ventilating fans at all times when bathing or cooking. U. All windows and doors must remain closed during inclement weather. V. You shall notify Manager of any pest control problems. W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement. X. You may not block the fire escape at any time. Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law. Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure. AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of any Guest or any other person. By accepting this reservation, you expressly assume the risk of any harm arising from your use of the Property or others whom you invite to use the Property. BB. Beautiful relaxing setting right on the river. Well equipped home. Great yard space for playing with children, eating outdoors or just relaxing by their er Management company was very helpful and quick to respond. My only constructive comment is that the second bedroom has minimal bureau space. Maybe some shelving in the large closet would be helpful. We had a lovely time here. The home was spacious and comfortable. A very peaceful and private location and still so close to everything. Our family stayed here for a couple of nights on our trip through Colorado. The location was awesome, with the river right behind the condo and the mountains in the background. We found the location excellent for visiting Glenwood Springs (only a few minutes from the river rafting boathouse!) and Carbondale (we loved the Carbondale rodeo). The views were lovely and it was nice to feel we were in a secluded spot. The space was clean and cozy, and we felt right at home. The backyard and river drew us to this property, and it did not disappoint. The fishing was a little rough since the water is so high and dirty during the melt, but we still managed to catch a few from the backyard. There IS a small AC unit now, which was much appreciated during the heat wave that was rolling through. Overall, we really enjoyed our stay and would visit again in a heartbeat. ##### Robert S. It was very clean and well-appointed. The location is great, and the host/company was accommodating when we needed to add an extra night due to a major snow storm that shut down I-70\. The only minor complaint I have is that there is no oven (which was probably mentioned in the listing, but I failed to notice), but I was able to make family dinners in large skillets provided and the cooktop. Outdoor space is fantastic. We would definitely book this place lace again. ##### Sara O. From Broomfield, Co / Tucson, AZ / Lewisburg, KY. This location was perfect for us. Sitting by your river was so nice! Love listening to the rushing water. We visited Carbondale, Red Stone, Aspen and Basalt. Went to Iron Mountain hot springs - highly recommend. The weather was fabulous and the Aspens were beautiful. We drove on many scenic routes. We had an all around great stay. There was plenty of space inside and had all the amenities for us to be able to cook our meals. When washing the coffee pot, it slipped from my mother’s hands and we would like to replace it. Unfortunately once your stay ends, it’s hard to communicate with property manager on messages any longer. The place had a large area for playing in the snow! Just be careful as It is not fenced off and boundaries do become blurred on where it crosses into neighbors property. If you are not paying attention and just enjoying yourselves since you are on vacation, you may unknowingly cross into neighbors side. We didn’t notice the small buckets with signs until afterwards & were scolded by this owner so please be aware since there is no fence or actual physical boundary.It would be helpful to greet guest and state where those boundaries are up front as sometimes this may be missed in notes. Also, be careful as the grassy area along the sidewalk is littered with lots of dog droppings. Nonetheless, inside it was very clean and organized. I would recommend this place to a family who wants to enjoy the snow & lake to the fullest! ##### Juanita R. There is definitely space for fishing and a boat put-in. A few things I would do to make the inside experience better is a light over the kitchen sink, and a small table on both sides of the queen bed. Nothing too major. What you may not know, is that Glenwood Springs/Carbondale/Garfield County is industrialized along the Roaring Fork and Colorado Rivers. Knowing that, we wanted to be out of the traffic of Glenwood and have that relaxing experience in a quieter area as noted in the description and reviews. Thankfully, there are these very nice homes on the river, but going down to the home there is industry (not residential). In addition, the photos need to be updated to reflect the true view. There are high tension utility lines crossing the river and the homes across the way have been expanded and painted white. Just know this is more of a true residential area along the river, and does not really have that country feel. Indeed, the photos do have the wires a bit but not how one sees the river from the patio. Latstly, our ability to sit on the patio was also impacted by the smell of a weed killing application that had been applied a few days before.
