Humble Presentation, Exceptional Staff
Overall the establishment was dated and the paint chipping etc. But the service was exceptional with the staff being the most professional and lovely. Well worth the stay.

Good value and conveniently suituated
very convenient for the city, able to leave the car and take a bus ride into the city centre. Fairly basic, but very friendly and had adequate facilities for a short city break. Would regard the stay as good value, and will stay again in the future.

Loved that this hotel was right next to the bus stop which helped us a lot. The included breakfast was also really nice and staff were helpful! The room was a bit small and cramped, but overall met our needs. My only complaint is that the mattress on the top bunk was TERRIBLE. Luckily with an extra down comforter beneath me I was able to sleep, but without that I don't think the bed would have been bearable.

Excellent for the price
Clean and comfy Rooms. Owner and his wife are very helpful. Excellent breakfast. 5 miles from the old city but there is a bus stop in front.

Very good location. Bus stops right outside. Enjoyed my morning breakfast. All in all enjoyed my stay. Ill agree with other reviews and say the walls are thin and you can hear your neighbours and they you, so be mindful of that when staying.

Perfect
I have stayed two nights at the hotel and I'm so pleased. Staff is kind and helpful and rooms are clean. Since the bus station is so close, it takes just 20 mins to arrive the city centre.

The property was well located for the airport both by car and public transport . There are plenty of dining options nearby. Service was friendly and rooms were clean.

This property is not what we were expecting booking through Expedia. It is worn out and not comfortable. The staff was friendly and helpful but we would not recommend it or stay here again.

Disappointing
Receptionist was lovely and welcoming but unfortunately although the room was adequate the water pressure on the en suite was bad. My main reason for the rating was the terrible sound proofing. We could hear every word the next door bedroom guests said until they went to sleep and woke up when other guests came back later, then we were woken by the chef talking loudly in the morning as the breakfast room was next to our bedroom This hotel was ok for one night but for more than that, I feel the above would become a real issue

A nice stay, the service was excellent and very friendly. The room was comfortable and very clean including the en-suite. However it was bit cramped I believe they must have added the en-suite. The overall decor was a bit jaded but ok. The breakfast was well cooked and served quickly maybe a decent coffee machine would enhance the breakfast. However I would recommend this hotel for a short stay Edinburgh Zoo was 10 minutes walk and pubs restaurants just a little bit further.

The pros: The staff were fabulous, lovely people. The location is central and walkable to everything. Breakfast was great as well! The cons: the room could have been cleaner, the floors looked like they hadn't been vacuumed and the toilet looked like they forgot to scrub it after applying the cleaner. Also, the hotel is above a bar and the rooms are quiet noisey. They had trivia nights on tuesday and could hear all the questions through the floor in our room.

Beautiful place to stay. Lovely staff and the pub downstairs is fabulous. Great food and the view is spectacular. Lively little town to walk around. A great walk along the waters edge too. I’d highly recommend.

Overnight stay.
Very basic and in need of a refurbishment as was very old fashioned. Was kept awake with people talking all night downstairs. Shower wasn’t working very well. Was ok for a bed for the night.

I did not stay there long, only checked in at 7:30pm and out in the morning. The place has never replaced their skeleton keys, which you need to use every time you come and go, which are noisy and ridiculously hard to use. There are common bathrooms and, as I had could not know who was staying there I had to try to lock my room door while using the restroom, and the key locks were frustrating and noisy. When I came down to breakfast in the morning, there were no seats at any tables and nobody to greet me to tell me where to sit while waiting, as the two gentlemen who worked there were busy making breakfast. I couldn't believe how many people were staying there, as I had barely heard one person the previous night, but they all came to breakfast at the same time, thus leaving no room at any table. The bed, however, was comfortable and there was a working television set.

Whilst not any major issues, a slightly cold welcome to a very outdated establishment set an early poor tone. Room was very small and not properly cleaned in quite a while. Was convenient location wise for 1night access into city. Breakfast was poor quality produce.

Let down by being very cold.
Very friendly and a member of staff went far and beyond by ordering and paying for a taxi when we were struggling with ordering a taxi (didn't turn up). A little run down but what really let the hotel down was "It was very cold". Very frindly and what a gentleman the member of staff was.

Although a little run down, the room was comfortable and the breakfast was simple, but very good. The owner and the one staff person were very friendly and helpful. There was sufficient parking and good access to the bus to go into the city center.

Budget hotel
The hotel is very basic sharing bathroom facilities with other guests is something of a distant past. The room was furnished with a bunk bed and hardly large enough for two people. Curtains were torn Although jacouzi is mentioned as a feature but it did not work. Overall, washing facilities were inadequate. Breakfast was good. The lounge was basic and tired. It should be down rated to one * only.
