This is registered as a guest house not a hotel. However we very much enjoyed our stay. Very close to buses and train station. Very clean and all facilities working. Excellent breakfast provided. Mrs Chan very nice ,friendly lady. Would reccomend to any one wanting a short stay in Edinburgh.

Brilliant location for Haymarket
Pleasant well-meaning guest house hotel. Room had a great Edinburgh view onto wonderful imposing West end houses. Keys issued with clear instructions to keep outer door closed. Bed very comfortable. Bathroom clean and bright. Excellent electric shower with no idiosyncrasies! Given towels. Welcome water and cookies. Good TV. Very satisfactory M&S food store and Haymarket station. Four minutes walk. I pre-booked local parking with an app. Do not turn up here not having pre-booked some Edinburgh parking!

Very much appreciated by us.While the guests in closeby room to yours was totally in the opposite. We are utterly gutted by their behaviour in total disrespectful to our property. We hope you didn't experienced the horrible smell coming out from them despite having carpet shampoo twice after them. We apologise for the inconvenience this may have caused.

This place is a pleasure to stay at. Conveniently located by the train station and a tram stop while remaining easily walkable to the city center. The service is excellent, and a delicious breakfast is included with the room price. Would stay again.

Our Scottish breakfast are modified to what most people requested to avoid wastage.It is complementary with accommodation and perhaps we should make a change for without.

The room was clean and quiet, with a nice view of back garden. breakfast was served promptly and was delicious. Cold water was not working in bathroom sink but other than that we had a wonderful stay!

Excellent Stay
We had a lovely time here, Mrs Chan did everything to make us feel like home. I had some issues with my card for payment and she was very understanding and patient. The room was very cozy, clean and comfortable and felt like home away from home. The breakfast was delicious and we had plenty of food to keep us going for the day. She also accommodated our bags after check out as we had a late flight. She is a smart lady and we had lovely conversations during breakfast. The hotel is close to everything and we walked everywhere, nice food options around and half block away from public transport to airport. Just perfect! I cannot recommend this lovely place highly enough. I would not stay anywhere else!

While this is called a "hotel" it is a guest house. The room was small and the property didn't have the amenities of a hotel. I was quite disappointed as it was quite expensive.

Hi Jean,Thank you for your feedback. We are sorry to hear that you are not happy with the room and rate. We can assure you that you were charged much lesser than others. This rate included breakfast and tax too.August is Edinburgh's festival month, all room rates were increased. Tenancy for overbooking is high and less price difference to compensate. The theory of demand and supply applies. Besides, the rate increased is in line with the inflation and energies prices.However, should you told us on arrival, we would try our best to help. I remembered you only said you were feeling jet lag , tired and disappointed with your gigantic suitcase being a burden. The room seemed to be ideal to guarantee uninterrupted sleep without any traffic passing by. Your room have telephone , LED TV , hair dryer, ensuite shower room and complimentary tea, coffee, bottles water and biscuits. Iro and iron board provided if needed.Hope these explanations make sense. We thank you for your understanding.

Mrs Chan was really helpful and friendly. My room was lovely and clean. I was leaving for an early flight and she offered to make me some sandwiches because I would miss breakfast. The airport bus was a 2 minute walk from the property and they are every 5 minutes. Got to see amazing Edinburgh the night before and had haggis, neeps and tatties, was lush :)

Family visit to Edinburgh with a spot of Rugby
Quiet location within walking distance of the centres of both new and old towns. Clean safe environment close to transport links to hotel and into town or further afield, if required. Warm hospitality and great service from the hotel manager, Mrs. Chan, who never fails to deliver. Great breakfast and help on any matters.

Can’t beat the convenience of the location. Property is clean and well maintained though very traditional and not modern. Still, there is wifi and UBS ports and electrical outlets are everywhere. Scottish Breakfast option is generous and Mrs. Chan and Davey were very accommodating. Would definitely return.

Very comfortable and quiet little place tucked away from the crowds, yet walking distance to everything. Staff is incredible, really helpful and present (rare these days). There are some lovely pubs nearby and it is surrounded by leafy gardens. Will stay there again!

Spacious room, clean, very accommodating to requests and needs. Breakfast options were wonderful to have. Nice touch to have a “to go” breakfast picnic bagged and ready for us early on our departure day too. Our main contact there, Mrs Chan, is terrific. We would definitely recommend.

A quaint old hotel, more like a Bed & Breakfast facility. No front desk, you simply ring the doorbell and the owner/lady comes and lets you in, and registers you. Many pubs a restaurants nearby. One block up from the Haymarket train station.

The owners were lovely and were very polite. Made sure we had everything we needed and provided a lovely service. However, the day after we arrived we came back from being out and someone had came into our room without permission and cleaned (I understand it’s nice to clean the room, but we were told that the room would only be cleaned upon request and we had only been there a day at the time). We felt a bit weird about this as we didn’t have any notice or request for them to enter the room whilst we weren’t at the property. They also changed the price and notified us about 3-4 months after the deposit was paid- they did deduct a small fee for the error but just be aware of the pricing beforehand and speak to the owners about pricing if you have any issues. Other than that I would recommended- perfect B&B for travellers.

As for room service, if guest did not use the "Do Not Disturb" sign on the door, housekeeper would assumed that they would like their room to be serviced. This is stated in every room directory. As explained previously, the readjustment in room pricing;The unplan rooms opening for booking approximately a year earlier ahead of the energy prices skyrocketing. The high demand and rooms shortage in supply resulting overbooking making the old standard tariff not feasible for sustainabilities. We hope for your understanding.

I won’t book through hotel.com in the future because there was an email waiting for me but as wasn’t informed of this so I didn’t check prior to my trip. When I arrived at the hotel I was told there was an extra £100 (on top of the balance I thought, this was explained in that email). I believe every time there is a message waiting you should have an email to advise the customer. On a positive note, the breakfast was delicious and hotel is in a good location for Princes Street and Murryfield Stadium

The property is 2 minutes away from Haymarket station, 15 minute walk to Murrayfield same the other way to Edinburgh castle 15 minute walk but its off the main road from the station so you hear nothing. Would definitely stay here again for a long weekend
