I recently spent 2 nights at the Avenue Suites. My room was clean, big and comfortable. The desk staff was great - very helpful. I could check in early and they gave me ideas about things to do in DC. Unfortunately, I didn't have the time to do any of them. The price of the room was very reasonable. I would recommend this hotel to anyone.

Extremely courteous staff. The rooms are clean, but mine did not have a full shade to block off daylight. The valet parking is ok, but a bit pricey. They really advertise their restaurant, an Italian trattoria-style place. It looks fine, but the menu is small. Breakfast is ok, especially if you have a big appetite (small buffet.) The building's plumbing is a bit aged, so it takes a while to get the hot water going when you say on the upper floors. Still, for the price and the location, it is definitely a good find.

"Older hotel in great location with good staff"
This is the second time I've stayed here - I'm a fan. The location two blocks from the National Mall, and in particular the Lincoln Memorial end make it a great base for exploring the Mall and everything it has to offer. Being on the southern edge of the George Washington University precinct gives an energetic feel, and some good eating options at good (student) prices. You're 10 mins walk (or less) from Foggy Bottom metro which will quickly get you to the east end of the National Mall, Arlington, Ronald Reagan airport etc.. You're about 20 mins walk to Georgetown (worth a visit) and DuPont Circle (shopping etc.). It is an older building, but solid and it's kept very clean. The staff are friendly and quite keen to help. This time I came with my wife and daughter, and we got a room with a kitchen and cooked some dinners. Overall, I think this is a hidden gem in DC.

"Good location, clean apartment"
Other than a truly awful experience checking in late, this apartment set-up was great for our needs. The location is great, and the apartment was clean and comfortable. The overnight concierge made for a terrible introduction to the place. He was rude and kept us waiting a very long time as he dealt with an "emergency." I put that word in quotes because the emergency was a resident who had locked herself out of her apartment. She wasn't sick or anything, just inconvenienced due to her own carelessness. That doesn't constitute emergency to me, a paying guest. I was traveling alone with three kids and had arrived extra-late due to delayed flight. It was nearly midnight and the concierge wouldn't even acknowledge me for 5 minutes -- there was literally no one else there. He got huffy when I interrupted his computer search to ask if my son could use the bathroom, since he wouldn't just give me the keys to the unit. When he finally did start to look for the keys, he couldn't find them...I had to tell him where they were, since I could easily see them. Finally, he wouldn't show us where the elevators were and was just so incredibly rude. Luckily, we didn't have to interact with the desk staff after that. The apartment itself was very nice, comfortable, clean. Once we figured out where to park in the garage, it was really convenient.
