Friendly, helpful and accommodating staff, but the hotel is in desperate need of some TLC, and the cleanliness in the non obvious places is non existent. Mattresses need changing and kids bed is a uncomfortable. It's a shame as it is a lovely property, just needs a bit of investment.

How this is rated as a VIP property I am not sure. The place was very run down, the room small and not well designed, ie couldn’t get the suitcase to open part of the room without lifting it over the bed. Parking was a nightmare to get in and out of. Breakfast was good but sleeping impossible without earplugs since the floors creek and you can hear everything through the walls. The price was very cheap but so were nicer places in the area. Oh and the elevator didn’t work. I illiminated other choices due to no elevator.staff were wonderful, helped carry bags up and downstairs and location great for sightseeing

The staff were very friendly and accommodating. For the price we paid, the services provided exceeded our expectations. The location was really good with everything in walkable distance. Overall, a very pleasant stay.

Nice hotel with a 15min walk to all local amenities. Exactly what we were looking for with a very homely feel to the hotel. Breakfast was also amazing and and all food was freshly made to order.

I’ve stayed here before the property is wonderful so close to everything lovely little walk into city centre. Staff were incredible and attentive as always, tripping over them selves to make sure our stay was special.

The booking part was easy, however there wasn’t any wording that parking wasn’t free. The parking experience was terrible as there were no instructions on how to get out of the garage to get back to the hotel. All the doors in the garage are locked. I had to wander all over to find a door that should have been locked but was conveniently ajar to escape. My room door was wide open when I arrived and the floors were filthy. There was dirt all over the bathroom floor and the carpet didn’t look vacuumed. Breakfast was disorganized, staff arriving late, not all food was available, there wasn’t a menu on the table so it was assumed they were not serving hot food, just continental. The hot food that I did order was pathetic. A bacon sandwich had 1 thinly sliced piece on 2 huge pieces of toast. The location wasn’t bad, just a quick walk to the town. The staff were friendly. I don’t think the things I have mentioned would be too difficult to rectify and could make the place more enjoyable for guests. Especially the parking instructions! Please please add how to get out of the garage to your paper.

Disappointing and over-priced. We booked this due to its high review scores. Sadly, it didn’t meet those expectations. The good things: The large majority of staff were lovely and helpful (the waiter serving breakfast, however, was very grumpy and abrupt - perhaps not a morning person but it might have been nice if he’d cracked even the tiniest of smiles). There’s onsite parking though this is limited and accessing it is a bit of a hassle. It’s at the back of the hotel and there’s a bit of a complex process to go through involving an automatic gate and further coded barrier. The room was not overly warm, which is often the case in other hotels. The shower was quite good though cheap shampoo/shower gel. ———————————————— Things that need to be done better: The internet was not high speed and fast as advertised. It frequently dropped out. The hot breakfast is poor. Sausage x 1 is of the cheap variety; the bread for toast was stale around the edges. The food was tepid as the plate it was served on was cold. Orange juice was of concentrated variety. The pastries were okay. Mattress was very soft and you could feel the springs. Windows didn’t lock securely (though we were on a higher floor so it was okay). Bedlinen, carpets, fixture and fittings were of poor quality. Tetley builders teabags provided. No other kind. Averagely clean. Very little shelf space in bathroom. The room was shabby and faded around the edges.

Dirty bedding. Very uncomfortable beds. Not enough pillows even though we paid for a family room. Had to wait over and hour for breakfast for 2 out of the 3 days we stayed. Would not stay here again.

Brooks honesty bar
Location 10 mins walk from Haymarket. Honesty bar brilliant idea and seating area really relaxing. Full cooked breafast lovely. Really good value .Will definitely be back.

Centrally located and easy access to bus transport to the core. Rooms were clean, linens were good quality. Staff were friendly and helpful. Convenient underground parking, except for birds that left droppings on cars (close your sunroof!)

Room was at the back of the property and was quiet but you do have noise from other bathrooms. You get what you pay for, and Brooks is on the cheaper end. On the plus side the eggs benerdict was really tasty.

Great location in easy walking distance to the Castle and Old Town. Staff were brilliant and even provided a phone charger. Room was sizeable, quiet and with a great bed. Breakfast was good and made to order. Would definitely return 👍

This hotel was decent enough and the location was great… walking distance to old town and hay market. The streets in the area were full of choice places to eat and shop. My hotel came with full breakfast, it was decent but not much value for the cost. The hotel was clean.

The good: location OK to get to central Edinburgh, staff friendly. The bad: So tired, from the battered paintwork, threadbare and split carpets, worn furniture to the thin, worn out towels and the mattress which was thin in the first place and has lost al it’s springiness. This was once a nice hotel from the photos in the website but the area has gone downhill and so has it. Desperately in need of refurbishment

The staff was super friendly! I had an issues with breaking the key off in the lock of my luggage and they went above and beyond to help me fix it. The hotel was very nice and hidden and walkable distance to most city center without being busy

This hotel is old but I knew that and have stayed in others like this. The room was a double but really only a 1 person, 1 suitcase room. However I look for clean, crisp sheets, clean bathroom and hot water. It did not disappoint in those areas. The double bed room was tiny!!

If you are looking for any sense of safety and comfort while traveling to an amazing city, this property is not for you. After paying a substantial price for what seemed like a historic hotel in a central location, I arrived to find a dimly lit/narrow hallway layout with cupboard-sized rooms. I then found out that the toilet was not working and the wifi was spotty at best. There is no AC and the rooms feel old, dirty, and cramped. If this is the last hotel available, I still do not recommend booking at anything over your bare minimum.
