I was extremely pleased with this hotel. The location was phenomenal for a tourist -- just down the street from Grassmarket and a short walk from there to Princess Street, the castle, Royal Mile, etc. In the other directions were quieter but still active neighborhoods with endless options for food and drinks. The hotel itself was a bit dated but well maintained. I was pleasantly surprised with how quiet the room was, despite my being on the ground floor right up against the reception area. I would stay here again in a heartbeat for my next visit.

Five minute walk from the grass market, nice clean rooms, excellent breakfast and staff were very friendly and helpful. Would definitely stay here again.

Lovely staff!
The staff were amazing. They were really helpful and upgraded our rooms with no hesitation and offered free parking on site as we were staying for 3 nights. They were informative about the area and gave lots of recommendations. The room was beautiful and very spacious and had great amenities.

This is an older property but well maintained. The room was large with high celling. Early check-in was not problem. The room was well equipped and additional coffee/tea supplies request was granted quickly. It was a stuffy in the room but a fan is supplied that helped. Room cost increased substantially without real explanation when additional night booked (220.50 to 359.GBP). I was able to cancel without issue and was able to book elsewhere. This is a very nice hotel that is totally accessible. They could add a recycling bin in the rooms. I would recommend.

Horrible Experience! Stay anywhere else
Horrible experience. When we arrived at this hotel, we were greeted by the night manager who took our bags and "checked us in". We said we're going to go to dinner and have a drink and return. We came back at the hotel at 2300, to be informed that our rooms were "no longer available" due to a renovation. At midnight? I wish they would have just said that they double-booked and gave our rooms to travelers who arrived later. We were transferred to their "sister hotel", which was an absolutely disgusting place. Not much better than a hostel. Unless we get a significant refund, which we asked for at the hotel and were told it is not possible, then this same review will remain in place on all booking forums possible. People need to know what crooks they guys are and for the rates we paid $300USD per night, I feel robbed.

The picture of the property must have been taken a while ago because the property looks run down. They were doing some construction but the stairs were dirty and it just didn't look clean. The only thing nice I have to say is that the woman who serves breakfast is a delight.

Convenient and historic
Quaint old hospital building converted to a hotel. The main entrance isn’t on the front of the building which disorienting but easily overcome. My room was great, but my brother’s had a giant (no really, it was huge, and actually jumped at him when he opened the closet door!) spider, which the front desk was less than apologetic for, which surprised us. The breakfast was very good and the service was prompt and attentive. Can service was very good and the front desk was quite helpful arranging it. The elevator was laughably slow but got the job done.

nice hotel is a quiet area within walking distance to most attractions staff was friendly and helpful we had nice room with comfy large bed and a good clean bath (although I wish it was a shower instead) we even had a small electric fan which was great as we had few really hot days so it really helped at night it is a little overpriced for what it offers but i believe it is due to high tourist season

Lovely, older and smaller hotel and the staff was exceptionally pleasant and helpful. Only issue giving it a four rating was a serious problem with water pressure on the top (4th) floor we were on making it almost impossible to take showers. This is probably due to the age of the pipes, etc. and they are aware of the problem.
