Family-friendly cottage in Eyemouth
A pretty white-washed cottage in the heart of a charming fishing village, from where winding lanes lead to the sheltered cove of Coldingham Sands and the convivial local pub is just a stone’s throw away.

Ideal for dog-lovers, walkers, surfers and Scuba divers with St. Abbs Nature Reserve just 2 miles away.
Lying just off the A1 on the Berwickshire east coast, Crosslea is a traditional three-bedroom cottage brilliantly located for families who relish bucket-and-spade time on the beach or outdoor enthusiasts wishing to make the most of the excellent water sports, walking and wildlife viewing on offer at St Abbs Nature reserve.

On the ground floor of this homely cottage you’ll find a cosy sitting room with squishy leather sofas and a wood burning stove and a Shaker-style eat-in kitchen. Up a few stairs is the snug with TV and bi-folding doors opening out to a small enclosed garden. The adjoining outbuilding is just the place for drying off dogs or storing bikes, dive kit or surf boards.

Upstairs at mid-floor level is a double bedroom and two further bedrooms on the first floor; one a double with en suite and a twin (with additional truckle beds) served by a family bathroom.

To the front of the cottage, there is private parking for two cars.

GROUND FLOOR
Sitting room with two large sofas, multi-fuel stove, small flat screen TV with Freeview, selection of DVDs, books and CDs.

Kitchen/dining with electric oven and grill, ceramic hob, large fridge/freezer, dishwasher, Nespresso coffee machine. Dining space with seating for six. There is a washing machine with dryer in the adjoining outbuilding accessed from the rear garden.

Snug/TV room (6 steps up from kitchen) with two large sofas, large wall-mounted Smart TV, Sonos bluetooth speaker, bi-folding doors to the small enclosed garden.

MID FLOOR
Bedroom one sits six steps up from the ground floor and is rear facing. With 4'6" double bed, side tables, single wardrobe with hanging and drawer space.

FIRST FLOOR
Bedroom two with king size bed, chest of drawers, cupboard with hanging rail. Front facing.

En-suite bathroom with corner shower, heated towel rail, small basin and WC.

Bedroom three with twin beds, side tables, large wardrobe with hanging and storage space. Front facing. Two additional truckle beds suitable for children can be made available on request at additional charge.

Family bathroom with shaped bath and shower over, heated towel rail, basin and WC.

OUTSIDE
Small enclosed rear garden which is accessed from the Snug/TV room. With garden furniture and gas barbecue.

Outside store - ideal for drying dogs and the storage of outdoor gear. With washing machine and dryer.

PARKING
Private parking for two cars directly in front of the cottage.

CHILDREN & BABIES
Travel cot and high chair available on request. Two additional truckle beds can also be made available on request and at additional charge. Guests are welcome to make use of the selection of beach toys which are available.

DOGS
Two dogs are permitted at Crosslea but they must be clean and dry before access into the property and must be kept off the furniture and out of the sitting room and bedrooms. There is an outside tap for cleaning. Additional dogs may be considered on request.

GUEST AMENITIES
Bed linen and towels are supplied along with guest toiletries. A hairdryer is provided in the two main double bedrooms.

WI-FI & MOBILE COVERAGE
Wi-Fi is available. Mobile reception is reasonable.

HEATING
Heating throughout the property which is thermostatically controlled. Multi-fuel stove in the sitting room with a good supply of coal and initial supply of kindling.

GUEST PRIVACY
There is a small enclosed garden to the rear of the property.

The cottage sits opposite The Anchor Inn which is a welcoming spot offering traditional pub fayre.
Guest accommodation at this cottage offers fireplaces and DVD players. Kitchens offer fridges, hobs, kitchenware and utensils and dishwashers.

Bathrooms include a combined bath/shower unit and hairdryers. Additionally, rooms include coffee/tea makers and an iron/ironing board. Housekeeping is provided on request.
